Why this project is worth a look
A genuinely central base
The project's strongest case is geographic rather than promotional. Phetchaburi Road puts it between Ratchathewi, Pratunam and Siam, with BTS access and major retail within a walkable central-Bangkok catchment. For someone who works, studies or spends a lot of time in the core, that can remove a large amount of car dependence. The same setting also brings traffic, noise and dense surrounding development, so floor, orientation and actual window exposure should be part of the apartment selection rather than an afterthought.
Amenities with real utility
The top-floor programme is more than a token pool and gym. Swimming, fitness, boxing, yoga, co-working, cinema, golf simulation, BBQ and basketball are spread across several upper levels, with a separate sky garden lower down. That can meaningfully expand the usable lifestyle of a 30–60 sqm apartment. The sensible due-diligence question is not whether these facilities appeared in the launch brochure, but how well they are maintained now and what residents pay to keep them operating.
Clear layout choices
The developer's room schedule makes the trade-offs easy to see. There is a compact one-bedroom, a smaller two-bedroom with one bathroom, a larger two-bedroom with two bathrooms, then much larger three-bedroom and penthouse options. The one-bath versus two-bath split is especially important for real-life use and should not be lost when portals compress everything into a generic '2 bedroom' filter. Registered area and the specific floor plan should be checked for every resale unit.
Completed, not promised
Completion in 2022 means buyers can evaluate the asset that actually exists. Common areas, lift waiting times, management, wear and tear, unit condition and neighbourhood noise can all be inspected before purchase. Completion does not remove legal or financial due diligence—seller title, outstanding common charges and foreign-quota availability still matter—but it replaces construction risk with observable operating history.
Wide asking-price spread
The current market is not represented by one clean 'starting price'. A THB 5.6M one-bedroom appeared on PropertyHub in September, while fresh DDproperty one-bedroom asks on October 7 started around THB 7.9M and moved materially higher. The gap is a signal to investigate, not an invitation to average the numbers. View, floor, fit-out, furniture, urgency and legal position can all affect an individual asking price.
About the project
WISH Signature II Midtown Siam is the second Siamnuwat high-rise in this small Phetchaburi/Siam cluster, and it should not be confused with the neighbouring WISH Signature Midtown Siam. The names are almost identical and the buildings sit close together, but they are separate projects. The second tower has 333 residential units in one building. Siamnuwat's sales kit describes 40 floors plus a rooftop level, while a Bangkok Metropolitan Administration urban-planning study independently records 333 units, 40 floors, one building and completion in 2565 BE, or 2022. That matters because this is no longer a construction-stage proposition. A buyer can inspect the actual apartment, common areas, lifts and management environment before committing, rather than relying on a rendering or a promised handover date.
The location is central and intensely urban. The building is on Phetchaburi Road by Soi Phetchaburi 20 in Ratchathewi, between the Siam shopping district, Pratunam and Ratchathewi BTS. Current sources place the BTS walk at roughly 400–540 metres, depending on the route and measuring point. Phaya Thai, with the Airport Rail Link, is also within walking range but farther away. Siamnuwat continues to show a future Pratunam Orange Line station in its project material; that may eventually improve the transit story, but it is not an operating station today and should not be valued as one. The practical appeal is already clear without it: residents can reach major shopping, employment and transport nodes without needing a car for every trip.

The building is large enough to support a substantial amenity programme without becoming a mega-project. The developer kit lists three passenger lifts, a 3-metre ceiling specification and parking for 202 cars, equivalent to roughly 60% of the 333 units. That parking ratio is a real constraint for car-dependent households and should be checked against the current juristic-person rules, because a purchase does not automatically imply one dedicated bay. For residents who mostly use BTS, taxis or walking, the trade-off is easier to accept. Inside the apartments, the ceiling height and extensive glazing are more meaningful than the marketing language around them: in 30–35 sqm one-bedroom units, vertical volume, natural light and outlook can materially affect how the space feels.
The strongest building-level feature is the amenity stack at the top. The sales kit puts the infinity-edge pool, jacuzzi and kids' pool on the 38th floor; fitness and boxing facilities on the 39th; yoga, lounge, co-working, mini theatre and golf simulator on the 40th; and BBQ plus basketball on the rooftop. A separate sky garden sits on the 9th floor. For an owner of a compact unit, this can be genuinely useful because work, exercise and social space do not all have to fit inside the apartment. PropertyHub currently lists the common fee at THB 80 per sqm per month, but that rate should still be confirmed with the condominium juristic person before purchase. A building with this much equipment has more to maintain than a simple condo, so present condition and operating costs deserve as much attention as the launch brochure.
The unit mix is straightforward but spans very different buyer profiles. One-bedroom layouts run from 30.00 to 34.94 sqm. Two-bedroom units are split into 46.66–47.34 sqm with one bathroom and 58.52–58.84 sqm with two bathrooms. The standard three-bedroom is 96.75 sqm, while the three-bedroom penthouse is 241.31 sqm. That separation is useful when comparing resale listings, because portals often round the same design to 35, 48, 58 or 60 sqm. A 47 sqm two-bedroom can be an efficient central-city home, but one bathroom is a meaningful compromise for some households. The 58–59 sqm version is more balanced for longer-term occupation. The 96.75 sqm and penthouse units should be benchmarked against other large central-Bangkok apartments rather than against the tower's compact stock.
The project's present price picture has to be read from current developer marketing and resale offers rather than from one clean launch price list. PropertyHub showed a 35 sqm one-bedroom asking THB 5.6M in September 2026. Fresh DDproperty listings on October 7, 2026 were starting closer to THB 7.9M for a 35 sqm one-bedroom, with many offers higher again. Siamnuwat's current site still carries a 'from THB 5.99M' message, but the same page associates that figure with a promotion dated April 16–30, 2026. For that reason, THB 5.6M is used here only as a lower resale-market anchor, not as a promise that a comparable unit is available at that price today. Floor, view, fit-out, furniture, seller motivation and ownership terms can easily explain part of the spread.
The project is a registered condominium and resale portals commonly describe units as freehold. A foreign buyer still needs a unit-specific check. Thai condominium rules cap foreign ownership at 49% of the total unit area in the building, and the condominium juristic person must confirm the available foreign quota for the apartment being transferred. Two similar units in the same building can therefore differ in more than price and condition: seller status, title documentation and foreign-quota availability can change how the transaction can be registered. That check should come before a meaningful deposit or transfer of funds, not after a buyer has already assumed that a portal's tenure label applies automatically.
For owner-occupiers, the project makes the most sense when central-Bangkok convenience is the priority. Siam, Pratunam and Ratchathewi are close, the BTS is walkable and the building offers far more shared space than a basic high-rise. The compromises are equally visible: Phetchaburi is busy, the surrounding area is dense, parking is not one-to-one and the cheapest current asking price is not a reliable description of the whole market. Investors do have visible resale and rental supply to study, which is more useful than a theoretical forecast, but listing activity is not the same thing as fast liquidity or a guaranteed yield. The decision still needs to be made at unit level, using the actual purchase price, achievable rent, recurring costs, title position and condition.
Ownership format
Condominium units can be held freehold, but a foreign buyer can register ownership only within the 49% foreign quota for the building. The condominium juristic person should confirm quota availability for the specific unit at transfer.
Unit types & sizes
The core city format for one person or a couple. At roughly 30–35 sqm, the layout matters as much as the headline area: storage, glazing, orientation and furniture can change how usable the room feels. Current listings often round units to 34 or 35 sqm, so the registered area and the actual unit plan should be checked rather than inferred from portal labels.
A space-efficient way to get two separate bedrooms, with one obvious trade-off: there is only one bathroom. It can work well for a couple needing a study or for a small family, but it is less comfortable for two unrelated adults or households that regularly host guests.
The most balanced family-sized format in the building: two bedrooms and two bathrooms at about 59 sqm. Units of this size appear regularly in both sale and rental listings. When comparing two seemingly similar offers, floor, outlook, fit-out condition and included furniture can matter more than a small difference in headline area.
A much larger family layout that sits in a different market from the 30–60 sqm units. At nearly 97 sqm, the relevant comparison is not another small apartment in the same tower but competing larger homes around Ratchathewi and Siam. Public project material does not show the number of units by layout, so availability needs to be checked against the current market.
The outlier in the project: a 241.31 sqm three-bedroom penthouse. It belongs to a different budget and ownership-cost bracket from the standard apartments, so it should be evaluated against other large central-Bangkok residences rather than against the tower’s smaller units. Any available penthouse needs unit-specific document and condition checks.
Unit ranges and layout categories come from the project sales kit. Resale portals often round floor area and simplify layout labels, so the registered area and the actual unit plan should be checked for the specific apartment. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The building sits on Phetchaburi Road by Soi Phetchaburi 20 in Thanon Phetchaburi, Ratchathewi, placing it between Ratchathewi, Pratunam and the Siam retail core rather than in a quieter residential suburb.
- Ratchathewi BTS is quoted at roughly 400–540 metres across current sources. The difference is mostly about route and measuring point, so the useful test is the actual walk from the lobby rather than a marketing travel time.
- Siam Paragon, Siam Center, CentralWorld and Platinum Fashion Mall are all part of the immediate central-city catchment. Walking convenience is real, but crossings and heat still matter in Bangkok, so a map distance should not be treated as a guaranteed door-to-door time.
- Phaya Thai, with the Airport Rail Link, is roughly 850–870 metres away in current listing material. It is not next door, but it gives residents a second useful rail connection beyond Ratchathewi BTS.
- The developer still highlights a future Pratunam station on the Orange Line. That may improve the location later, but it should not be counted as an operating transport advantage when judging the property today.

Price & purchase terms
- Current price: From THB 5.6M in a PropertyHub listing refreshed on 24 Sep 2026. This is a lower anchor from one resale offer; on DDproperty, fresh one-bedroom asks on 7 Oct 2026 started at roughly THB 7.9M. Availability, condition, furniture, floor, outlook and transaction terms need to be confirmed for the specific unit.
- Completed: 2022
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers who specifically want central Bangkok and expect to use Siam, Pratunam, Ratchathewi or Phaya Thai frequently. The location works because of urban density and connectivity, not because it offers a quiet resort-style setting.; Owner-occupiers comfortable with a compact private apartment in exchange for a stronger amenity package. The pool, fitness, work and social spaces make 30–35 sqm more workable than the same floor area in a basic building with little shared space.; Couples or small families looking at the 47–59 sqm two-bedroom formats. The one-bath and two-bath layouts should be treated as materially different products; for everyday living, that distinction can matter more than a few square metres.; Foreign buyers prepared to verify the foreign ownership quota for the exact unit. A portal label saying 'freehold' is useful context, but the building juristic person still needs to confirm that the specific apartment can be registered to a foreign buyer at transfer.; Investors who prefer an already completed building with visible resale and rental activity rather than a construction-stage promise. The project offers market evidence to analyse, but neither listing volume nor asking rent is proof of liquidity or a guaranteed return.; may not suit: Anyone seeking a low-rise, green or resort-like neighbourhood. Phetchaburi and Pratunam are busy central-Bangkok districts with traffic, hotels, retail and street activity.; Car-dependent buyers who require a dedicated parking space for every unit. The developer sales kit lists parking at about 60% of the unit count, so actual parking rights and allocation rules need to be checked with the condominium juristic person.; Buyers who want to make the decision from the cheapest portal listing alone. Current asking prices are widely dispersed, and a low number may reflect floor, outlook, condition, furnishings, seller urgency or ownership terms.; Anyone treating the future Pratunam Orange Line station as if it were already operational, or assuming it guarantees capital appreciation. Future infrastructure can improve convenience, but completion timing and price impact are not contractual outcomes..
What we confirm before booking

- which units are free, and on which floors
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the selected unit’s contractual handover date in the SPA — the published date is only a reference
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Older third-party databases conflict on technical details, showing 41 floors, 197 parking spaces or a 2020 completion date. The main record follows stronger evidence: the developer sales kit and Bangkok municipal study support 40 floors plus rooftop and 2022 completion; the developer kit lists 202 car spaces.
- The street number is inconsistent across map and portal sources: DDproperty uses 588 Phetchaburi Road while Waze uses 568. The main address therefore anchors the building to Phetchaburi Road at Soi Phetchaburi 20 without choosing a disputed number; transaction documents should use the address shown in the title and juristic-person records.
- A stable current developer price could not be confirmed. Siamnuwat still displays a 'from THB 5.99M' message, but the same site ties that figure to an April 16–30, 2026 promotion. The THB 5.6M project starting point in this record is one PropertyHub resale listing, while fresh DDproperty asking prices on October 7 started around THB 7.9M.
