Projects and buyer context
The three projects target different uses. Serenity Villas contains 12 private-pool homes with two or three bedrooms, positioned for personal stays and managed holiday rentals. The company's May 2026 material listed indicative prices of roughly IDR 6.03–6.87 billion.
Serenity Estates is the small, land-intensive option: four homes with two to five bedrooms, private pools and plots ranging from approximately 350 to 1,400 square metres. Listed prices span about IDR 5.34–20.49 billion, with Q1 2027 shown as the target handover. The suggestion of around 10% annual appreciation is the developer's forecast, not an independently established return.
Serenity Village serves buyers looking for a smaller footprint. Its 25 one- and two-bedroom units are advertised at approximately 50–84 square metres, with a shared pool and café, starting from about IDR 2.27 billion. The stated delivery window is Q3 2027. For this project, the maintenance budget, common-area rules and actual rental arrangements deserve particular attention.
These are historical asking-price indications from the developer's published catalogue, not live quotations. Availability, inclusions, payment stages, taxes and closing costs must be confirmed for the specific unit and contract.
Wanayu is presented as a connected, nature-led setting in Bedulu, Gianyar, rather than a collection of addresses in central Ubud. The pitch combines villas with waterfalls, paths, dining and wellness facilities. Some of that wider environment forms part of the development vision and should not automatically be assumed operational.
For an owner who expects rental guests, location needs to be assessed from the entrance to the actual villa: access roads, neighbouring construction, travel times during traffic, and which shared amenities exist today. The developer's roughly ten-minute estimate to central Ubud is useful orientation, not a verified journey-time guarantee.
