Why this project is worth a look
A genuinely small footprint
The one-bedroom homes offer a distinct, single-storey alternative to larger Bali villas. That keeps the concept simple but makes thoughtful storage and furniture choices particularly important.
About the project
Serenity Village offers a fairly specific proposition: a small home near Ubud, backed by facilities shared across a 25-villa community. It is not the same development as Serenity Villas or Serenity Estates, despite the similar names and the common Global Bali Home branding. Buyers here are choosing between one- and two-bedroom houses rather than the much larger homes promoted elsewhere in the portfolio. The developer targets handover in the third quarter of 2027, so the proposition remains a purchase before completion. That distinction matters more than the attractive master plan. You can assess the proposed layout and price today, but you cannot yet judge how the shared amenities will operate after residents and rental guests arrive.

The location is usually marketed as Ubud, a useful description for visitors but not a precise administrative address. The development is associated with Wanayu in Bedulu, Blahbatuh, Gianyar, southeast of Ubud's central attractions. This is countryside-edge living rather than an apartment within the town centre. The developer suggests a short drive to central Ubud and Goa Gajah, while another property catalogue gives a much longer journey to the centre. Neither is a dependable daily travel time without an exact gate location, departure time and actual route. Someone who values quiet surroundings may be comfortable with this compromise; someone who wants cafés, schools or errands within walking distance may find it less convenient.
A river setting is one of the most distinctive elements of the proposed site. Brokerage descriptions place the villas along the water, with terraces looking towards the green corridor. That outlook can be attractive for personal stays and marketing a holiday rental. It also creates a different kind of due-diligence question. Drainage, slope stability, erosion, retaining structures and access for maintenance matter when buildings sit near a river. Indonesian rules protect riverbank setbacks, but the applicable line cannot be inferred from an illustration or an approximate map pin. A buyer needs the plot boundary and the approved building layout before treating the river-facing position as a permanently usable feature.
The smallest advertised homes are single-storey villas of 50 square metres on plots shown as 116 square metres in the developer's list. One individual one-bedroom villa is listed at 51 square metres on a plot listed as 1.24 are; it is not marked for sale in that list. These differences are not substantial in marketing photographs, but they affect furniture placement, storage and how much of the outside area is actually usable. The one-bedroom concept is easiest to imagine for a couple or solo resident. For longer stays, buyers should pay close attention to a workable desk, ventilation, shaded outdoor space and the practical separation of sleeping and living areas. A shared café is helpful, but it cannot create another room inside the home.
The two-bedroom product is more flexible, although it remains compact. Global Bali Home's schedule shows 84 square metres across two floors on a 154-square-metre plot. Detailed third-party layouts refer to 84.2 square metres and a 150-square-metre plot, and describe a workspace on the upper level. The figures might reflect different measurement conventions or editions of the plans; the published material does not resolve that. Two bedrooms make the villa more adaptable to visiting relatives, two travellers who need privacy, or an owner who works remotely. A staircase also changes accessibility, particularly for older residents or anyone who wants all essential rooms on one level.
Private plunge pools are described in several project listings, while the developer prominently advertises a central infinity pool and café. The two amenities should not be treated as interchangeable. A private pool gives each home an outdoor feature, but it also brings maintenance and running costs. Shared amenities can help a small house feel like part of a fuller hospitality setting, yet their value depends on opening hours, staffing, maintenance budgets and access rules. Reception and parking appear in third-party descriptions of the master plan. Their precise operating arrangements have not been independently established. A finished pool shown in a sales illustration is not evidence that the service contract or long-term maintenance budget is already agreed.
For investors hoping to hand over day-to-day work, the rental operator is central to the story. Global Bali Home names BaliSuperHost, an established Bali villa management business with its own website and services covering distribution, guest support, housekeeping and reporting. That is a more tangible lead than an unnamed future manager. Still, the public material does not provide a Serenity Village-specific management agreement with commission rates, owner-use provisions, maintenance reserves, termination rights and treatment of guest receipts. Nor does the manager's existing portfolio establish a future occupancy rate for an uncompleted project. Operating assumptions belong in a sensitivity analysis, not in a promise of passive income.
The land rights are more consequential than the layout choice. Global Bali Home advertises a contractual long-term lease, describing a 30-year starting term with an option to extend for another 30 years. An October 2026 aggregator entry instead states 29 years, and a broker says the exact signed term still needs to be checked. No villa-specific lease has been publicly examined in this research. That means the lease commencement date, extension price, obligation of the underlying landholder and any conditions on transfer are unresolved. The right to use land under a contract is not the same as holding Indonesian land ownership. A buyer should see the original Indonesian terms, the relevant land title and an explanation of what can actually be transferred at resale.
Indonesian ownership categories are not interchangeable. Hak Milik is a form of land ownership that cannot simply be placed directly in the name of an ordinary foreign individual; Hak Pakai is a different regulated right, while a lease agreement creates contractual rights whose strength depends on its terms and the parties. A brokerage account refers to land held by local Hak Milik owners and leased onward, but the underlying titles for Serenity Village have not been made available here. Until they are matched to the actual villa plots, it would be misleading to present a particular land certificate as verified. The development's marketing name and the name of the company collecting payment also need to be linked to the legal entity with authority to grant the advertised rights.
The permissions story has a similar gap. PBG is the Indonesian building approval framework, while SLF addresses fitness for use when the building is ready. A property listing platform displays files labelled as permits and land due diligence for Serenity Estates; those filenames do not establish compliance by Serenity Village. A specific PBG number and approved site plan for Village were not independently reviewed. The applicable detailed zoning plan for Blahbatuh can be identified through the Bali planning portal, but not the plot's exact zoning classification without a reliable boundary and map match. Permission to erect a house and permission to operate visitor accommodation are different questions. Neither should be assumed merely because a rental-management service is advertised.
Pricing deserves more care than the project's headline suggests. The main Global Bali Home catalogue mentions an entry point of IDR 2.27 billion, while the Serenity Village page rounds its headline to approximately IDR 2.3 billion. Its specific availability table lists one-bedroom villas at IDR 2.51 billion and two-bedroom villas at IDR 3.43 billion. Other agents quote different figures and sometimes display US-dollar prices. These amounts are not a reliable price history unless the same villa, currency, date and contract terms are compared. For the registry, the clearest usable anchor is the developer's advertised price for an explicitly offered one-bedroom villa, rather than an unspecific promotional minimum. Taxes and transaction costs still require a live quotation.
Even availability is not fully consistent within the public developer material. One display refers to five villas remaining and another refers to six; the project page carries a May 2026 update date. Both statements cannot be treated as a confirmed October inventory. The published unit numbers matter because the site is linear rather than a single tower: proximity to the shared café, the orientation of a terrace and the privacy of a particular outdoor area may vary from home to home. A reservation should therefore identify the exact numbered villa on a current plan. A buyer should also expect a fresh written specification, since small changes in layout or land allocation can matter substantially within such compact homes.
The anticipated completion date is consistent across the developer's material and several independent catalogues, but it remains a forecast. Market listings describe the development as being built, sometimes even assigning a percentage to construction progress. No independently inspected progress certificate or phase-by-phase construction record was available to substantiate that percentage. It is reasonable to say the project is marketed as under construction, not that a specific proportion has been independently completed. Buyers need to know what the handover event requires: completed interiors, usable shared facilities, utility connections, building documentation and a process for remedying defects. A date on the website alone does not determine compensation or repayment if the schedule slips.
The seller's payment structure is another part of the offer that should not be filled in from custom. Global Bali Home indicates that instalment arrangements can be discussed. Third-party listings mention a 35 per cent initial payment and a 35/30/25/10 sequence, but they do not replace a signed schedule for the selected villa. It matters whether payments are due on calendar dates or upon verified work, which legal entity receives the funds, what reservation fees are refundable and whether any amount can be retained following an unsuccessful document review. A buyer dealing remotely is particularly exposed to confusion between a booking letter, a construction contract and the instrument granting a lease. Those papers can have different counterparties and different remedies.
Global Bali Home is the identifiable development brand; the official website describes its leadership and broader Wanayu projects. Some external listings call the entity PT Global Bali Home, yet a current company extract establishing its registration and precise project role was not available to this research. The distinction is not technical pedantry. The developer, the entity renting the land, the party constructing the villas and the recipient of purchase instalments might be the same company, or several related parties. A coherent transaction will show how those relationships work. The presence of Serenity Estates and Serenity Villas in the same local portfolio is useful background, but it is no substitute for evidence that obligations in Village are enforceable against the intended counterparty.
Selling the completed villa later may be more complex than comparing today's asking price with tomorrow's property values. A contractual lease is a finite asset; the next buyer receives the remaining enforceable rights and any extension mechanism that can legally be passed on. As the term shortens, the documentation of renewal and assignment can become increasingly important to price and marketability. The developer advertises help with resale, but it cannot ensure that a buyer appears when needed. A cautious owner will also allow for selling costs, periods without rent and substantial maintenance over the life of a tropical property. None of those cash flows is visible in the promotional headline return models.
Serenity Village is most persuasive as a clearly scaled future home: modest internal space, a greener setting than the busy beach districts, and shared facilities that could make occasional personal use and professionally managed rentals more convenient. It is less compelling for buyers who require immediate occupancy, verified operating income, a large private garden or simple direct land ownership. The decisive evidence has yet to be presented publicly: the lease for the exact villa, a defensible plot plan, Village-specific building approvals, an agreed list of finishes, and a management contract with real expenses. Once those are available, the choice between a one-bedroom and a two-bedroom house can be made on useful terms rather than on the strength of a projection.

What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Global Bali Home advertises a 30-year lease with extension rights, while Ask Dalam lists 29 years. The unit-specific lease, commencement date, renewal cost and enforceability were not reviewed. No Village-specific PBG and approved land boundary, zoning confirmation or future SLF has been independently examined. Documents titled Serenity Estates on another platform are not proof for Village. The developer’s own pages show both five and six available villas, and promotional entry prices differ from numbered-unit offers. Live stock, exact title parcel, legal seller and contract price remain unverified.
