What you can buy in Cambodia for $50,000–100,000
The $50,000–100,000 band creates a selection problem rather than an affordability problem. A central studio, a larger suburban one-bedroom, a completed resale unit and an off-plan purchase can sit beside one another while solving entirely different needs.
Set the workable ceiling after banking, transaction and ownership reserves. A payment plan that depends on rent arriving before handover is not affordable, however comfortable the monthly instalment appears.
Then test the exact unit, not the project label. Foreign-buyer eligibility, seller authority, title, floor and transfer rights all sit outside the price filter.
A strong shortlist ranks one non-negotiable priority and accepts the trade-off. A weak one compares unrelated properties on price per square metre, ignores management quality, and discovers at resale that the chosen format has very few buyers.

Why do two apartments with the same price need different amounts of cash now?
Because a price is an outcome, not a schedule. A completed apartment from a private seller is normally paid almost in full at the transaction. An off-plan unit of the same total value may need only a reservation and a down payment at the start, but leave a large payment due at handover. The identical price tag hides completely different pressure on your capital over the next year. Compare four points: cash at the start, the largest regular instalment, the amount due at handover, and the all-in price with everything included.
Can price per square metre be the main selection criterion?
No, and least of all in this band. Price per square metre is comparable only when the floor area is measured the same way and the stage, finish quality, form of ownership and location are similar. Real listings measure area differently: with and without the balcony, to the outside of the walls or by usable space. A cheap square metre often hides an awkward shape, no furniture, or weak liquidity on exit. The metric is useful as a check for anomalies, not as a basis for choosing.
For letting, what matters more: a central location or a larger apartment?
It depends on the tenant you have in mind, and it has to be decided before you buy rather than after. A single professional working downtown cares about the address, the commute and the services in the building, and will trade away floor area for them. A family with children cares about the number of rooms, a school nearby and parking, and will move away from the centre to get them. There is no universally better answer: there is demand on a specific street for a specific format, and that is what you check.
What must you check on a completed apartment from a private seller?
The seller's right to dispose of the unit and the title registered in their name, the absence of arrears to the management company, the absence of outstanding payments to the developer, the actual condition of the finishes and building services, a full list of what stays in the apartment, the management company's rules on letting, and the practical ability to hand over on the agreed date. Completion removes construction risk but does not replace a legal check.
