A genuine mixed-use layout

The hotel and residential components are physically distinct but part of one development. That can be an advantage if services and ground-floor activity are well managed, yet it also means buyers should understand which entrances, facilities and operating costs belong to the condominium and which belong to the hotel. The separation is more important than the marketing label.

Inspect the finished reality

Because the project is already built, the most valuable information is observable. Views, neighbouring buildings, road noise, lift waiting times, common-area condition and the operation of automated parking can all be checked before purchase. For a resale unit, that evidence is usually more useful than launch-era claims about luxury positioning.

443 residential units

Official disclosure supports 443 apartments in the residence tower, separate from 40 hotel rooms. That is the cleanest number for comparing residential density with competing Asoke projects. It also gives better context for lift capacity, parking demand and shared facilities than the 518-unit figure repeated on many portals.

Very different unit economics

A compact one-bedroom, a 60-plus-square-metre two-bedroom and a penthouse should not be judged by the same headline price logic. Floor, orientation, view, fit-out condition, ownership quota and ongoing charges can outweigh a small difference in asking price. The wide mix makes unit-level comparison essential.

About the project

The Collection 16 sits on Sukhumvit 16 in Khlong Toei, close to the Asoke business and transport hub, but it is not best understood as a single conventional condominium tower. The development is a two-building mixed-use scheme. A seven-storey front building contains 40 hotel rooms, while the 41-storey residential tower behind it contains 443 condominium units. A retail passage at ground level runs through the hotel component toward the residence. That split matters because public property databases disagree sharply on the project’s unit count. Siamese Asset’s own disclosure gives 40 units in Building A and 443 in Building B, while design practice ONG&ONG describes the same arrangement as a 40-room Hotel Tower plus a 443-unit Residence Tower. On that evidence, 443 is the relevant residential count and 483 is the combined total across both buildings. The 518, 520 and 486 figures repeated by several listing sites are therefore treated as unresolved secondary-data errors rather than averaged into a new number.

For a buyer today, this is an existing central-Bangkok asset rather than an early-stage development proposition. Major market databases place completion in 2021, and the project engineer’s profile also gives 2021 as the design-completion year. That changes the due-diligence process in a useful way. A buyer can inspect the actual unit, views, traffic and mechanical noise, common areas, lifts, pool, parking operation and building management instead of relying on renderings. The developer is Siamese Asset Public Company Limited, a listed Thai real-estate company. Its current investor-relations material still includes The Collection in the high-rise portfolio. That corporate background is useful context, but it should not be mistaken for unit-level verification. In a completed project, the decisive documents are the condominium title, the seller’s authority, the juristic-person debt-free certificate, the remaining foreign-ownership quota and the payment route for the specific transaction.

The residential mix spans quite different use cases. Current project profiles consistently show compact one-bedroom units around 33–34 sqm, two-bedroom homes around 63–69 sqm, and penthouses broadly around 84–135 sqm. This is not a building where every choice is a variation on a micro-unit. The jump between the first two categories is substantial, so the decision changes from “how efficiently can I use a central address?” to questions about bedroom separation, storage, long-term liveability and the tenant profile a larger unit can attract. Penthouse sizes vary even more. Older launch-era sources sometimes quote slightly different area bands, which is a good reason not to treat the project brochure as the final authority: for any resale purchase, the registered area on the unit title and the actual floor plan should control the comparison.

The amenity package is geared toward an urban high-rise lifestyle: a pool, gym, sky garden, lounge and bar areas, a jogging track, meeting and work spaces, plus controlled access and security. Parking is unusually specific in several sources: 182 automated spaces and 89 conventional spaces, for 271 in total. That number should not be read as a guaranteed bay for every apartment, especially in a mixed-use complex with a separate hotel component; the buyer still needs the juristic person’s current parking rules and any unit-specific rights. Sukhumvit 16 also gives the project more than one city route. Asoke and Sukhumvit form the nearest major BTS/MRT interchange, while Rama IV and the Queen Sirikit National Convention Centre side offer another direction of travel. The building is not literally on top of the station, though, so buyers who expect a fully car-free routine should walk the route themselves at the times they would normally commute.

Pricing needs the same unit-level discipline. A market page checked in October 2026 shows an entry indication from about THB 4.4 million for the smaller format, but that should not be treated as a standing project-wide price. In a completed building, the cheapest advertisement may be old, tied to a weaker floor or outlook, subject to seller-specific conditions, or gone by the time a buyer is ready to proceed. The useful role of that number is to establish a search floor, not to value the entire scheme. For a one-bedroom, compare several live units of similar size and then separate the effects of floor, view, furniture condition, outstanding common charges and foreign-quota eligibility. Two-bedroom and penthouse pricing is naturally less uniform because layout and position become more distinctive. The project was also launched at a materially higher luxury-market positioning, so launch prices and present resale asking prices are evidence from different market moments. What matters now is the executable price of the chosen unit and how many credible alternatives a buyer can find inside the building and in the surrounding Asoke market.

Ownership format

A foreign buyer can hold freehold title to a unit in the registered residential condominium within the statutory 49% foreign-ownership quota by aggregate unit area. The remaining quota and the status of the specific unit must be confirmed with the condominium juristic person before transfer. The hotel component is a separate product and should not automatically be treated as a residential condominium unit.
