Why this project is worth a look
Two beach options
Published project distances are about 600 m to Surin Beach and 350 m to Bang Tao Beach. That creates genuine choice along the coast, but RHEA is not a beachfront building and any sea view must be checked for the specific residence.
Low-rise scale
The three residential buildings are limited to five storeys while the scheme contains 295 homes. It suits buyers who prefer a low-rise environment, but it should not be mistaken for a very small boutique development.
Pets are planned for
The condominium is explicitly presented as pet-friendly, includes a pet park and marks several layouts for pet use. Detailed restrictions are not published in the open rules reviewed, so they should be confirmed before purchase.
Progress is public
The August 2026 construction page records approved EIA, an issued construction permit and progress on pile driving. Expected completion is September 2027, which remains a future contractual milestone rather than a guaranteed move-in date.
A larger alternative
Alongside one- and two-bedroom apartments, the official brochure includes a 120 sqm two-level Villa layout with a pool. It gives families a very different option, but its tenure and running costs need specific checking.
About the project
RHEA by Sansiri is a five-storey condominium under construction in the Surin part of Choeng Thale on Phuket’s west coast. Its location is better understood as a link between two beach areas rather than as a beachfront project. Published project distances are approximately 600 metres to Surin Beach and 350 metres to Bang Tao Beach. That gives an owner access to two different parts of the coast without making either beach part of the property itself. Surin is the more compact resort pocket; heading north toward Bang Tao opens into the wider Choeng Thale and Laguna lifestyle area. The buildings are set inland, so a sea view should never be assumed from the project name or the general location. It needs to be checked against the exact building, floor and orientation. The project address is Soi Surin Beach 8, Choeng Thale, Thalang, Phuket, and the developer’s official map pin points to the same site.
The development is low-rise, but it is not a tiny boutique condominium. It is planned as three five-storey residential buildings with 295 residences, plus a separate one-storey communal-facilities building. The site is approximately seven rai, or about 11,200 square metres. Parking is stated at roughly 51% of the number of residences. On Phuket, where a car or motorbike is often part of normal daily life, that ratio matters: it does not mean every owner receives a dedicated space. A buyer who expects to keep a vehicle should ask how spaces are allocated and whether any rights are attached to a particular residence. The five-storey scale should feel very different from a high-rise resort tower, yet 295 homes still create a sizeable resident population. Anyone looking for a very private scheme with only a few dozen neighbours should keep that distinction in mind.

As of 16 August 2026, RHEA is an active construction project rather than a ready-to-move condominium. The August progress update records an approved environmental impact assessment, an issued construction permit and 40% completion of pile-driving work. That last figure is specifically progress on piling, not a claim that the entire development is 40% finished. Expected completion is September 2027. One useful feature for an off-plan buyer is the dated construction-progress trail, which makes it easier to follow the build than relying only on a sales presentation. The remaining risk is still real: completion is in the future. Buyers should read the sale contract for handover timing, permitted extensions, remedies for delay and refund provisions rather than treating the target month as an unconditional guarantee.
The residence mix goes well beyond a single generic one-bedroom and two-bedroom plan. Sansiri’s brochure groups one-bedroom, one-bath homes at 29.75–35.25 sqm; two-bedroom, one-bath homes at 47.75–48.75 sqm; and two-bedroom, two-bath homes at 59.75–65.00 sqm. Within those groups are versions associated with pool access, gardens and pet-oriented locations. The brochure also shows a 120 sqm two-level Villa layout with two bedrooms, two bathrooms and a pool. That special format is materially different from the compact apartments in both use and likely running costs. There are additional subtypes and plan codes inside the brochure, so a serious comparison should be made at unit level. A buyer should look at the actual plan, position, outlook, access to communal areas and any private-pool or garden arrangement instead of assuming that all homes with the same bedroom count are interchangeable.
The amenity package is designed for everyday use as much as holiday stays. The official project specification includes a swimming pool, communal gardens, fitness centre, boxing area, yoga space, sauna, workspace, lobby, laundry room, sunbathing deck, electric massage chair, parking, EV charging, 24-hour security and CCTV. RHEA is explicitly presented as pet-friendly and includes a dedicated pet park; several layouts in the brochure carry pet designations. That is meaningful for an owner who plans to live with a dog or cat because the concept is built into the scheme rather than appearing only in a secondary listing. The public documents reviewed, however, do not spell out detailed condominium rules on animal size, number or breed. If pet ownership is a non-negotiable part of the purchase, those future juristic-person rules should be obtained and read before signing.
For day-to-day geography, RHEA sits closer to the Surin beach pocket than to the centre of Laguna. Published distances put Tops Daily at about 280 metres, Catch Beach Club at 2.4 km and Porto de Phuket at 4.8 km. HeadStart International School is shown at 6.3 km and Phuket International Airport at 24.5 km. These are useful location anchors, not fixed travel times; traffic on Phuket’s west coast changes substantially by hour and season. For a full-time resident, the practical appeal is the ability to reach the beach and some daily shopping locally while still being connected to the larger Choeng Thale area. The trade-off is that major schools, shopping destinations and many services remain vehicle-oriented. Buyers who specifically want to walk around Boat Avenue or live inside Laguna should test the actual route rather than relying on the broad “Bang Tao” label used by some sales channels.
Tenure deserves a unit-by-unit check for any foreign buyer. Current RHEA listings explicitly offer foreign freehold for qualifying condominium residences. Under Thailand’s condominium framework, foreign ownership is limited to 49% of the condominium’s total floor area, so the remaining foreign quota is a live inventory issue, not something guaranteed by the project name. A buyer should confirm quota availability for the exact residence before reservation and again through the transfer documentation. If the foreign quota is unavailable, a leasehold structure should not be assumed to exist on identical commercial terms unless it is specifically offered and documented. The 120 sqm Villa layout needs an additional layer of care: it appears inside the official condominium brochure, but the public project materials do not separately explain the title mechanics for that special format. Its tenure should therefore be checked from the contract and title documentation rather than inferred from the standard apartment units.
There are two useful price signals at the time of this review. The developer’s current project page advertises prices from THB 4.99 million. At the same time, an active 29.75 sqm one-bedroom residence is being marketed at THB 4.65 million and was marked as updated within the previous few days. For that reason, THB 4.65 million is used here as a lower market anchor, not as a promise that every buyer can secure a home at that level. A low-priced residence may differ by building, outlook, tenure, furnishing package or remaining stock. Fresh listings dated 15 August 2026 showed a lowest visible asking price of THB 4.97 million, reinforcing the need to check the exact residence rather than rely on a single headline. Public payment plans commonly show roughly 30% at contract, 20% during construction and the balance at handover, but reservation amounts and instalment detail vary between live offers. The signed schedule for the selected residence is the one that matters.
The most sensible way to evaluate RHEA is as an off-plan, low-rise home in an established west-coast beach area, not as a guaranteed-return investment product. Marketing pages may publish projected yields, but those figures are deliberately excluded here because actual rental performance depends on entry price, furnishing, management, seasonality, rental rules and competing supply after completion. Before buying, compare specific residences within the project: building, floor, orientation, relationship to the pool and pet park, potential common-area noise, furnishing package, tenure, payment schedule and post-handover charges. With 295 residences, internal differences can matter as much as the project-level concept. RHEA makes the strongest case when the exact plan and legal package fit the buyer’s own use case—holiday home, longer stays or a hold for future rental—rather than when the decision is based on a project-wide slogan or a headline yield.

Ownership format
Foreign freehold is offered for qualifying condominium residences within the available foreign quota. Thailand limits foreign ownership to 49% of the condominium’s total floor area; remaining quota and tenure must be confirmed for the selected residence before reservation. The 120 sqm Villa format needs separate tenure verification.
Unit types & sizes
A compact choice for one person or a couple. Several subtypes sit inside this category, including pet-oriented positions and special variants, so pricing and feel depend on the exact building, floor and residence.
A practical step up for a couple, a small family or anyone who wants a separate study or guest room. The main official area band is tight, although special pool or garden versions can differ.
Two bedrooms and two bathrooms work better for family use or shared stays. Garden, pool and orientation variants sit within the broader category, so homes with the same bedroom count can still be materially different.
An unusual two-level, pool-equipped format within the condominium. The official plan shows two bedrooms and two bathrooms and is marked for pet use; its tenure and running-cost structure should be confirmed separately.
The official brochure shows additional garden, pool-access and pet-oriented variants. Area and configuration should be checked against the exact plan code because special versions can sit outside the main category range. Price & purchase terms
- Current price: From THB 4.65M in an active Storm Phuket offer updated within the few days before the 16 Aug 2026 check; Sansiri’s own page showed prices from THB 4.99M on the same review date. This is a lower market anchor for a specific offer: the selected residence, availability, tenure, furnishing and final terms need separate confirmation.
- Expected completion: September 2027
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. What we confirm before booking
A short, specific to the project list. We request these from the developer and go through them with you before any payment.
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the contractual handover date in the SPA — the page shows the date from the project’s materials
- the contractual area of the chosen unit, and which basis it is measured on
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Reservation amounts and instalment detail vary across live offers: THB 100,000 and THB 200,000 both appear, while the broad structure is commonly around 30% at contract, 20% during construction and the balance at handover. No single public Sansiri payment schedule for every residence was found.
- Open-market sources quote common-area management at THB 75/sqm/month and a THB 600/sqm one-time sinking-fund contribution, but those rates are not stated in the public Sansiri brochure reviewed; they should be confirmed in the contractual documents.
- The 120 sqm Villa format appears inside the official condominium project, but Sansiri’s public materials do not separately explain its title structure. Tenure for this special residence should be verified from the specific contract and title documentation.
