Why this project is worth a look
More room centrally
With one-bedroom layouts starting around 48 sqm and three-bedroom units reaching about 140 sqm, the project offers substantially more internal space than many newer central launches. The buyer is trading some building age for room and location, not simply comparing like-for-like condos.
A real BTS walk
Ratchathewi BTS is roughly 260–300 metres away in the detailed site review, with Phaya Thai around 550 metres. That is close enough for a buyer to test the route personally rather than relying on a broad “near transit” claim.
Tower choice matters
Buildings A and B differ in floor count, unit count and parking configuration. Lift location, resident flow, outlook and the journey from parking to the apartment can therefore differ even when two listings appear similar on paper.
Condition sets value
In a completed 2007 project, renovation quality and maintenance history are part of the asset. Two units with the same floor plan can deserve very different prices once plumbing, bathrooms, windows, air-conditioning, finishes and noise exposure are inspected.
Freehold needs proof
A project-level freehold label is not enough for a foreign purchaser. The selected unit's ownership form and the condominium's available foreign quota need to be confirmed before the transfer route is treated as settled.
About the project
Baan Klang Krung Siam-Pathumwan is an established high-rise condominium on Phetchaburi Road in Ratchathewi. The name is slightly misleading geographically: “Pathumwan” belongs to the project branding, while the building itself sits in Ratchathewi. The clearest tower breakdown found in the research comes from Homenayoo: Building A has 26 floors and 318 units, while Building B has 27 floors and 263 units, giving 581 units in total. Home.co.th also reports 581. Other portals show 580 or even 611, so the project should be treated as a two-tower, 581-unit development for presentation purposes while the registered condominium documents remain the final reference.
This is a mature resale building rather than a developer launch. It was completed in 2007, which means there is no single current developer inventory, universal payment schedule or standard specification across the units now on the market. Asking prices reflect individual owners, renovations, floor, orientation, views and condition. DDproperty search results in late September 2026 showed a 48 sqm one-bedroom listing at THB 5.689M, making that a useful lower-market anchor. It should not be read as a project-wide price promise: the apartment may sell, be withdrawn or differ materially from another unit of the same nominal size.

Space is one of the project's clearest differentiators. PropertyHub lists one-bedroom units at roughly 48–59.5 sqm, two-bedroom homes at 67–98 sqm and three-bedroom layouts at 115.5–140 sqm. Those figures put Baan Klang Krung Siam-Pathumwan in a different category from many recent central Bangkok launches, where buyers often accept smaller internal areas in exchange for a newer building. Here the trade-off is almost the reverse: more usable space in a very central location, but in a building where age, maintenance history and the quality of the individual renovation matter much more.
The location works particularly well for buyers who rely on Bangkok's rail network. A detailed site review measured the walk to BTS Ratchathewi at roughly 260–300 metres and the distance to Phaya Thai at around 550 metres. Siam is one BTS stop from Ratchathewi, so the address gives practical access to the Siam–Ratchathewi–Phaya Thai corridor without requiring a car for every trip. Phetchaburi Road is also a busy urban artery, however. Buyers who are sensitive to traffic noise or pedestrian conditions should judge the actual tower, elevation and orientation rather than relying on a generic “near BTS” description.
The two towers have slightly different internal arrangements. Homenayoo places parking on floors 1–6 in Building A and floors 1–7 in Building B, with three passenger lifts plus one service lift in each tower. Upper-level shared facilities include a swimming pool and sky garden as well as fitness, squash, spa, steam and sauna areas; a library is also described around the lobby/common-space programme. The same review estimated about 500 parking spaces including tandem parking. That number is useful for understanding the scale of the facilities, but a resale buyer should still verify the current parking rules and whether a particular unit carries any specific entitlement.
The developer history is unusually well documented. The company known today as AP (Thailand) PCL originally operated under the Asian Property name and became Asian Property Development PCL before changing its name to AP (Thailand) PCL in 2013. AP's own 2008 shareholder-meeting record names Baan Klang Krung Siam-Pathumwan among the condominiums contributing revenue in 2007. This matters because older listings sometimes look as though they refer to a different developer; in reality, they are using the company's former corporate name.
Foreign ownership has to be checked unit by unit. Thai condominium law allows foreign freehold ownership only while the foreign share remains within 49% of the aggregate unit area of the condominium. DDproperty classifies the project as freehold, but that label alone does not prove that a specific resale unit can be transferred into foreign freehold today. Before paying a meaningful deposit, a foreign buyer should obtain confirmation of the unit's current ownership form and the available foreign quota from the condominium juristic person, then match that information to the title and transfer documentation.
The best way to assess this project is therefore not to ask whether a 2007 condominium is “good” or “old”. The relevant question is whether a particular unit gives the buyer enough space, transport convenience and building quality at a price that compensates for the age and condition of the asset. A well-kept, correctly priced apartment can make sense for an owner-occupier or long-term city buyer. A poorly renovated unit, a noisy orientation or unclear ownership paperwork can erase that advantage quickly. In this building, due diligence on the exact apartment carries more weight than broad project averages.
Ownership format
A foreign buyer can register condominium freehold only while foreign ownership remains within the statutory 49% quota for the relevant condominium. DDproperty labels the project as freehold, but the selected unit's ownership status and current quota availability still need confirmation from the condominium juristic person before transfer. If the quota is full, foreign freehold cannot simply be assumed; any leasehold alternative should be treated as a separate contractual structure and verified on its own terms.
Unit types & sizes
Even the smallest mainstream format starts at roughly 48 sqm. That gives an owner-occupier more usable space than many modern central-Bangkok one-bedrooms, but renovation quality, orientation and the actual outlook can create a large value gap between listings.
The range is wide enough that two two-bedroom units can feel very different in practice. Families and home-office buyers should compare the actual plan, window positions and usability of the second bedroom rather than treating total area as the whole story.
Large three-bedroom homes are one of the project's less common central-Bangkok attributes. Dot Property carried a 119 sqm unit at THB 16.9M in September 2026; that is an individual owner's asking price, not a project-wide benchmark for every three-bedroom apartment.

This is a resale building, so owners may have altered interiors over time; the registered area and plan of the selected apartment should be matched to its documents.
