Property insurance in Bali
A useful policy question is not ‘how much is insurance’, but ‘what exactly, under which conditions and on which records would be considered if damage occurs’.
What should be checked before calling a policy protection for an asset?
Put four things beside each other: address and asset description, the list of what you want to protect, the cover and exclusions wording, and the notification and evidence process for an event. If they do not align, an attractive policy name protects nothing yet.
The short answer
Insurance is an agreement with definitions, limits, exclusions and duties of the parties. A risk map can suggest questions for an address. It does not replace underwriting, the policy wording or an insurer's decision. A marketing list of risks does not replace policy terms.
1. A product name is not cover
Two policies with similar names can have different definitions, limits, exclusions, deductibles and claim duties. The first document should therefore not be a slide but the wording: what counts as an event, what belongs to the asset and what must be done before and after damage.
OJK regulates approval and reporting for insurance products. That confirms a product sits within a regulatory framework; it does not confirm that a particular term applies to your asset or that a loss will be paid.

2. A map risk is an address question, not a policy conclusion
InaRISK publishes hazard maps and layers. Use them so you do not miss a question: what information about the particular address, level, access, drainage or coastal setting is needed for a discussion with a specialist and insurer?
Do not turn a provincial or district map into an assessment of a building. A map does not describe construction, maintenance, sum insured, exclusions or claim decision.

3. Compare terms line by line
Ask for one table for every proposal: asset and insured interest, covered events, limits, deductible, exclusions, maintenance requirements, notification deadline and claim documents. If a line cannot be filled in, it is not a place for assumption.
Ask separately about personal use, third-party management and downtime. These circumstances can matter to a decision model, but must not be treated as covered until the documents show it.
4. The policy is checked with the asset file
Insurance does not replace review of right, address, parties and agreements. On the contrary, without a clear asset file it is difficult to know what you seek to insure and who can make decisions or submit a claim.
Before commitment, save the wording version, date, asset schedule and answers to open questions. That is more useful than a promise that ‘everything is insured’.
Decision steps
- Describe the asset
Address, plan, condition, use and insured interest — without generalities.
- Read the wording
Cover, limit, deductible, exclusions, maintenance and notification.
- Ask the address question
Use a risk map as a request list, not a conclusion about an asset.
- Build the decision folder
Save the wording version and connect it to asset records.

FAQ
Does a risk map mean insurance will not be available?
No. A map is for questions and further review. It is not an underwriting decision, policy term or conclusion for a specific address.
Can downtime be treated as covered because a presentation includes expected income?
No. Expected income and insurance cover are different things. Look for the specific term and its applicability to the asset.
