Start by separating the unit specification from the furniture package
A quoted furniture package only becomes meaningful after the permanent unit specification is taken out of the equation. Built-in kitchens, wardrobes and air-conditioning are sometimes part of the apartment itself; counting them again on the package side would distort the comparison.
The 39 m² one-bedroom LOVE IT Wongamat offer makes that boundary unusually visible. Built-in wardrobes, kitchen furniture, bathroom fixtures, storage and air-conditioning sit in the base unit price. The optional THB 200,000 package then adds a refrigerator, microwave, dining set, sofa, two televisions, a bed with mattress, curtains and balcony furniture. The 52 m² two-bedroom offer follows the same structure, with a THB 250,000 package adding three TVs and two beds with mattresses.
Embassy World packages the handover differently. A current studio offer around 25 m² describes furniture and core equipment as included in the apartment price and lists both movable items and fitted elements: bed, wardrobe, dining furniture and TV alongside kitchen cabinetry, refrigerator, hob, hood, bathroom fittings, water heater and air-conditioning. Because no stand-alone package price is published, the cost cannot be treated as zero or compared directly with a retail basket.
dcondo vite Pattaya illustrates a third boundary: its current promotion lists a five-item appliance bundle separately from curtains, bedding and a free furniture package. The label may look similar across projects, but the commercial scope is not standardised.
What the package actually includes — based on the schedule, not the renders
LOVE IT Wongamat currently provides the clearest paid-package examples in this set of Pattaya offers. The 39 m² one-bedroom list covers a refrigerator, microwave, dining set, sofa, two TVs, one bed with mattress, curtains and balcony furniture. The 52 m² two-bedroom version moves to a four-person dining set, three TVs and two beds with mattresses while keeping the other categories. Neither offer specifies appliance brands or models, furniture specifications, warranty terms, VAT treatment, or a detailed delivery and installation scope.
Embassy World publishes a more granular contents list, yet current sales material is not perfectly consistent. One 25 m² studio offer names a bed and mattress, bedside table, wardrobe, dining table and two chairs, a 40–42-inch TV, refrigerator, hob, hood, water heater and air-conditioner. A separate developer-labelled studio offer covering roughly 24.5–26 m² also mentions a sofa and microwave. That difference is exactly why the schedule attached to the selected unit matters more than a generic project description.
dcondo vite Pattaya is more explicit on appliances than on furniture. Its current promotion names five electrical items — TV, refrigerator, water heater, microwave and washing machine — plus curtains and bedding, while the furniture itself remains described only as a free package. A buyer can therefore see the appliance categories but still cannot infer the number or specification of the furniture pieces.
Arunothai Condo's current combined one-bedroom offer, covering 55–75 m² layouts, names a bed with mattress, built-in wardrobes, sofa, dining set and storage solutions but does not provide a comparable appliance schedule. A 37 m² one-bedroom resale/assignment offer at The Riviera Malibu lists a developer furniture package with a bed and mattress, wardrobes, sofa, dining set and fitted kitchen, again without a separable package price or a detailed appliance list.
A longer list is not automatically a better package. Transparency comes from knowing quantities, dimensions, models or functional specifications and the service attached to them; marketing images cannot supply those details.
What you may still need to buy after the “complete” package
LOVE IT Wongamat is a good example of why “furnished” and “ready for every use” are different ideas. The unit description includes a washing-machine niche, yet a washing machine is absent from the published optional-package list. The package also does not identify a hob or water heater, so their status has to come from the selected unit specification. They are therefore excluded from the paired calculation below, which rebuilds the stated package rather than inventing a broader move-in standard.
Embassy World shows how residual spend can remain uncertain even when a unit is sold as fully furnished. One current studio description lists a TV and water heater but no sofa or microwave; another current studio offer names both a sofa and microwave. Curtains and a washing machine are not confirmed across those lists. Until the selected unit schedule resolves the difference, there is no defensible single figure for the remaining purchases.
Kitchenware, linen, towels and consumables are intentionally outside this furniture comparison. They may matter for immediate occupancy or rental operations, but adding them to only one route would stop the baskets from being comparable.
What to ask for before paying for a furniture package
Specification
- An itemised list with quantities and dimensions for the selected unit.
- Appliance brands and models, or minimum specifications if substitutions are allowed.
- Separate confirmation of the mattress, curtains, curtain hardware and balcony furniture.
Price
- The package price separate from the apartment and the quote validity date.
- Whether VAT is included and what charges apply to substitutions.
- Which items already belong to the base unit specification.
Service
- Whether delivery, carrying, assembly and wall mounting are included.
- Who installs appliances and whether repeat visits cost extra.
- Delivery lead time and condominium access requirements for contractors.
Warranty
- Who handles furniture claims and who handles appliance claims.
- Warranty periods and the process if a specified model is unavailable.
- How damage or missing items are recorded at handover.
Rebuild the same basket independently
The two paid LOVE IT Wongamat packages are the cleanest candidates for a retail rebuild because both the quoted package price and the advertised categories are visible. The retail substitutes use mainstream items from IKEA Thailand and HomePro rather than a cheapest-possible basket. Since the developer offer does not disclose brands or models, the exercise matches function and a sensible retail tier, not proven product quality.
For the baseline, the basket uses the reference prices shown alongside current promotions: an IKEA EKHOLMA three-seat sofa at THB 12,990, a four-seat HAUGA dining set at its THB 7,390 reference price, a 150×200 cm MALM bed frame at THB 8,990 and a same-size VALEVÅG mattress at THB 9,990. MAJGULL blackout curtains are THB 990 per pair, while BEKRÄFTA curtain-rod sets have a THB 399 reference price. A pre-assembled SUNDSÖ balcony table with two folding chairs adds THB 3,690.
The appliance basket comes from HomePro: a Samsung RT20HAR1DSA/ST refrigerator at the THB 8,490 reference price, a Toshiba MW3-MM20PC(BK) microwave at THB 2,190 and Xiaomi A 43 FHD 2026 TVs at THB 8,990 each before the current discount. Two 43-inch TVs are used for the one-bedroom unit and three for the two-bedroom. LOVE IT does not publish TV sizes, so keeping all screens at 43 inches avoids making the independent route look cheaper simply by choosing a smaller bedroom television.
Curtains require one explicit modelling assumption. The one-bedroom basket allows for two window zones and the two-bedroom for three; the sales description says “curtains” without giving a quantity. With that assumption, goods alone total THB 74,488 for the 39 m² unit and THB 103,847 for the 52 m² unit.
Retail promotions create a useful date-specific sensitivity case. On 27 September, the HAUGA set is THB 6,650, BEKRÄFTA is THB 299, the refrigerator is THB 6,990, the microwave is THB 1,790 and the 43-inch TV is THB 5,490. Applying those public offers brings the goods component to about THB 64,648 and THB 90,407 respectively, but those sale prices should not be treated as permanent market benchmarks.
Like-for-like basket: package vs independent fit-out
These two rows rebuild the advertised LOVE IT contents at the reference prices shown before current discounts. The independent figure is a lower-bound all-in amount including assembly and minimum service charges; exact Pattaya delivery and curtain-rod mounting depend on the checkout address and installation. With no developer appliance models disclosed, a percentage saving would imply more precision than the evidence supports.

Compare the all-in cost after delivery, assembly and installation
Retail product prices are only the first layer of the independent route. IKEA Thailand currently charges 7% of the regular retail price for furniture assembly. Applied to the sofa, dining set and one bed, that is about THB 2,056 for the one-bedroom basket; adding a second bed takes assembly to about THB 2,685 for the two-bedroom. Large-order truck delivery starts at THB 299, while wall mounting is charged at THB 50 per four holes.
Using one minimum mounting charge per curtain-rod set produces a service floor of roughly THB 2,455 for the 39 m² unit and THB 3,134 for the 52 m² unit. Added to the reference-price goods baskets, the lower-bound totals are THB 76,943 and THB 106,981. They are deliberately presented as floors: the final IKEA delivery price appears after the postcode is entered, and extra drilling, difficult lift access or a separate service visit can add cost.
HomePro currently lists standard installation as free for the selected televisions. Its shipping policy calculates normal delivery from the nearest stocking branch and gives a starting charge, while product pages may show free standard delivery when order conditions are met. The model therefore assumes the qualifying free route for the HomePro items; the checkout result should replace that assumption before purchase. The selected refrigerator and microwave are plug-in appliances, so the basket does not invent a plumbing or fixed-electrical installation fee for them.
Current public promotions would reduce the same lower-bound all-in figures to about THB 67,103 and THB 93,541. IKEA assembly still uses regular retail prices as its fee base. Against quoted package prices of THB 200,000 and THB 250,000, the arithmetic gaps to the reference-price floors are THB 123,057 and THB 143,019, but those are not quality-adjusted savings: the LOVE IT sales material does not disclose the package appliance models, furniture materials, warranty detail or full service scope.
No equivalent price calculation is defensible for the included-package examples. Embassy World, Arunothai, dcondo vite and The Riviera Malibu do not provide a separately established package price in the material used here, so their useful comparison is completeness and transparency, not a percentage price advantage.

Can an included furniture package be treated as free?
An included package has an unknown stand-alone price unless the seller publishes one. “Included” describes the commercial structure of the apartment offer; it does not prove that the furniture carries a zero economic cost. Use the specification to compare completeness, but do not calculate a retail saving from a fictional zero.
What if the appliance brand and model are not specified?
The comparison can still estimate a budget, but it cannot prove product equivalence. Use a functional substitute with a comparable size and specification and label that assumption clearly. A larger gap in brand, warranty or features makes any price conclusion less transferable.
Should retail promotions be included?
A live, generally available promotion is useful as a dated sensitivity case. The baseline is more robust when it uses the ordinary public price, particularly if the apartment will be fitted out months later. Member-only, bank-linked or short flash-sale discounts should not be carried forward as guaranteed future costs.
Can one project support a Pattaya-wide conclusion?
A single project can demonstrate the calculation, not establish a Pattaya market average. LOVE IT itself changes the package price and quantities between one- and two-bedroom units. Other developments bundle furniture into the apartment price or define the contents differently, so the observed gap should stay attached to the specific offers.

A package quote and an online shopping basket are not comparable until the scope is aligned. A mattress, curtains, delivery, wall mounting and appliance installation can change the result even when the headline furniture prices look far apart. For an overseas buyer, coordination has a real value because someone still has to manage access, deliveries and incomplete orders. That convenience can justify paying more, but it does not automatically make the package the cheaper route. Where appliance brands or models are missing, I would treat the price gap as a budgeting signal, not as evidence of a quality difference.
