Why this project is worth a look
A practical rail junction
The proximity of both the elevated and underground networks makes the location workable for people crossing Bangkok daily. It is a different proposition from an address that relies on one station or on driving through Asok traffic.
An inspectable building
Completed in 2016, the property has functioning shared areas, established management arrangements and real apartments to visit. Buyers can assess operating quality directly, while also examining the costs that come with a maturing building.
A defined unit range
Sansiri’s original one- and two-bedroom floor plans offer a clear starting point for comparisons. Resale condition, renovation quality and window outlook still need to be treated as individual differences rather than project-wide specifications.
Facilities above the street
The pool and gym on the 27th floor provide a change of pace from the busy district below. Their ongoing condition, and the cost of maintaining them, should carry more weight than the original design language.
About the project
Anyone comparing apartments near Asok is effectively deciding how much of daily Bangkok they want within walking distance. Edge Sukhumvit 23 sits close to the interchange between the Asok elevated train and Sukhumvit underground station, with offices, food, shops and an established street network around it. The advantage is tangible for someone commuting through central Bangkok without a car. The trade-off is equally tangible: this is a dense, busy part of town, and the building’s address alone does not tell you whether an individual apartment will feel calm, bright or private.
The purchase here is a resale decision, not a bet on a future construction schedule. Sansiri launched Edge Sukhumvit 23 in 2013, the building was finished in 2016, and the developer reported unit transfers beginning late that year. Its original developer inventory sold out long ago. Today a prospective buyer deals with the ownership, condition, asking price and documentation of a specific apartment. That is useful because the actual property can be inspected before purchase, but it also means two apparently identical floor plans may arrive with entirely different furniture, repairs and legal circumstances.

Sansiri described the residential tower as 35 storeys, containing 443 homes, with a separate nine-level parking structure. Some listing portals label the residential building as 36 floors; the original developer figure is the one used here. Without the approved as-built drawings, there is no responsible way to explain the difference as a particular rooftop or mechanical level. The property is one identifiable condominium development, not several phases. Its parking building is supporting infrastructure rather than a second residential tower, a distinction that matters when someone reads project counts across different databases.
The street address is 6 Soi Sukhumvit 23, Khlong Toei Nuea, Watthana, Bangkok 10110. This short stretch behind the main Sukhumvit road puts the Interchange 21 office building and Terminal 21 shopping centre within the immediate urban setting. Restaurant choices extend well beyond the mall. For residents who work locally or make frequent journeys along the rail network, an ordinary weekday can involve fewer taxi trips. Drivers face a different reality. The surrounding Asok junction is notoriously crowded at commuting times; proximity to several major roads does not translate into fast departure during the evening rush.
Central convenience should not be mistaken for a quiet residential enclave. The nearby Soi Cowboy entertainment strip and the wider Sukhumvit nightlife scene shape activity after office hours, while office buildings and hotels create traffic at other times. Whether that can be heard inside a bedroom depends on which way the windows face, the floor, the glazing and adjacent structures. The only useful judgement is one made from the actual unit, ideally at more than one time of day. Buyers sensitive to noise may find a different part of Watthana more suitable even if the commute becomes longer.
The developer’s original apartment range consists of one-bedroom homes measuring 29.5–43 square metres and two-bedroom homes measuring 60–69.5 square metres. There is a meaningful difference between a compact home in the low thirties and a one-bedroom unit close to the upper end of that band. A small flat may suit a resident who spends much of the day out, whereas working from home, hosting guests or storing sports equipment can quickly expose its limitations. Two bedrooms provide more ways to divide daily routines, although the overall footprint still encourages careful furniture planning rather than assumptions about generous family space.
An important complication of an older condominium is that the original specification and the current sale condition are two separate facts. Initial units were marketed with fitted kitchen elements and other installed items, but subsequent owners may have replaced appliances, removed furniture or renovated the bathroom. Listings marked fully furnished can differ substantially in what is included on transfer day. Air-conditioning performance, bathroom ventilation, leak stains, sliding-door movement and electrical condition all deserve more attention than staging photographs. An attractive asking price becomes less attractive if major systems need to be replaced soon after completion.
Views require an equally specific assessment. This is a closely built neighbourhood with neighbouring offices and high-rise buildings, so a high floor cannot be sold as a guarantee of an open panorama. One apartment may look onto a nearby facade while another on the same level has a broad city outlook. Direct sun can also affect indoor comfort and cooling costs. The right questions are about the exact orientation, what faces the living-room windows and whether the light works for the intended use of the flat. A building-level brochure has no answer to those unit-level questions.
Common facilities include a pool and gym on level 27, a steam room, a reading area and upper-level garden space. A substantial lobby was part of the original design. These are useful amenities in a dense district where outdoor private space is limited, but their value depends on day-to-day upkeep. A buyer should be able to see the current pool, changing areas and fitness equipment rather than relying on images from the development launch. More importantly, an established building has an operating history: maintenance records and the juristic person’s finances show whether the attractive spaces are being supported properly.
The residential building is reported to have three passenger lifts and one service lift. Published parking capacity is around 48% of the number of apartments, excluding tandem arrangements. That ratio is informative but not a promise of one allocated space for every second property. Access rights, registration systems, guest parking and the route between the separate parking structure and the apartment can matter greatly to an owner who drives daily. Someone who mostly uses rail might see the same arrangement as a reasonable compromise for this central location.
There is a legal distinction between a condominium being described as freehold and a foreign buyer being able to acquire a particular resale unit outright. Thai law limits the combined foreign-owned area of a registered condominium to 49% of its unit area. A foreign-freehold transfer therefore requires available quota and the appropriate certificate from the condominium juristic person. The seller’s title, existing charges and the evidence required for foreign funds must also be examined. If a unit can only be offered through a lease contract, that should be explained as a different legal interest, not advertised as though it were the same ownership right.
One current low-end indication is an advertised THB 5.049 million for a 30.53-square-metre, third-floor one-bedroom apartment, refreshed on PropertyHub on 9 October 2026. A separate listing showed a 62-square-metre two-bedroom flat on the 25th floor at THB 13.4 million. These are sellers’ advertised prices rather than verified transaction results. They do not establish whether a specific offer is still live, whether it can be transferred into foreign ownership or what concessions may be negotiated. Sansiri’s original launch price belongs to 2013 and should not be confused with the 2026 resale market.
Published project pages quote a common-area maintenance charge of THB 72 per square metre each month, along with an initial sinking-fund contribution of THB 500 per square metre. The latter is presented as a one-time charge at first transfer; it should not simply be added to a resale buyer’s recurring bills or assumed to be payable again. What matters now is the latest approved maintenance budget, any arrears attached to the apartment, the state of reserve funds and whether exceptional levies are planned. In a building completed in 2016, lift equipment, waterproofing, pumps and shared amenities deserve particular attention because their future costs are real, even when the unit itself has been refurbished.
For a landlord, Asok’s appeal is the everyday tenant pool: professionals and long-stay residents who value the interchange and nearby workplaces. A small one-bedroom apartment could fit that profile well, but gross advertised rent says little about the owner’s actual result. Vacancy, brokerage costs, tax circumstances, maintenance, insurance and replacement appliances all reduce the amount retained. Short-stay letting is a separate question of law, licensing and building rules. The presence of hotels and entertainment venues nearby is not evidence that an individual condo may lawfully operate as nightly accommodation.
Lifestyle rules may determine the purchase before the layout does. FazWaz lists a pet restriction for the project, but someone buying with an animal should obtain the current policy directly from the condominium management rather than treating a portal entry as an enduring by-law. Procedures for renovation work, visitors, tenant registration and facility access are also relevant. These are not abstract administrative details: they determine how comfortably a resident can actually use the property and how easily a landlord can manage tenants.
A sensible comparison between two Edge Sukhumvit 23 units is therefore much richer than a price-per-square-metre contest. The floor plan and real window orientation explain everyday comfort; a condition inspection shows probable near-term spending; the title and quota paperwork establish what right can be transferred; and a walk through the building at night tests the surroundings. A completed Sansiri project removes construction completion risk, but it cannot remove seller-specific, maintenance or market risks. The best purchase here will be the particular flat whose compromises the buyer understands and is willing to live with, not necessarily the cheapest advertisement or the highest floor.
Ownership format
Foreign buyers may register condominium freehold only within the statutory foreign quota of 49% of the aggregate unit area. Where a foreign-freehold transfer is unavailable, a contractual leasehold, typically for up to 30 years, may be considered. Any extension depends on the contract and applicable law; leasehold is not equivalent to ownership. The particular unit’s quota eligibility, title and seller’s authority need documentary confirmation.
Unit types & sizes
The smaller entry point into the building, especially relevant to a single resident or couple prioritising location over extra rooms. The lower end of the size range leaves limited room for a permanent desk or extensive storage. Resale inspections should focus on the view, glazing, fitted appliances and what the seller actually includes. The low-price example is a 30.53 sqm flat on level three.
A more flexible layout for a couple working from home, a small household or a longer-term tenant who needs a second room. The floor area is still relatively tight for a large family. Bedroom proportions and the position of the kitchen can make similar published sizes feel very different. A 62 sqm unit on floor 25 was advertised at THB 13.4M in September 2026, which is a single listing rather than a project price.
Size ranges come from Sansiri’s original project information; they are not a verified net internal area for every resale flat. Online advertisements sometimes use inconsistent room labels or revised measurements. The title documents and registered unit plan control the purchase. Prices above are individual resale advertisements, not a developer price list. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The address is on Soi Sukhumvit 23 in Khlong Toei Nuea, in the Asok core rather than a distant stretch of Sukhumvit Road.
- Asok BTS and Sukhumvit MRT are both walkable, offering a useful interchange between Bangkok’s elevated and underground networks.
- Interchange 21 offices and Terminal 21 shopping centre sit in the immediate neighbourhood, adding practical daily amenities.
- Soi Cowboy nightlife and surrounding street activity make an evening sound check worthwhile before committing to a particular flat.
- Rush-hour road traffic around Asok is a meaningful drawback for regular drivers, regardless of the building’s parking provision.

Best for: Professionals who commute through the Asok interchange or work nearby and value reduced reliance on taxis more than large private rooms.; Singles and couples comfortable with a compact one-bedroom apartment, particularly those who spend substantial time outside the home.; Experienced resale buyers who want to inspect a completed building, compare actual unit conditions and negotiate with an individual owner.; Long-term landlords targeting people who need an established central Bangkok address, provided their numbers include vacancy and ongoing upkeep rather than only asking rent.; Couples or small households seeking two separate sleeping or working spaces, as long as the room dimensions and window outlook meet their needs.; may not suit: Buyers seeking the atmosphere of a quiet residential side street rather than a busy mixed office, retail and nightlife district.; Households that must have more than one reliable parking space, or cannot tolerate uncertainty about allocation arrangements.; Larger families needing three bedrooms, substantial storage and room for children’s activities; that is outside the developer’s documented original unit mix.; Pet owners who need unconditional permission to keep an animal, unless the current juristic-person regulations explicitly allow their situation..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Sansiri’s project announcement states 35 storeys, while FazWaz and some other directories show 36. The official as-built floor-count convention has not been established.
- A generic freehold label in an advertisement does not establish available foreign quota for the particular unit; the condominium juristic person must certify it.
- Portals quote THB 72 per square metre per month for maintenance, but the latest approved budget, any special levies and the reserve balance for October 2026 were not publicly verified.
