New Petchburi Road puts the building within the Makkasan–Phetchaburi transport corridor and close to Asoke and Rama 9. Rail and road access are useful for daily movement across central Bangkok. The same location is traffic-heavy, making orientation and glazing important parts of the apartment choice.

Facilities with real range

The amenity programme goes beyond a basic pool and gym, with a rooftop terrace, jogging track, private theatre and a broader set of wellness, work and social spaces documented by current project profiles. In a mature building, the deciding factor is how well those facilities are maintained today.

Deep resale comparables

A large pool of active listings makes it easier to compare price premiums for floor, view, fit-out and foreign-quota status within the same address. That transparency helps buyers negotiate, although it also means future landlords and sellers face direct competition from other units in the building.

About the project

Circle Living Prototype is an established high-rise condominium by Fragrant Property on New Petchburi Road in Makkasan, positioned between the Asoke–Phetchaburi corridor and the Rama 9 business district. It is no longer a launch-stage proposition. A 2026 buyer is choosing a specific resale unit in an operating building, which shifts the due-diligence burden from construction promises to the apartment itself. The upside is visibility: you can visit at different times, walk the route to rail stations, test lift traffic, inspect common areas, listen for road noise and see the actual outlook from the floor you are considering. The trade-off is unit-level complexity — title, foreign-quota eligibility, outstanding juristic-person fees, tenancy, renovation history, mechanical condition and seller documentation all matter before transfer.

The naming needs a little care. Thai property databases sometimes use Circle 2 or Circle Living Prototype 2 for this same building. Circle Condominium, often referred to as Circle 1, is a separate Fragrant Property development across the road and should not be merged into the dossier. The official Fragrant Property page identifies Circle Living Prototype as one residential tower on New Petchburi Road with 53 floors. Keeping those two Circle projects separate is important because they have different building configurations, age profiles and resale comparables.

Unit count is the clearest source conflict. Fragrant Property currently states 466 units, and that figure also appears in several Thai project references. FazWaz, Dot Property, DDproperty and PropertyHub commonly show 477. The registry entry therefore uses 466 as the developer-published figure and preserves the discrepancy rather than averaging it away. For an individual purchase, the exact count does not determine whether a deal is safe, but the inconsistency is still useful evidence that platform data should not be treated as authoritative for legal or operational details.

The tower was conceived around an efficient vertical form with cantilevered sections intended to open up wide city views without columns interrupting some layouts. Fragrant Property also describes movable walls and multi-purpose furniture as part of the original design approach. That history helps explain the variety of unit configurations in the building, but it should not be mistaken for the condition of a resale apartment today. Owners have had more than a decade to renovate, reconfigure or combine spaces. The practical review is therefore architectural as well as cosmetic: compare the registered plan with what is physically built, understand which walls can move and which cannot, and check how much natural light, storage and usable wall length the specific unit actually has.

Amenities are broader than the typical pool-and-gym package. The developer itself lists an infinity pool with an underwater sound system, a rooftop terrace, jogging track and private theatre. FazWaz's current project profile adds a clubhouse, children's room, spa, sauna, onsen, co-working and meeting areas, party space, library, lounge, landscaped areas, parking, backup generators, reception, security, CCTV and key-card access. For an owner-occupier, that breadth can be genuinely valuable. In a mature condominium, however, the condition and management of those facilities matters more than the original brochure. A viewing should include the common areas, not just the apartment: equipment maintenance, ventilation, crowding, access rules and general upkeep tell you more than a facilities checklist.

Location is one of the building's strongest functional arguments. Fragrant Property places it directly on New Petchburi Road at the Makkasan intersection, while major listing platforms generally put Phetchaburi MRT at roughly 850–990 metres. Makkasan Airport Rail Link is also within the wider walkable catchment, and Asoke, Nana and Rama 9 are all close in city terms. Drivers have access to major roads and nearby expressway connections. The compromise is intensity. New Petchburi Road carries heavy traffic, so orientation, glazing, floor level and the exact position of the unit can materially change noise and day-to-day comfort. A road-facing apartment and a more sheltered one should not be valued as if they were interchangeable.

The developer confirms five broad residential categories: one-bedroom, two-bedroom, three-bedroom, penthouse and villa. Detailed size bands are less consistently published by primary sources, so they need to be treated as secondary-market evidence. A current DDproperty listing reproduces a project mix of about 45.56–66.17 sqm for one-bedroom units, 76.04–94.85 sqm for two bedrooms, 124.58–134.98 sqm for three bedrooms and 234–304.5 sqm for penthouses. Live listings also show how much resale alterations can blur those labels: roughly 135 sqm apartments may be marketed as one-bedroom homes, while a rare 'Villa Zone' residence is advertised at about 444.6 sqm. The registered plan should therefore outrank the portal label.

As of 15 September 2026, the visible entry point is around THB 5 million. PropertyHub shows a recently refreshed listing at that level for a roughly 47 sqm unit, and FazWaz carries the same lower project anchor. Larger one-bedroom units around 57 sqm are generally offered higher, two-bedroom homes around 80–85 sqm sit in a materially different band, and the penthouse or villa-scale stock is effectively its own market. This is why a single project-wide average can mislead. A sensible valuation exercise starts with direct comparables of similar size, floor, outlook and condition, then adjusts for renovation quality, furniture, tenancy and ownership eligibility.

Foreign buyers should treat 'freehold' in a listing as the start of the ownership check, not the conclusion. Thai condominium law limits aggregate foreign ownership to 49% of the total condominium unit area. A building can be a properly registered condominium and a unit can have a clean title while foreign quota is temporarily unavailable for that specific transfer. Current Circle Living Prototype listings include units labelled as foreign quota, which confirms that foreign freehold transactions occur in the building, but quota availability is dynamic. The condominium juristic person should confirm the current foreign proportion before transfer, alongside the seller's title, outstanding common charges and the documents required for registration.

Operating costs are another area where internet profiles disagree. FazWaz and MBK Guarantee cite a common-area fee of about THB 60 per sqm per month and a sinking fund of THB 600 per sqm, while PropertyHub and Lazudi show a common fee closer to THB 40 per sqm per month. In an established building, that difference may reflect older data, later changes or inconsistent platform maintenance rather than a genuine choice of tariff. For a purchase decision, the controlling evidence is the current statement from the condominium juristic person, including the current rate, any arrears attached to the seller, parking rules and any special assessments already approved.

Circle Living Prototype is therefore best understood as a mature central-Bangkok building with distinctive architecture, substantial shared facilities and a deep resale market. Its age is not automatically a weakness: buyers can inspect the real building, compare multiple apartments and ask for actual operating records rather than relying on renderings. The same maturity creates dispersion. Two units with the same headline area can differ sharply in renovation, outlook, noise, legal status and layout integrity. Buying the project name is not enough. The strongest way to approach this building is to shortlist several comparable units and let their documents, condition and pricing determine the final choice.

Ownership format

Individual condominium units can be transferred on a freehold basis. A foreign buyer can register freehold only within the statutory foreign quota, capped at 49% of the aggregate condominium unit area; quota availability for the selected unit must be confirmed by the condominium juristic person before transfer.

The developer includes villas in the project mix, but does not publish a complete original size band on the current site. Resale stock includes a Villa Zone residence of about 444.6 sqm, confirming that very large formats exist without establishing a universal size for the entire category.
