Why this project is worth a look
Space for the money
Current resale stock includes three-bedroom townhouses based on original 170–197 sqm layouts, while the lowest public asking-price anchor found is THB 3.99M. That price is unit-specific, but it illustrates the project’s core proposition: relatively generous internal space at a budget that can overlap with much smaller newer urban townhomes.
Lak Si is operational
During the original sales period, the Red and Pink lines were future infrastructure. Lak Si is now an operating interchange between the two systems. That materially improves a location that was designed around Vibhavadi Rangsit and car access, even though day-to-day life in the estate remains easier with a vehicle.
Flexible three-storey layouts
The original MT1, MT2, DP2 and DP3 designs range from 170 to 248 sqm. DP3 is especially adaptable, with an open middle floor intended to be subdivided for residential or work use. On resale this can be valuable, but it also makes alteration history and approval checks more important.
A mature estate
The project has been completed for roughly a decade, so buyers can inspect an established neighbourhood rather than rely on a delivery promise. The same maturity shifts attention toward roof condition, waterproofing, drainage, electrical work, extensions and the quality of previous renovations.
Trade-offs are visible
Two compromises deserve to be visible from the start. Phase 2 had no private swimming pool in 2018, and proximity to Don Mueang means recurring aircraft noise. Either point may be minor for one household and decisive for another.
About the project
Chuan Chuen Modus Viphavadi is a completed low-rise residential community on Bangkok’s northern Vibhavadi Rangsit corridor, close to Don Mueang and the Lak Si transport node. This dossier treats the project as the 180-home second phase, officially named Chuan Chuen Modus Vibhavadi Phase 2, on 22 rai, 3 ngan and 89.7 square wah of land. The project was completed in 2015, with September appearing as the more specific completion date. That distinction matters because this is not an off-plan purchase where construction progress and handover risk dominate the decision. Buying here is about individual resale homes: title, land plot, original house type, alterations, maintenance condition, furnishings, asking price and the seller’s documentation. There are active resale options in September 2026, so the estate still has an observable secondary market rather than existing only as a completed development from the previous cycle.
The documented Phase 2 mix contains four original layouts. MT1 is a three-storey townhouse with 170 sqm of usable area, three bedrooms, three bathrooms and two parking spaces. MT2 keeps the same bedroom and bathroom count but increases usable area to 197 sqm. Both started on plots of 23.8 square wah. The larger DP2 and DP3 products are three-storey semi-detached homes with 248 sqm of usable area on plots starting at 49.1 square wah. DP2 was configured with four bedrooms and four bathrooms, while DP3 used two bedrooms and four bathrooms with unusually flexible open floors that could be subdivided for residential or work use. That flexibility helps explain today’s resale market, where some properties are conventional family homes and others are home offices or heavily modified units. A listing’s bedroom count or floor area should therefore be treated as unit-specific, not automatically as the standard specification of the entire project.

The location began as a car-led Vibhavadi Rangsit address, but public transport around Lak Si has improved materially since the estate was completed. The entrance sits on the inbound side of Vibhavadi Rangsit Road between sois 70 and 72, while Phase 2 is set behind Phase 1, roughly 350 metres from the main road. Lak Si Station now works as an interchange between the SRT Dark Red Line and the MRT Pink Line and is roughly 0.8 km from the estate. This makes rail a realistic option for some trips, especially toward the northern rail corridor and Chaeng Watthana. Even so, the estate should not be evaluated like a compact walkable inner-city neighbourhood. Vibhavadi Rangsit is a major arterial road, destinations are spread out, and a car remains useful for everyday errands and many work trips.
Communal facilities are functional rather than resort-style. In 2018, Phase 2 had two landscaped garden areas, children’s play spaces and a small clubhouse containing a fitness room, estate-management space and toilets. Phase 2 did not have its own swimming pool at that time. Residents could use the pool and larger fitness facilities at the nearby DEN Vibhavadi clubhouse in the Phase 1 area for an additional fee. For a buyer who values a pool, the practical question today is whether that cross-phase access still exists, what it costs and whether the right attaches to the selected home. Those details should be confirmed with estate management before purchase.
Current asking prices span a wide range. The lowest public resale anchor as of 4 September 2026 is THB 3.99 million for a three-bedroom townhouse listed on 1 August 2026. Other fresh three-bedroom offers were around THB 4.95 million and THB 5.10 million in listings refreshed on 31 August and 3 September 2026. At the other end of the spectrum, a substantially larger 500 sqm home-office configuration was marketed at a much higher figure. These numbers are not directly comparable because plot size, renovation, furnishing, corner position, extensions and the extent of structural conversion vary. Historical developer-era prices are useful context but not a present valuation benchmark: in February 2018, the starting prices were THB 5.49 million for an MT1 townhouse and THB 10.4 million for a DP2 semi-detached house. A sensible comparison today starts with the exact plot and original model, then adjusts for condition and alterations rather than treating the estate as one homogeneous product.
For a foreign buyer, ownership is the most important legal difference between this project and a condominium. These are landed homes, so the condominium foreign-quota framework does not apply. Thailand’s Department of Lands maintains specific rules for foreign acquisition of land, and ordinary direct land ownership is not freely available to a foreign purchaser in the same way it is to a Thai national; statutory exceptions require specific conditions and approvals. Resale advertisements may describe a property as being sold with full title, but that describes the property’s market status and does not by itself establish a legally suitable ownership structure for the foreign buyer. Before paying a deposit, the buyer should see the land title, the registered owner, plot boundaries, any encumbrances, building ownership evidence and the proposed transaction structure. If a land lease is used, the registered term and contractual renewal provisions need to be clear. If ownership of the building is separated from land rights, that separation must be documented rather than assumed.
The attraction of Chuan Chuen Modus Viphavadi is therefore not newness. It is the combination of relatively generous internal space, a mature residential environment and an established northern Bangkok location that now has better rail connectivity than when the project was launched. Townhouses of 170–197 sqm can work for families that find newer compact urban townhomes restrictive, while the 248 sqm semi-detached layouts offer room for larger households, work-from-home space or a more flexible house-and-office arrangement. The trade-off is that age shifts the risk from construction delivery to physical condition. Roofs, waterproofing, exterior walls, drainage, electrical systems, extensions, signs of settlement and the condition of common roads all matter more than the original brochure. The project is also close to Don Mueang Airport, and aircraft noise is a recurring feature of the location because of the proximity to the airport. Buyers who are sensitive to noise should visit the exact home at different times rather than judging the issue from a map.
