Because there is only one tower and no separate phases, the project is relatively simple to identify and compare; there is no later phase with a different completion year or a second residential block that needs to be separated from the original scheme. The building is nevertheless large enough that vertical circulation and parking matter. Current project data lists two passenger lifts plus one service lift and a parking ratio of about 60% of units. Buyers who depend on a car should treat the parking arrangement of the specific unit as a transaction item rather than assuming every apartment carries an identical entitlement.
The core unit mix is studio, one-bedroom and two-bedroom. Two major project profiles agree on headline size bands of 30–35 sqm for studios, 50–57 sqm for one-beds and 68–80 sqm for two-beds. Resale listings show that real-world classification does not always fit those bands perfectly: one-bedroom units around 47.7 sqm are currently advertised, and two-bedroom listings can appear around 67–75 sqm. That is not unusual in an established resale building, but it makes the title deed and registered area more important than the marketing label attached to a listing.
As of early October 2026, Noble Refine has an active secondary market with substantial sale and rental inventory across several portals. The lowest directly verified asking price found in this pass is THB 5.9M for a 33.49 sqm studio listed in September 2026; another actively refreshed studio at 32 sqm is asking THB 6.293M. One-bedroom asking prices visible in the current market start around THB 7.5M, while a two-bedroom listing around 68.85 sqm is advertised at THB 10.69M. These are market anchors, not a project price list: floor, outlook, renovation quality, furnishings, quota status and seller motivation can materially separate two otherwise similar units.
The amenity package is residential and relatively conventional rather than resort-led. Current project information places the communal pool, gym and meeting/co-working area on the seventh floor, with steam and sauna facilities, a garden, lobby, children's space, security, CCTV and key-card access also listed. The common-area fee is currently published at THB 50 per sqm per month. For a 2012 building, however, the more useful question is not whether a brochure once promised a gym or pool; it is how those facilities are maintained today and what the condominium juristic person's current accounts, reserve position and maintenance history look like.
Foreign ownership must be checked at unit level. The project is described as freehold tenure, but Thai condominium law limits aggregate foreign freehold ownership to 49% of the building's condominium floor area. Current Noble Refine listings illustrate the distinction directly: some units are tagged as Thai quota while at least one two-bedroom listing is shown as foreign quota. A foreign buyer therefore should not assume that every resale unit in a freehold condominium can automatically be transferred into foreign freehold. The juristic person's quota certificate and the transfer documentation for the chosen unit are decisive.
On the resale market, the asking price is only one component of the transaction. Before a material payment, the buyer should reconcile the title deed with the seller's identity or corporate authority, obtain the condominium juristic person's debt-clearance documentation and confirm foreign-quota eligibility where relevant. It is also worth fixing the handover inventory in writing: built-in furniture, loose furniture, appliances and air-conditioning equipment may be included in one sale and excluded from another. This matters more in an established building because renovation histories diverge. A higher-priced apartment with recently renewed systems can require less immediate capital than a cheaper unit with ageing equipment. The point is not to assume one listing is better, but to compare total acquisition and post-handover cost rather than the headline price alone.
Noble Refine is most compelling when the buyer values walkable access to Phrom Phong and prefers to assess a finished property with a visible resale record. You can inspect the lobby, lifts, pool, corridor condition, noise exposure, actual views and the interior before committing. The trade-off is that age creates more variation between units. A renovated apartment and an untouched apartment in the same stack may have very different post-purchase costs. Comparing asking price per square metre is useful, but it should sit beside inspection of air-conditioning, plumbing, windows, moisture, built-ins, renovation history and the condominium's financial and maintenance records.
Ownership format
The project is marketed as freehold tenure. A foreign buyer can register freehold only if the selected unit can be transferred within the statutory 49% foreign ownership quota by condominium floor area; the quota status of the actual unit must be confirmed before transfer. Leasehold may be offered where foreign freehold is unavailable.
Unit types & sizes
Studios currently form the lowest entry point into the project. A 33.49 sqm unit was listed at THB 5.9M in September 2026, while an actively refreshed 32 sqm studio was asking THB 6.293M around the start of October. Because resale portals do not always classify layouts consistently, the actual floor plan matters more than the listing label.
One-bedrooms are the core resale format and generally provide a separate bedroom with substantially more living space than the studio layouts. Current listings show a broad price spread, with examples around 52 sqm starting near THB 7.5M and higher-floor or upgraded units asking more. Fit-out quality and outlook can matter as much as a few extra square metres.
Two-bedroom apartments are positioned for buyers who need a genuinely separate second room rather than the lowest purchase price. A current listing around 68.85 sqm is marketed at THB 10.69M, with several 68–72 sqm units asking more. Foreign buyers should pay particular attention to quota status because current inventory includes units marketed under different quota categories.
