Current public pages show the distinction clearly. Grand Solaire Noble pairs THB 3.199 million with a 22.5 sq m studio. The Origin Pattaya displays THB 1.69 million and lists a single 24 sq m one-bedroom format. So Origin Pattaya, by contrast, shows THB 1.89 million while the same page lists 24, 26 and 34 sq m layouts without saying which one carries the entry price.

Price history and channel also matter. On 27 September 2026, The Origin Pattaya project page showed THB 1.69 million, Origin's live project-selection page showed THB 1.79 million, and a developer news release dated 3 February 2026 quoted THB 1.89 million. The difference may reflect timing or offer terms, so it is a reason to date the number, not evidence of wrongdoing.

A resale listing works at a different level. A September PropertyHub listing for Arom Jomtien states THB 10.9 million, 66 sq m, two bedrooms and a fifth-floor position. That is useful as an identifiable listing, but it should not be blended with a developer's project-level starting price because the source and sales stage are different.

Is there an identifiable unit behind the headline price?

A large starting-price number therefore should not be read as proof of stock. Until an exact apartment or a dated availability list is attached to it, it remains an entry point for the project.

Size, ownership and specification: what is visible before contacting sales

A catalogue of layouts does not tell a buyer which layout carries the advertised minimum. So Origin Pattaya is a good example: THB 1.89 million appears on a page that also lists a 24 sq m studio, a 26 sq m one-bedroom and a 34 sq m one-bedroom-plus. Without an explicit link between the price and one of those layouts, a price-per-square-metre calculation would be guesswork.

A few public pages go further. Grand Solaire Noble places its THB 3.199 million starting price directly on a 22.5 sq m studio, while The Origin Pattaya currently lists only one 24 sq m one-bedroom format. Elsewhere, floor plans and size ranges describe the project but do not identify the entry apartment.

Ownership needs the same level of precision, especially for an international buyer. Indeed Jomtien says foreign freehold quota is available and publishes a THB 1.49 million starting price, but the page does not state that the quoted minimum itself is a foreign-quota price. The ownership information is useful, yet it cannot be attached to the cheapest number without another document.

Specification is clearer at Indeed Jomtien because the page states that all apartments are fully furnished with built-in furniture and a kitchen set. That wording applies the package project-wide and therefore covers the entry offer as well. Renderings, show-unit photographs or broad descriptions of finish on other pages do not establish what the least expensive apartment includes.

Thailand's OCPB standard condominium reservation agreement is useful as a reference point for the next stage. It provides fields for the unit number, building, floor, approximate area, materials and equipment, complimentary items, reservation amount, apartment price and any discount. Those requirements govern the reservation contract; they should not be read as a rule that every advertising page must display all of the same details.

An advertised minimum is not a complete transaction budget when the conditions that can alter the amount are missing. None of the 15 core price claims attached mandatory extra charges, an expiry date and confirmed exact-unit availability to the entry figure. That does not prove that no such charges or limits exist; it means they are not documented next to the public quote.

Discount language can create the same problem. The Origin Pattaya advertises up to THB 200,000 off, while Indeed Jomtien mentions up to THB 200,000 for foreign buyers and adds that terms apply. Until the eligibility rules and the apartment covered by the promotion are documented, subtracting the maximum discount from the headline price would overstate what is known.

The reservation stage is more specific. The OCPB standard form includes the reservation amount, the selected apartment price and any discount, along with the apartment identification and key specifications. A buyer therefore needs the current document for the chosen apartment before turning the marketing number into a working budget.

OCPB advertising guidance says the main message should not mislead consumers and that additional conditions should allow the meaning of the advertisement to be understood correctly; it also gives changing prices or conditions without prior notice as an undesirable example. A missing field on a landing page alone is not enough to declare a legal breach, so the useful distinction here is simply between what is publicly documented and what still requires confirmation.

Questions about starting prices

Is a starting price comparable once the unit size is shown?

Size improves the comparison only when it belongs to the same offer as the quoted price. Ownership route, specification and promotional conditions can still make two equally sized apartments materially different. A size copied from a general floor-plan list should not be used to calculate the entry price per square metre unless the page actually links the two.

Does a “starting from” price mean that unit is currently available?

The phrase itself does not establish current stock. None of the 15 core claims paired the minimum with a specific apartment shown as available. A project can remain on sale after its cheapest allocation has changed or been reserved, so availability needs a current unit list or equivalent evidence.

What does an asterisk or “terms apply” actually tell the buyer?

An asterisk tells you that the large number is qualified, not what the qualification actually is. It may relate to eligibility, a limited set of apartments, timing or another condition. When the linked terms are not publicly visible, those points remain undocumented; that is different from assuming the offer is misleading or unlawful.

Can a developer starting price be compared with a specific resale listing?
