The official mix is deliberately narrow: one-bedroom apartments from 23.50–27.00 sq.m. and two-bedroom apartments from 42.75–43.75 sq.m. That makes comparison easy, but it also sets a clear limit because there is no published large-family category. The two-bedroom layouts have one bathroom, so they are best viewed as compact urban homes rather than substitutes for a spacious family apartment.

Urban North Pattaya

Pothisan Road places the project close to everyday city infrastructure, not only tourist beaches. Sansiri lists Pothisan Market at about 240 metres, Bangkok Hospital Pattaya at 1.4 km and Terminal 21 at 2.0 km. For a long-term resident those practical distances may matter more than the project’s design theme; for a buyer whose priority is immediate beachfront access, the same location is a compromise.

Useful shared spaces

Pool, garden, co-working space, gym, lounge and laundry facilities add usable space outside the compact apartments. That is particularly relevant for remote workers or owners spending extended periods in Pattaya. The caution is scale: the common areas will ultimately serve a 495-unit community, so comfort will depend on real occupancy and management after completion rather than on renderings alone.

Live pricing matters

Sansiri’s current project page shows a starting price of THB 1.79M, while early launch coverage quoted THB 1.69M. The developer also reported roughly 90% sales within days of the June 2026 launch. The public starting figure is therefore a project-level anchor, not a promise that a preferred layout, floor, view and ownership quota remain available at that amount today.

Quota before reservation

For a foreign buyer, an available apartment is not automatically a foreign-freehold apartment. The unit must still sit within the statutory 49% foreign ownership quota by area. dcondo Vite does not publish a live quota balance, so the ownership status of the selected unit should be confirmed in writing before any reservation payment is made.

About the project

dcondo Vite Pattaya is a new low-rise condominium by Sansiri on Pothisan Road in North Pattaya. Current developer materials describe two eight-storey residential buildings on approximately three rai of land, with 495 condominium units in total. It is neither a beachfront tower nor a small boutique residence. The proposition is more practical: compact new-build apartments, an address between Na Kluea and North Pattaya’s main urban connections, and a useful set of shared spaces for everyday life. It should also be kept separate from Sansiri’s nearby Vay Pothisan projects. Those developments sit in the same part of the city but have their own buildings, specifications and delivery schedules.

The most important structural point is the combination of low height and a relatively large resident population. The 495 units are spread across two eight-storey buildings, while Sansiri publishes parking provision of about 32% relative to the unit count. For an owner who expects to drive every day, that matters more than the Mediterranean-inspired design language: parking is not one bay per apartment. The trade-off is that this is an urban location rather than an isolated resort compound. Pothisan Road connects into Sukhumvit and the wider Pattaya street network, and established shops, a local market, hospitals and transport are already nearby. Daily life can therefore happen in the surrounding district rather than depending entirely on facilities inside the development.

The official brochure keeps the apartment programme straightforward. One-bedroom, one-bathroom units run from 23.50 to 27.00 sq.m., while two-bedroom, one-bathroom units run from 42.75 to 43.75 sq.m. The smaller category is divided into types 1A, 1A-1, 1Am, 1A-1m, 1B and 1Bm; the two-bedroom layouts are types 2A and 2Am. This is a sensible range for a single resident, a couple or a buyer who wants a separate second bedroom without moving into a large family apartment. The dimensions are still compact, especially in the two-bedroom category. Two bedrooms share one bathroom, so a family used to two bathrooms, a large kitchen or generous storage should judge the actual plan rather than assuming that the bedroom count alone defines the level of comfort.

Shared facilities are broad enough to compensate for some of that compact private space. The published programme includes the Riviera Pool, a landscaped garden and outdoor recreation area, co-working space, gym, Casa Lounge, lobby and laundry room. The brochure also lists 24-hour security and CCTV, EV charging and wireless internet in selected common areas. For a 24–27 sq.m. apartment, those amenities can materially change how the home works: a meeting, workout or work session does not have to take place inside the unit. The other side of the equation is scale. All of those spaces serve a 495-unit project, so the resident experience will depend on actual occupancy, the proportion of rentals and how the juristic person manages access and maintenance after handover.

The location is better understood as urban North Pattaya than as a beach address. Sansiri gives approximate distances of 240 metres to Pothisan Market, 1.2 km to Sukhumvit Road, 1.4 km to Bangkok Hospital Pattaya, 1.6 km to the North Pattaya bus terminal, 2.0 km to Terminal 21 and 3.7 km to Central Pattaya. Those figures say more about everyday convenience than a generic claim of being a few minutes from the sea. Most major destinations are easy to reach by car, motorbike or ride-hailing service, but a buyer who wants to walk out of the lobby directly onto the beach should look elsewhere. For longer stays, however, the proximity of local retail, healthcare and road connections may be more useful than a first-line tourist setting.

Sales launched in June 2026. In Sansiri’s own first-half corporate update, the company said dcondo Vite reached roughly 90% sales within days of launch and cited a starting price of THB 1.79M. That figure should not be treated as evidence of future capital growth, rental yield or scarcity. Its practical implication is simply that the original availability sheet became stale quickly. A buyer now needs a live check of building, floor, view, ownership quota and remaining stock rather than relying on the launch brochure. Earlier previews quoting THB 1.69M capture the initial launch stage; the current official project page displays THB 1.79M and is the better public price anchor as of 15 August 2026.

The delivery schedule also needs careful handling. Sansiri’s official brochure states that construction was scheduled to start on 1 August 2026 and to be completed around 30 September 2027, followed by condominium registration. However, dcondo Vite does not appear as a separate project card on Sansiri’s public monthly construction-progress page for August 2026, so we do not claim a verified current completion percentage as of 15 August. Several property platforms instead show November 2027 as the completion month. The registry therefore uses the more precise date from the official brochure, while a purchaser should still reconcile that date with the current reservation or sale agreement, permits and the latest developer construction schedule.

For an international buyer, the legal structure matters as much as the layout. Thai condominium law allows qualifying foreign buyers to own condominium units as freehold only while the aggregate foreign-owned area remains within the statutory 49% cap. That means two physically identical apartments can have different ownership eligibility: one may sit in the foreign quota and be registrable in a foreign buyer’s name, while another may not. We found no public live foreign-quota ledger for dcondo Vite. One agency inventory view dated 19 July 2026 showed Thai-quota developer stock from THB 1.59M and no displayed foreign-quota starting price. That does not prove the foreign quota is exhausted, but it is enough reason to verify quota status before paying a reservation fee.

Ownership format

A foreign buyer can register a condominium unit as freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. dcondo Vite does not publish a live foreign-quota balance, so ownership eligibility must be checked for the selected unit before reservation. If the foreign quota is exhausted, any leasehold alternative would depend on a separate contractual structure that is not set out in the current official project materials.

This is the only published two-bedroom format. It adds a genuine second bedroom but retains a single bathroom and stays below 44 sq.m., making it more suitable for a couple needing an office, a small household or an owner wanting a guest room than for a family seeking generous space. The specific 2A or 2Am plan matters because room arrangement and furniture placement can affect usability more than the small difference in floor area.

The official brochure shows eight layout codes that fall into three practical size groups. Areas are reproduced from Sansiri’s brochure without calculation. No current public price list by type, nor a verified live foreign-quota balance by layout, was available as of 15 August 2026.
