Low-rise format

Six eight-storey buildings create a different living pattern from Pattaya’s typical high-rise tower. The project is still large, so the final master plan matters for understanding density, circulation and how heavily the shared facilities may be used.

Lagoon-led amenities

A 155-metre lagoon pool is one of the few headline specifications repeated across numerous active sources. It gives the communal area a clear identity, but the final design, access rules and operating cost should be checked in the contractual common-property documents.

Long instalment horizon

The widely published schedule of THB 50,000, then 27%, 48% during construction and 25% at handover spreads the cash requirement over several years. That flexibility makes clauses covering delay, cancellation, default and refunds more important, not less.

Compact entry layouts

Studios and one-bedroom homes around 25–35 sqm keep the entry budget relatively low and suit single occupants, couples and second-home use. Families should inspect the detailed plan carefully because a bedroom count does not by itself create generous living or storage space.

Early-stage variables

Public records still disagree on the apartment count, exact handover quarter and developer branding. The project is researchable and clearly identifiable, but a buyer should move from marketing material to the current master plan, legal entity documents and unit-specific agreement before committing substantial funds.

About the project

Embassy World is a large new condominium scheme in Jomtien planned as six eight-storey residential buildings around a resort-style shared environment. It is a separate development within the wider Embassy line and should not be confused with Embassy Pattaya or Embassy Life, which have different buildings, delivery schedules and product concepts. The low-rise layout is central to understanding World: buyers are not choosing a single tower but a multi-building compound where the common grounds are intended to carry much of the lifestyle value. Across current sources, the six-building and eight-floor structure is consistent, as are studios, one- and two-bedroom homes and an extensive amenity programme. What is not consistent is the final apartment count. Live project pages currently show 807, 900 or 1,066 units, while one large portal displays 776. Without the registered master plan, that figure is too unsettled to put into the core record as if it were final.

The site is in Jomtien, within Nong Prue, Bang Lamung, Chon Buri, by Jomtien Second Road. The working address is 13/84 Moo 12, Jomtien Second Road, Nong Prue, Bang Lamung, Chon Buri 20150, Thailand, supported by the project map trail and the address used by the current project company. This places residents behind the Jomtien beachfront strip rather than in an isolated resort enclave. Day-to-day services, restaurants and shops are part of the surrounding urban area. Published walking distances to the beach, however, are surprisingly inconsistent: active sellers quote figures ranging from about 200 to 800 metres. That spread is too large to repeat one number confidently. A buyer should treat the project as a Jomtien Second Road location and verify the real walking route from the final entrance of the relevant building once the definitive site plan and access points are available.

The corporate structure is newer than the development team behind the Embassy name. Thai open-company data lists Embassy World Co., Ltd. as an active company registered on 16 January 2026 and renamed to its present name on 2 June 2026, with an address in Nong Prue, Bang Lamung. Sales and agency pages nevertheless label the developer in several ways: Matrix Development, Empire Group, The Embassy Development, or Embassy World Co., Ltd. Those labels do not necessarily indicate competing projects. Embassy’s own corporate history says the current platform grew out of Matrix Developments under founder Miki Haim, while Pearl Property identifies Embassy World Co., Ltd. as the project developer and also names Miki Haim. For a purchaser, the contractual entity matters more than the umbrella brand. The company on the reservation and sale agreement should be matched against the construction permit and land documentation before substantial funds are transferred.

The unit mix is built around relatively compact resort apartments. Studios are repeatedly shown at roughly 25–29 sqm. A common one-bedroom format is around 33–35 sqm, although some catalogues also show 29 sqm one-bedrooms and enlarged versions around 51.5–52.5 sqm. Two-bedroom layouts most consistently appear around 50–52.5 sqm, with some sales catalogues adding combined layouts of 66–69 sqm. That makes Embassy World more naturally suited to singles, couples, second-home users and buyers who prioritise shared facilities over large private interiors. A family considering full-time living should inspect the actual plan rather than relying on the bedroom label. Storage, kitchen width, usable wall length, balcony position and the relationship between bedrooms and bathrooms will matter more than a headline area. Because the project is early, the exact schedule of layouts should be checked against the current contract pack for the selected unit.

As of 23 August 2026, the lowest public price anchor we found is about THB 2.09 million. Pearl Property’s August 2026 project page starts at that level, and Realty 51 also shows a 25 sqm studio at THB 2.09 million. Other active sellers currently advertise entry pricing around THB 2.39–2.49 million. This is a useful illustration of why a project-wide starting price is not the same thing as an available foreign-quota apartment. Building, floor, orientation, layout and ownership quota can all change the number. We therefore treat THB 2.09 million as a lower public market anchor, not a guaranteed developer offer. Before booking, an overseas buyer should obtain a dated price sheet identifying the apartment number, ownership quota, full contract price and payment schedule. Promotional discounts or capital-growth claims should not substitute for that unit-specific document.

The payment structure is more consistent across independent project pages than the headline price. The commonly published foreign-quota schedule is THB 50,000 to reserve, 27% around contract signing, a further 48% paid in instalments during construction, and the remaining 25% at handover and ownership transfer. One advertising page shows a smaller reservation amount, so even the first step should be reconfirmed in the live booking form. The practical attraction is clear: much of the purchase price is spread across a long construction period instead of being due at once. The same structure also increases the importance of contract wording. Buyers should understand the payment dates or milestones, default provisions, remedies for construction delay, cancellation rights and any refund mechanism. An interest-free schedule is useful only when the obligations on both sides are clearly documented.

The shared facilities are the project’s most distinctive physical proposition. Repeated materials describe a 155-metre lagoon pool, a water area with a large screen, a substantial fitness centre, yoga and Pilates rooms, sauna and wellness spaces, coworking facilities, lounges and children’s areas. In a six-building development, these features are not incidental extras: they are likely to shape both daily use and the long-term operating budget. That is also why a buyer should distinguish an early design concept from the final common-property specification. Pool design, equipment brands, operating hours, access rules and the exact size of individual rooms can change before completion. Once available, the registered common-property schedule, juristic-person budget assumptions and service rules will be more useful for ownership decisions than renders alone. The maintenance burden matters just as much as the number of amenities.

Several sellers also describe the apartments as delivered in a fitted condition, with built-in cabinetry, kitchen equipment, sanitary ware, digital door locks and smart-home functions. If these items are preserved in the contractual specification, the handover should require less immediate fit-out work, which is especially useful for an owner living outside Thailand. The phrase “fully fitted” is not precise enough on its own, however. It can refer only to fixed cabinetry on one price list and extend to loose furniture, appliances, curtains or decorative items on another. Buyers should request the furniture and equipment schedule attached to their exact unit agreement, including replacement rights where a named material becomes unavailable. We do not assume that every visual item shown in a marketing render will be included in the purchase price.

A sensible working completion year is 2031, but the quarter is not settled enough to present as fixed. Pearl Property and Seaboard currently show Q4 2031, Realty 51 shows Q2 2031, and PropertyHub simply records 2031. Some agency pages still carry a 2030 date. There is also a live-stage discrepancy: Pearl’s August 2026 page describes Embassy World as pre-launch, whereas Realty 51 lists it under construction and reports 1% progress. Without a primary construction-progress feed, these labels should not be forced into false precision. The buyer-level conclusion is more important: this is a long-dated purchase. Anyone needing a home or rental asset within the next year or two should rule it out on timing alone, regardless of whether the final contractual handover date becomes the second or fourth quarter of 2031.

Foreign ownership needs to be checked at the apartment level. Thai condominium law permits qualifying foreign buyers to hold freehold title within the foreign ownership ceiling, which is limited to 49% of the aggregate unit area in a registered condominium. Embassy World sales pages actively market foreign-quota apartments, but that does not mean every available unit can be registered to a foreigner on the same terms. The quota status of the selected unit must be current at the time of transaction. If a seller proposes leasehold instead of condominium freehold, that is a different legal arrangement and should be evaluated separately; we did not find one universal Embassy World leasehold structure that can safely be applied to every unit. The reservation and sale documents should identify the exact apartment, quota, seller entity, price, payment schedule and title-transfer mechanism.

Embassy World is therefore best understood as an early-stage, facility-heavy Jomtien project rather than as a finished product with every technical detail locked. Its appeal comes from the low-rise multi-building format, unusually broad communal programme, small-entry layouts and a long payment horizon. Its current weakness is the same thing that creates the low entry point: uncertainty remains in the public record. Even established portals disagree on the total unit count, exact handover quarter and developer branding. A buyer comfortable with construction-stage risk may find it worth progressing to legal and technical due diligence. A buyer who needs near-term keys, a settled operating budget or final building specifications should compare it with more mature developments. At this stage, the master plan, contract entity, foreign-quota confirmation and unit-specific price sheet matter far more than marketing language about returns or prestige.

Ownership format

Foreign freehold is available within Thailand's 49% foreign ownership ceiling based on the aggregate unit area of a registered condominium. Project sellers advertise Foreign Quota units, but availability must be confirmed for the selected apartment. No single project-wide leasehold structure was confirmed.
