Under $50,000 is a genuine entry point, but the discount is rarely free. It may come through a smaller layout, an earlier construction stage, a weaker location or a building with little evidence of how it will operate.

Work from deployable cash, not the reservation figure. Keep transaction, furnishing and first-year ownership money outside the contract price, and test the full schedule without assuming rent will arrive.

A low price also does not establish that a foreign buyer can hold the named unit. The unit identifier, floor, title route, seller and registrability need to be evidenced before any non-refundable payment.

A sound purchase might be a modest apartment with clear documents and a manageable building. A poor one is a cheap booking into an undefined unit with no confirmed total price, no credible management plan and no obvious future buyer.

Is everything under $50,000 off-plan?

No, but off-plan is clearly the majority. Completed property in this band tends to appear as a specific resale unit from a private seller rather than as a developer price list, and the supply of such units is unstable: available today, gone next month. So do not rely on a promise that completed stock exists — look at a specific listing with a checked date and a stated status.

Why is one unit cheaper than others in the same building?

The reason may be perfectly ordinary or genuinely risky, and the price alone will not tell you which. Ordinary: a low floor, a courtyard view, a seller in a hurry, no furniture. Risky: arrears to the management company, an unpaid balance still owed to the developer, a disputed title, a restriction on assigning the contract. In the entry band a couple of thousand dollars of discount looks tempting, and this is precisely where it is most often paid for by a hidden obligation. Only a check of that specific unit answers the question.

Does a price in this band guarantee foreign ownership?

No. Price and form of ownership are unrelated. A foreigner's right to a specific apartment depends on whether the building holds strata title, which floor the unit is on, and whether the foreign quota in that building has already been used up. A cheap unit may sit on the ground floor or in a building without strata title, in which case direct ownership is not possible. Should you take the longest payment plan available?

A long plan lowers the monthly load, but it lengthens the wait to handover and stretches out your exposure to the project actually being completed. It also almost always leaves a large payment due at handover. Compare four points rather than the monthly figure: the cash needed at the start, the largest regular instalment, the amount due at handover, and how many years you must stay solvent.
