Why this project is worth a look
Advanced build stage
The structure reached its rooftop milestone in September 2025 and the developer reported permanent electrical activation in July 2026. That removes some early-stage uncertainty, but not completion risk: formal handover is still scheduled for December 2026, and final build quality can only be judged when residences and common areas are actually delivered.
Deep amenity programme
Sky and rooftop pools, onsen facilities, a private cinema, golf simulators, bowling, a kids’ club, restaurants and household services give Malibu a much broader lifestyle offer than a basic condominium. The trade-off is operational complexity, so buyers should establish which facilities and services are included in common charges and which are separately billed.
Between Pattaya and Jomtien
Pratumnak Soi 5 is not direct beachfront, but it gives practical access toward both central Pattaya and Jomtien. That balance suits buyers who want a residential hill neighbourhood without being cut off from the city; anyone who treats immediate beach frontage as non-negotiable should compare Malibu with true beachfront projects.
Wide unit spectrum
The current official range runs from 27 sqm one-bedroom apartments to 276 sqm four-bedroom residences, with duplexes and a penthouse in between. Most of the inventory is one-bedroom, making unit-level comparison—floor, view, size, quota and price—more important than the project name alone.
Quota affects value
The lowest live asking price we found is attached to Thai-quota stock, while a foreign-quota one-bedroom on the same portal is priced materially higher. For an international buyer, this is not a minor legal detail: the cheapest number is not a useful benchmark until the ownership status of the exact unit is known.
About the project
The Riviera Malibu Residences is a high-rise condominium by The Riviera Group on Pratumnak Soi 5. For a buyer, the useful story is more concrete than the Malibu-themed branding: a 30-storey tower, 275 residences, an elevated Pratumnak setting near the coast, and an unusually deep amenity programme. Construction started in October 2023. The developer announced the rooftop structural milestone in September 2025 and the activation of the building’s permanent electrical systems in July 2026. On 3 August 2026, Pattaya Mail reported that the project remained on track for completion by year-end. The developer’s current project page gives December 2026 as the expected completion date. In practical terms, this is no longer an early off-plan proposition based mainly on renders; the structure is up and major building systems are progressing, but handover is still ahead.
The current developer specification matters because older portals preserve several earlier versions of the project. The Riviera Group now states 275 fully furnished residences across 30 floors. Legacy and third-party records still show 271, 276 or 279 units, often over 29 floors, and some older descriptions split the property into residences plus hotel rooms. We have not merged those datasets. The main record follows the developer’s current 2026 page, where the residence schedule is detailed and adds up to 275 units. A buyer may still encounter the older figures in brochures, resale ads or portal profiles, so the number printed in an advertisement should not be treated as a substitute for the current contract pack and the exact unit specification.

The official unit schedule covers a surprisingly wide range. There are 230 one-bedroom residences from 27 to 53 sqm, 25 two-bedroom units from 54 to 112 sqm, eight three-bedroom residences from 98 to 133 sqm, two four-bedroom units of 276 sqm, nine two- and three-bedroom duplexes from 90 to 214 sqm, and one 191 sqm three-bedroom penthouse. That creates two very different buying conversations within the same tower. Most of the stock is in smaller one-bedroom layouts, where floor, orientation, view and ownership quota can materially change the price. The larger homes, duplexes and penthouse are scarce by count and should be assessed as individual properties rather than against a generic project average.
The amenity package goes far beyond the standard pool-and-gym formula. The developer’s current page lists an 18th-floor sky-pool zone with a 20-metre pool, Jacuzzi, children’s pool and island salas; a separate rooftop infinity pool; sky gardens and terraces; a large cardio and weights gym; a full onsen area with separate male and female sauna and steam facilities; a 15-seat private cinema; two professional golf simulators; two full-size bowling lanes; a kids’ club; arcade and games rooms; an all-day restaurant and bar with room service; housekeeping and laundry; a shuttle minivan; short- and long-term storage; covered parking; and EV charging. That breadth can be genuinely valuable to an owner who spends time in the building rather than treating the condo only as a place to sleep. It also makes post-completion operation important: buyers should check which services are included, which are charged separately, guest-access rules and the final running-cost structure.
The site is on Pratumnak Hill between central Pattaya and Jomtien. The developer identifies Pratumnak Soi 5 as the project location and lists Yinyom Beach, Dongtan Beach, Jomtien Beach, Pattaya Beach, Bali Hai Pier, Big Buddha Hill, Pattaya Park, Walking Street, Thappraya Road and Jomtien Second Road among the surrounding destinations. The practical advantage is flexibility: daily trips can be split between the southern edge of central Pattaya and Jomtien rather than being tied to a single beachfront strip. The trade-off is equally clear. Malibu is not a direct beachfront building. If stepping from the lobby onto the sand is essential, it should be compared with true beachfront stock. Here, the appeal is the elevated Pratumnak position, sea-facing exposure from selected units and access to the wider neighbourhood.
Pricing requires a quota-aware reading of the live market. In mid-August 2026, the lowest active PropertyHub listing we found was THB 2.99M for a 32 sqm one-bedroom on the fifth floor, but it was explicitly Thai quota. A more relevant reference for many international buyers was another active listing on the same platform: 29 sqm, twentieth floor, sea view, foreign quota, THB 4.299M. Other portals show higher asking prices again. This is why a simple headline such as “from THB 2.99M” can mislead a foreign buyer. In Malibu, a useful comparison needs at least four pieces of information together: ownership quota, floor, size and view orientation. Only then do two asking prices become meaningfully comparable.
The ownership framework is straightforward in principle but unit-specific in practice. The developer describes Malibu as a freehold condominium. Thai government guidance confirms that foreign ownership is limited to no more than 49% of the aggregate condominium-unit area in the building. Current resale inventory already includes units marked as foreign quota as well as cheaper Thai-quota stock. That distinction should be treated as part of the property itself, not as a footnote. Before any reservation payment, a foreign buyer should obtain written confirmation of the selected unit’s quota status and the exact form of title that will be registered.
For day-to-day use, Malibu makes the most sense for someone who wants a full-service residential environment on Pratumnak rather than simply a private apartment near the sea. The building is planned around distinct spaces for pools, fitness, wellness, children, entertainment, dining and household services, while the residences are offered fully furnished. The same feature set creates the main due-diligence question after completion: a complex building has more systems, more service areas and more operating rules to verify. Once handover begins, the quality of management, actual opening hours, resident-versus-guest access, staffing, chargeable services and maintenance of the large common-area programme will matter just as much as the original design concept.

Ownership format
The developer presents the project as a freehold condominium. For a foreign buyer, direct freehold ownership of a unit is available only within the statutory foreign quota, capped at 49% of the aggregate condominium-unit area in the building. The quota status of the selected unit therefore has to be confirmed individually; if it is outside the foreign quota, another lawful structure such as leasehold may be discussed, but its terms should not be assumed to be identical across available stock.
Unit types & sizes
The dominant format in the tower, with 230 units in the developer’s current schedule. The size band is wide, so two one-bedrooms can differ materially in usable layout, living area and balcony proportions. Live inventory includes both Thai- and foreign-quota examples; quota, floor and view should be checked before comparing asking prices.
The developer lists 25 two-bedroom residences. The size range is almost twofold, so a single average is not a useful description: compact and larger layouts serve different needs. Current resale advertising also includes combined and duplex configurations whose labels do not always mirror the developer’s current unit table.
A relatively scarce standard format, with eight units in the current developer schedule. These sizes are more suitable for full-time family living or buyers who want separate bedrooms without moving into the project’s very largest homes. The exact floor plan matters because duplex and combined units also appear in the resale market under nearby bedroom labels.
The developer lists only two four-bedroom residences, each at 276 sqm. This is not a volume category and should not be valued by extrapolating from smaller apartments. Market listings also advertise smaller four-bedroom or “3+1” combined units, making it important to reconcile the sales label with the official plan for the exact property.
Nine units appear in the current official schedule. A duplex is a distinct product: two levels change how the space works, the internal stair consumes part of the plan, and position and view can matter more than headline area. It should not be compared with a single-level residence on price per square metre alone.
A single penthouse is listed in the developer’s current schedule. For a one-off residence, project averages matter less than exact floor position, privacy, view orientation, terrace configuration and contract terms. It is better treated as an individual asset within the tower than as another generic three-bedroom.
Areas and unit counts follow The Riviera Group’s current project page. Secondary-market labels do not always match that typology: combined and duplex apartments may be described differently by agents. Unit-card prices are intentionally omitted because we did not find a current public developer price list by type; live asking prices vary by floor, view and ownership quota.
