Why this project is worth a look
Real homes, not renderings
Delivery in August 2023 is reported by the developer, and individual properties are being marketed for guest stays. An inspection can therefore address the finished building, its upkeep and actual access rather than relying on future specifications.
About the project
BB Complex 2 is a finished residential compound in Batu Bolong, one of Canggu’s busier coastal neighbourhoods. The name is easy to misread: “Allex Villas (Complex 2)” is how it appears in some property directories, whereas the developer calls it BB Complex 2 and holiday accommodation sites use Alex Villas Complex N2. These names describe the same group of homes, not separate construction phases. Alex Villas Group says the site contains 17 residences across 1,801 square metres of land and was delivered in August 2023. Live guest listings offer a further, practical sign that at least part of the compound is functioning as holiday accommodation rather than remaining an unoccupied marketing project.

The mix is more interesting than the word “villas” suggests. Twelve of the residences are small, one-bedroom townhouses. Four are two-bedroom villas, and only one is a three-bedroom villa. The proportions matter: a buyer comparing a compact townhouse against the detached-villa format is not merely choosing an extra room. They are also choosing a different pattern of privacy, outdoor maintenance, guest expectations and likely operating costs. Marketing material for the development is shared, but the practical experience of living in a two-level townhouse is not the same as staying in a multi-level villa with a private pool.
For a precise location, follow the accommodation address rather than the Alex Villas sales-office contact details. The property is listed on Gang HBD, off Jalan Pantai Batu Bolong near number 70, in Canggu, North Kuta, Badung. That places it in the Batu Bolong area instead of the separate Berawa or Pererenan developments also associated with the same group. It is a helpful starting point for an inspection, not proof of where a specific unit faces. Check the entrance, the access lane, parking arrangements and the outlook from the home you might buy; those details can influence day-to-day satisfaction far more than a broad Canggu postcode.
A townhouse that is currently offered to guests illustrates the smaller layout. Its living and dining areas and kitchen sit on the lower level, with the bedroom and bathroom upstairs. The advertised unit is furnished for short stays and guests have access to a communal swimming pool. That does not mean every townhouse has its own pool, or that the furnishings and household equipment are included in a later sale. The floor separation could suit a couple who value distinct living and sleeping areas, but it is less friendly to anyone who wants to avoid stairs or carry luggage up and down regularly.
The villa layouts target a different type of stay. A two-bedroom unit advertised in the complex has a pool beside the living spaces, bedrooms upstairs and a rooftop area that can be used as an additional lounge. Another live listing describes a three-bedroom villa, including three bathrooms and private outdoor space. These are descriptions of identifiable rental homes rather than a universal specification for every villa in the group. A prospective purchaser should match photographs, floor plans, lot identification and the sale agreement to the exact property being transferred; a third-party booking label is not a substitute for a technical inventory.
One advantage of a completed compound is that its upkeep can be inspected. There are guest reviews, published housekeeping arrangements and evidence of staff-supported check-in. That is a much stronger basis for asking sensible questions than a brochure of projected guest experiences. It is not the same as evidence of investment performance. A rental calendar may show whether a property is bookable, but without statements showing actual receipts, cancellations, cleaning charges, platform commissions, service bills and owner payouts it cannot establish the money a purchaser would receive after taking over the lease.
Buyers should pay close attention to the developer’s unusually explicit lease end date. The official listing says leasehold until May 2047. A separate property-directory entry mentions a 25-year lease, which may describe the original contractual length rather than what remains in 2026; it should not be used as a fresh 25-year promise. A resale buyer needs the signed documents for the particular home: when its term begins and ends, whether its rights can be assigned without further consent, what fees apply, and whether an extension is a binding option or merely something that can be discussed later. None of that follows conclusively from the project webpage.
The Indonesian legal distinction matters. Contractual lease rights are not direct ownership of land under Hak Milik, and this complex’s underlying land certificate has not been inspected. Indonesian rules also recognise other rights, such as Hak Pakai and Hak Guna Bangunan, but it would be wrong to select one of those for this site without seeing documentary evidence. Foreign purchasers have different eligibility and transaction considerations depending on the underlying right and the contracting structure. A clear written chain from the land-right holder to the current seller, and from that seller to the incoming buyer, should come before any assumption about security of tenure.
Alex Villas Group identifies itself with the development and names Alex Villas Management as the manager. Those brand names help identify the scheme but tell us little about the registered legal entities that might sign a resale assignment, collect payments or owe duties to a property owner. The contract for the home, the land right, the rental management contract and the recipient of a buyer’s funds may involve different parties. Such arrangements are not automatically problematic, yet their relationship needs to be evidenced through signed paperwork rather than inferred from a common logo.
The website’s original pricing should not be mistaken for an October 2026 valuation. It gives initial figures of USD 149,900 for a one-bedroom townhouse, USD 349,000 for a two-bedroom villa and USD 385,000 for the three-bedroom villa. The developer also reports that the original development sold out, while parts of the page describe townhouses as available for resale. Both statements can make sense if the first refers to launch sales and the second to later owner transactions. Neither establishes a live unit-specific asking price, who owns the unit today, or what is included in a resale package. A purchaser needs an identifiable offer, not a historic marketing price.
Area figures deserve similar care. The project page says 74 square metres for the townhouse type, 174 for two-bedroom villas and 193 for the larger villa. It calls those measurements “space,” without clarifying whether terraces, stairs, a roof deck or land are included. Accommodation listings can use different measurement conventions, so apparently larger or smaller figures are not necessarily proof that one party has made an error. The overall site area of 1,801 square metres is a compound-wide figure, not a private land entitlement to be divided mechanically among owners. For meaningful comparisons, request a measured plan and a definition of the area being sold.
There is also a difference between the published amenities list and services a resident can count on using. The developer promotes a pool, security, parking, private pools, gym, spa, cinema and restaurant. A communal pool and guest operations are supported by active accommodation listings, and some individual villas clearly advertise private pools. The availability, condition, operating hours and ownership access terms of the gym, spa, cinema and restaurant are less clear from the material available. It is better to view them as unverified elements of the advertised concept until an inspection and the relevant community rules show what exists and what is included.
Batu Bolong attracts visitors who want eateries, activities and places to go nearby. It can also mean more traffic and more late-day noise than a quieter part of the island. The best fit therefore depends on the buyer’s purpose. A holiday-rental guest may enjoy the lively setting for a week; a long-term resident might experience that same activity differently. Pay attention to the unit’s position within the compound, the amount of natural light, neighbouring construction, ventilation and the ease of reaching the entrance. A claim that a popular beach is walkable says little about those matters.
With a property that has already been used for several years, workmanship is part of the purchase decision. Public reviews include both appreciative descriptions and individual complaints about dampness and finishing. Neither kind of comment gives a reliable building-wide verdict. It does give a reason to commission a focused inspection of the specific property, including moisture, roof waterproofing, plumbing pressure, air-conditioning, pool equipment and any repairs already carried out. The record of defects, maintenance spending and periodic refurbishment may turn out to be more important to a buyer than the quality of the original launch photographs.
Finally, an operating rental business is a bundle of agreements, not just a furnished building. A buyer who intends to rent the home should learn who controls booking calendars and guest pricing, how costs are allocated, what owner stays are permitted and how the management arrangement can be terminated. A buyer who mainly wants to live there still needs to know whether an existing guest contract interferes with occupancy and which common-area expenses continue year round. For either purpose, BB Complex 2 offers the useful starting point of a real, identifiable property — but its resale value and suitability cannot be determined without the unit-level lease, financial records and legally binding transaction terms.
Unit types & sizes
Twelve homes in this format. A live listing for one townhouse shows the kitchen and living area on the ground floor, with the bedroom and bathroom upstairs. Access to a communal pool is documented; a private pool should not be assumed for every townhouse.
Get floor plans and current pricesFour villas. One operating rental listing describes a private pool, a kitchen and lounge below, bedrooms above and a rooftop level. The advertised arrangement is useful context, but the floor plan and inventory of the unit being sold still matter.
Get floor plans and current pricesOnly one home in this category belongs to the project. Its rental presentation features three bedrooms, a private pool and upper-level outdoor space. That does not establish resale availability or the terms attached to this particular villa.

Best for: Buyers who prefer an existing home they can inspect rather than a building-stage promise, while remaining prepared to check ownership and transfer documents in full.; People looking at managed holiday rentals in a busy Canggu neighbourhood who are willing to examine the revenue and expense records of the specific home, not a projected development-wide return.; Couples comfortable with a split-level one-bedroom townhouse, or families seeking a larger villa with its own pool and more separation between social and sleeping areas.; Purchasers who understand that a lease ending in May 2047 is time-limited and who can evaluate what the actual assignment and extension clauses mean for an eventual exit.; Anyone requiring perpetual direct land ownership in their own name: the marketed arrangement is a time-limited contractual lease, not proven freehold title.; Investors needing audited net returns, guaranteed occupancy or assured liquidity before purchasing: none of those outcomes is established for individual units.; Buyers who need a step-free layout, a quiet suburban environment or a private pool with every home. Those features cannot be assumed throughout the complex.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The developer states a May 2047 lease expiry, while some third-party profiles refer to an original 25-year term. The unit-level lease, underlying land title, assignment rights, actual expiry and any enforceable renewal option have not been examined. The USD 149,900–385,000 figures are original prices, not verified current resale asking prices. No identified sale listings, management contract, expense statements or owner-level net rental results were available for confirmation. No project-specific land certificate, PBG building approval, SLF occupancy fitness document or zoning approval was reviewed. A documentary site boundary and reliable parcel-level map coordinates were also not established.
