Transit you can use
The strongest location fact is the roughly 140-metre walk to BTS Ratchathewi, not a vague claim of being central. Siam is one stop away, so a resident can build much of the working week around rail rather than road traffic. For an owner-occupier, this is worth testing in person from the actual entrance at morning and evening peak times.
A genuine loft offer
The double-height format is central to the project: Sansiri says loft-style units make up about 90% of the residences and highlights ceilings of roughly 4.5 metres. The important buyer detail is that title area and usable loft area differ. That can be attractive spatially, but it changes how price-per-square-metre comparisons should be read.
One clear residential tower
SHUSH has 383 homes in one 32-storey building rather than a multi-phase estate. A detailed Thai review reports a maximum of about 15 units on a typical floor. That does not make it a boutique building, but it keeps the scale legible and makes it easier to assess lift use, common areas and resident density before purchase.
Amenities with purpose
The project separates work, social and exercise spaces instead of treating the amenity deck as one room with a pool. Meeting and study areas sit around the 24th floor, while the pool and gym are on the 25th, with gardens at several levels. This is useful for residents who actually work from home, although the operating cost of a substantial common-area programme remains part of ownership.
Near handover, not finished
The latest Sansiri progress page gives September 2026 as the expected completion month. Buyers are therefore much closer to physical inspection than they would be at launch, but they should not treat older portal labels saying “completed” as proof of transfer readiness. The condition of the exact unit and the handover documentation matter more now than the original launch material.

SHUSH Ratchathewi is a single-tower Sansiri condominium on Phaya Thai Road in central Bangkok. The scheme has 32 storeys, 383 residences and a site area of roughly 3,200 sq m. The timing matters right now. As of 29 August 2026, Sansiri still keeps SHUSH in its construction-progress system and gives September 2026 as the expected completion month. Several property portals have already switched the project to “completed” or still show the older August target, but the developer's latest progress page is the stronger reference. A buyer should therefore treat SHUSH as being at the final construction and handover stage rather than assume that every unit is ready for immediate legal transfer.
The address works because of transport rather than because it is merely labelled a CBD location. Sansiri states that BTS Ratchathewi is about 140 metres from the project, putting Siam one stop away. Phaya Thai Road also gives access to the wider Ratchathewi and Phaya Thai employment, education and hospital cluster. Siam Paragon is listed at around 1.3 km, Chulalongkorn University at 1.7 km, Phyathai 1 Hospital at 1.4 km and Ramathibodi Hospital at about 2 km. That makes the project particularly practical for someone whose week is centred on inner Bangkok and who wants to reduce the number of journeys that depend on a car or taxi. The trade-off is the same one that comes with most genuinely central addresses: this is an active urban road environment, not a secluded residential lane.

The unit mix is more complicated than a normal one-line size range. SHUSH combines conventional single-level residences with a large proportion of double-height loft units. In the lofts, the registered title area and the actual usable area including the upper level are not the same. One compact one-bedroom loft is reported at roughly 28.50–28.75 sq m of title area but about 40.75–41.25 sq m of usable space. A larger one-bedroom loft is around 34.25–35.50 sq m on title and approximately 49.00–50.50 sq m usable. Two-bedroom lofts follow the same pattern. This distinction is essential when comparing price per square metre, common charges, legal documents and resale listings, because two advertisements can describe the same residence using different area conventions.
Sansiri's current material highlights a ceiling height of about 4.5 metres for the loft product and says loft-style homes account for roughly 90% of the residences. That gives SHUSH a recognisable product identity instead of a generic high-rise unit stack. For an owner-occupier, the value is spatial: a living room can feel much larger than the title area suggests and the upper level creates a natural separation between living and sleeping. The same design also introduces practical questions. Stairs take up usable room, temperature distribution is different in a double-height volume, and the layout may be less comfortable for small children, older residents or anyone who wants everything on one level. The project does offer simplex choices from one to three bedrooms for buyers who prefer a conventional plan.
The common areas are vertically distributed through the building. Project and market profiles consistently place the main lobby and garden at the lower levels, a laundry room on the second floor, an amphitheatre-style space around the third floor, work and social rooms on the 24th floor, and the pool and fitness facilities on the 25th floor. Upper-level and rooftop gardens add another outdoor layer. This is a stronger functional mix than a high-rise that places every amenity on a single podium. Parking is the constraint to understand: Sansiri quotes parking at about 58% of units, while detailed project reviews give 222 spaces, mostly automatic parking. A buyer who drives daily should confirm the rights attached to the selected unit and how the mechanical parking system is operated.
Current pricing also needs context. FazWaz shows sale listings from about THB 8.39M as of 29 August 2026, while Sansiri's own Thai project page advertises a starting price of THB 8.99M. Those numbers are not necessarily contradictory because they may represent different stock, sellers, incentives or assignment situations. The lower portal figure is useful as a market anchor, but it is not a promise that Sansiri will sell a directly comparable unit at that price. A proper comparison should line up floor, orientation, title area, usable loft area, furnishing, seller identity, ownership form and transfer timing before concluding that one unit is cheaper than another.
Foreign ownership is feasible in principle because Sansiri describes SHUSH as a freehold condominium, but the legal route remains unit-specific. Thailand limits foreign freehold ownership in a registered condominium to no more than 49% of the total condominium unit area in the building. That means a foreign buyer still needs confirmation that the selected residence can be transferred within the available foreign quota. At this late stage of construction, the two documents that matter most are therefore not a brochure and a price list but the current availability sheet and the sale-and-purchase documentation for the exact unit. They should confirm quota status, title area, payment milestones, final handover timing and any fees attached to the transfer.

Ownership format
Sansiri markets the project as a freehold condominium. A foreign buyer can register a selected unit in freehold only while the building remains within Thailand's foreign ownership quota of no more than 49% of the total condominium unit area; quota availability for the specific unit must be confirmed before purchase.
Unit types & sizes
The smallest entry point into the loft format. The upper level materially increases usable space over the registered title area, so price comparisons should keep those two measurements separate rather than treat the larger usable figure as the legally registered unit size.
This version delivers around fifty square metres of usable space while the registered area remains materially smaller. It is a layout to inspect physically because stair position, upper-level headroom and storage affect day-to-day comfort more than a small difference in headline square metres.
A less common two-bedroom loft that can work for a couple needing a study or for a small family. The gap between registered and usable area is substantial, so the contract, floor plan and any fee calculations should be checked for consistent area definitions.
The conventional alternative for buyers who like the location and building but do not want internal stairs. The range is broad, so two one-bedroom units can differ meaningfully in living space, storage and price; the exact plan code should be checked against the unit number.
A compact two-bedroom layout on one level with one bathroom. It can be more practical than a loft for a household that wants two enclosed bedrooms without stairs, although one bathroom is a clear compromise for several adults living full time.
