Why this project is worth a look
Space in a central location
Villa Rachatewi often offers more usable floor area than newer entry-level condos in the same broad central corridor. That matters for owner-occupiers and long-term tenants who want a proper living room, storage and a workable kitchen rather than the smallest possible footprint near a station.
Rail options that already exist
The project is positioned between the Ratchathewi and Phaya Thai transport nodes, with BTS access and the Airport Rail Link connection at Phaya Thai within walking distance. This is established infrastructure, not a future-line story that depends on a construction timetable.
Real resale comparables
There is enough visible sale and rental stock to compare units inside the same development. Buyers can see how asking prices change with renovation, floor, view and size, which is more useful than relying on a single project-wide average or a developer launch price from many years ago.
Due diligence is different
With a completed 2008-era building, the main diligence shifts from construction delivery to condition and management. Lift maintenance, common-area upkeep, reserve planning, juristic-office records and the state of the specific unit become central to the purchase decision.
About the project
Villa Rachatewi is a mature central-Bangkok condominium rather than a new-build proposition. The project sits on Phaya Thai Road in Ratchathewi and has been occupied for well over a decade, so the buying question is no longer whether the developer will finish the building. It is whether a particular resale unit, the common areas and the legal file justify the asking price. The best-supported project record is 744 units across two buildings: a 44-storey main tower with 596 residential units and a 22-storey second building with 148 units. HomesThailand’s TCC Capital Land profile and FazWaz both carry the 744-unit figure. Most sources date completion to December 2008, while some Thai property databases round it to 2009.
What keeps the project relevant is its location-to-space trade-off. The address at 83 Phaya Thai Road places residents between Ratchathewi and Phaya Thai transport nodes, with the BTS network and the Phaya Thai Airport Rail Link connection within walking distance. That is useful for commuters heading toward Siam, Victory Monument and the broader Sukhumvit corridor, and it gives frequent travellers a rail route toward Suvarnabhumi without first crossing the city by car. The same location comes with the normal compromises of a major central road: traffic, urban noise and a dense surrounding skyline. Floor, orientation and glazing therefore matter much more than a generic project-level statement that the location is “quiet” or “convenient”.

The building’s age is not automatically a negative. It changes what the buyer is paying for. Many newer central projects achieve their entry prices by reducing unit size; Villa Rachatewi has an active resale market where 40–44 sqm studios, one-bedroom units stretching well beyond 50 sqm and two-bedroom apartments in the 80-sqm range appear regularly. For someone who wants usable living space close to rail, that can be more compelling than a newer lobby or a larger amenities deck. The counterweight is condition. A carefully renovated unit with updated systems and a tired original unit from the late 2000s should not be valued as if they were interchangeable simply because they share the same address.
The resale market is liquid enough to give buyers real choice, at least in terms of visible inventory. PropertyHub and DDproperty show dozens of sale listings and a larger rental pool. In September 2026, a studio was advertised from THB 5.35 million on PropertyHub; a fresh DDproperty listing in early October showed a 40 sqm studio at THB 5.7 million, while an 84 sqm two-bedroom was listed at THB 13.8 million. These are asking prices, not a project price list, and they move with renovation level, floor, view, furniture, seller urgency and ownership status. The useful part of a deep resale pool is that a buyer can compare several units in the same project and see what an extra few million baht actually buys.
The shared facilities are typical of a large high-rise condominium from its period. Multiple sources place the pool and gym on the seventh floor and also list a sauna, steam room, children’s area, garden, parking, controlled access, CCTV and 24-hour security. FazWaz additionally records a running or walking track, yoga area, meeting or co-working space and a reading area. For a project of this age, the current standard of maintenance matters more than the amenity list. A site visit should focus on lift performance, corridor and façade condition, plant and plumbing upkeep, pool and gym maintenance, parking operation and how professionally the juristic office appears to manage the property.
Unit data needs careful handling because the sources do not describe the stock consistently. An older Condothai project record gives original layouts of 65.74–78.01 sqm for one-bedroom units, 99.34–105.50 sqm for two bedrooms and 154.27 sqm for three bedrooms. Current listings show a much broader pattern: studios around 40–44 sqm, one-bedroom units from the low 40s into the 70s, two-bedroom resales around the 80s, and even a 100 sqm three-bedroom rental. That mismatch may reflect different buildings, later reconfiguration, inconsistent broker labelling or errors in legacy databases. The practical answer is to treat the title deed, registered area and approved plan of the specific unit as authoritative for a transaction.
Foreign ownership is possible in principle because the project is marketed as a freehold condominium, but the project-level label does not guarantee that every resale unit can be registered in a foreign buyer’s name. Thai condominium law limits aggregate foreign ownership to 49% of the total unit area of the registered condominium. The juristic person’s foreign-quota confirmation is therefore a transaction-level document, not a box to infer from an advertisement. A unit advertised as Thai quota may still be perfectly saleable, but the buyer needs to understand the ownership route before paying a reservation or deposit.
Villa Rachatewi works best when assessed as an established urban asset with observable strengths and observable wear. There is no construction timetable to speculate about and the transport network, neighbourhood and building are already there to inspect. That reduces one category of risk while increasing the importance of resale due diligence. A sensible comparison should include several units in the project, their renovation quality, views, floor positions, common-fee status, ownership documents and realistic near-term maintenance needs. Buyers who do that work can judge the project on what it is today rather than on a launch-era brochure.
Ownership format
The project is marketed as a freehold condominium. A foreign buyer can register freehold only if foreign quota is available; foreign ownership in a registered condominium is capped at 49% of the aggregate unit area. Quota availability has to be confirmed for the specific unit before transfer.
Unit types & sizes
The current entry point is in smaller resale units. Renovation quality matters almost as much as floor and asking price, because immediate post-purchase work can vary substantially in a building of this age.
This is the least uniform part of the resale stock, ranging from compact one-beds to unusually generous layouts. Price-per-sqm comparisons are meaningful only after checking that the units are actually comparable in configuration and condition.
Two-bedroom resales are the clearest family-oriented format in the project. They offer materially more space than many newer compact developments, but asking prices still vary sharply with renovation, floor and outlook.
Larger units exist, but the sources disagree on their original sizing. A current rental listing shows about 100 sqm, while an older project record lists 154.27 sqm for a three-bedroom layout. The specific unit’s registered area and plan should control the transaction.
Legacy layout data conflicts with the current resale stock. Condothai lists original residential layouts of 65.74–78.01 sqm for one bedroom, 99.34–105.50 sqm for two bedrooms and 154.27 sqm for three bedrooms, while 2026 listings show a wider and sometimes smaller set of configurations, including studios. The cards above describe observed current listings rather than a guaranteed original developer schedule. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 5.35M in a PropertyHub resale listing refreshed on 14 September 2026. This is a lower secondary-market anchor, not a project-wide price: condition, floor, view, furniture, ownership status and the actual availability of a specific unit need to be checked separately.
- Completed: 2008-12
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who want central Bangkok and value usable floor area more than a brand-new building.; Resale buyers willing to compare several units within the same development and select on condition, view and documents.; Residents who value walkable access to BTS and the Phaya Thai Airport Rail Link connection.; Long-term rental investors who prefer an observable rental market over launch-stage projections.; may not suit: Buyers who specifically want a new building, new systems, developer warranty coverage and standardised unit condition.; Anyone unwilling to spend time on unit-level technical and legal diligence in a resale transaction.; Pet owners for whom permission is essential, as current project databases indicate restrictions that should be confirmed with the juristic office..
What we confirm before booking

- which units are free, and on which floors
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the selected unit’s contractual handover date in the SPA — the published date is only a reference
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Project-count metadata conflicts: HomesThailand, FazWaz and several other databases show 744 units across 44- and 22-storey buildings, while PropertyHub metadata shows 823 units and one building. PropertyHub's own descriptive text still says 596 + 148 units, which equals 744; the main fields therefore use 744.
- Most sources date completion to December 2008, while some Thai databases show 2009. December 2008 is used in the main record because it is the more specific date repeated across multiple sources.
- Foreign-quota availability, the current mandatory common charges and the registered configuration of any specific resale unit are not confirmed at project level. They need unit-level confirmation from the title documents and condominium juristic person.
