Overview of Serenity Estates in city to be confirmed

From 5,150,000,000 IDROctober 2026. Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

Small collection, private plots

The current four-home layout is materially different from a high-density villa compound. Each residence is advertised with its own pool and parcel, although the final privacy of each plot depends on the approved site plan and surrounding construction.

About the project

Serenity Estates is a small villa collection marketed by Global Bali Home in Bedulu, southeast of Ubud. The developer's current project page presents four detached homes: two larger single-storey residences in its A series and two two-storey, two-bedroom villas in its B series. Every home is advertised with its own plot and swimming pool. The appeal is therefore private residential space rather than an apartment in a managed building. Yet the physical separation of the houses does not settle the legal question of ownership. A buyer will be purchasing a defined contractual interest in a particular villa and site, and the detail of that interest matters more than the terminology used in an advertisement.

It is worth establishing which Serenity project is actually being discussed. Global Bali Home markets Serenity Villas, Serenity Estates and Serenity Village within its wider Wanayu development. They are not interchangeable phases for the purpose of a property description. Serenity Villas is promoted as a twelve-villa rental-oriented collection, while Serenity Village is a twenty-five-home concept with shared amenities. Serenity Estates is the much smaller proposition with a broader range of plot sizes and an emphasis on private residence. A brochure about one of the neighboring collections cannot prove the facilities, construction date or title structure of this one. The contract should identify the relevant villa, plot and contracting entity without relying on the umbrella brand.

The location is better described as Bedulu, Blahbatuh, Gianyar, than simply Ubud. A number of property portals publish Jl. Raya Wanayu No. 13, Bedulu, Bali 80581 as the address for the Global Bali Home complex. This places the offer in a greener, more local setting southeast of the familiar Ubud center. It does not, however, establish an independently verified cadastral position for villas A1, A2, B1 or B2. Buyers should not assume that a marker for the whole development is the exact boundary of the parcel under their proposed lease. Access, neighboring plots, road width and any land reserved for shared use all deserve attention at the individual-home level.

The company highlights the surrounding countryside and markets the site as roughly ten minutes from central Ubud and five minutes from Goa Gajah temple. Those are its travel estimates, not measured times guaranteed under daily traffic conditions. This distinction changes how the setting works for different residents. Someone visiting for a few weeks might welcome a quiet house where most of the day is spent at home, outdoors and by the pool. A family living year-round may be more concerned about school journeys, medical appointments, deliveries and the reliability of the route after heavy rain. The same location can be a benefit for one routine and a drawback for another.

The published unit table offers quite different scales of house. A1 is described as a one-storey villa of 230 square meters on a 900-square-meter plot. A2 is also single-storey, with 250 square meters of building area and 1,400 square meters of land. The B-series homes have two floors; B1 is listed at 180 square meters and B2 at 155, with 350-square-meter plots for both in the developer's table. Each of the four is shown with a private pool. Building area should not be mistaken for net interior floor area, and a large parcel is not the same as usable garden. Detailed plans are needed to see where service rooms, terraces, covered areas and circulation space sit within the totals.

A1 and A2 seem designed around ease of living across a single level, while B1 and B2 put more accommodation onto smaller plots by using an upper floor. This is more consequential than a simple bedroom count. Families with small children or residents who avoid stairs may prefer a one-level layout; a couple wanting a smaller private retreat may not need the land or maintenance burden of an A-series house. Large gardens also carry more obligations. Irrigation, pruning, pool upkeep and protection from persistent humidity continue whether the owner is present or not. A view toward fields or jungle should be evaluated from the actual plot; scenery in a rendering does not bind neighboring landowners.

There are inconsistencies within the available specification. The developer's main inventory calls A1 a five-bedroom villa, whereas a separate layout caption on the same page refers to four bedrooms. The bathroom count also differs between some sales platforms for B-series homes. These are not merely editorial quirks when a property might be used by an extended family or offered to a paying group of guests. They influence room allocation, nightly positioning and the budget for furniture and maintenance. We therefore rely on the consistently described building areas and bedroom formats for the broad comparison, while treating disputed room counts as details to be resolved against dated architectural drawings and the signed specification.

An even larger discrepancy concerns the number of villas. Global Bali Home's current inventory has four named units, A1, A2, B1 and B2. Earlier material for Serenity Estates and some brokers describe five homes, including three in the A row. This could be a design revision, a withdrawn plot, or simply old sales material. Public information does not establish which explanation is correct. The difference would affect the shared entrance, density of construction, land allocation and obligations between neighbors, so it should not be handled as a cosmetic disagreement. For a transaction, the relevant document is the approved current site plan, connected to the actual land parcels and the home being purchased.

Serenity Estates should currently be treated as an off-plan or under-construction purchase. The developer's page names the first quarter of 2027 for handover. Several third-party listings instead specify the second quarter, while a brokerage report refers to piling and access-road work in March 2026. A construction update can establish what a publisher says was visible at one point, not whether a villa is ready to occupy in October. The meaningful date is the contractual delivery milestone: what must be finished, what documentation accompanies handover, how defects are handled, and whether any penalties or remedies apply if the timeline slips. None of that is proved by the estimated quarter appearing above an online listing.

Pricing is another reason to identify a specific villa rather than a generic starting point. In the developer's displayed unit table, B1 is priced at IDR 5.15 billion and B2 at IDR 5.34 billion; A1 is shown around IDR 17.05 billion and A2 at IDR 20.49 billion. However, the site's headline and portfolio overview say entry starts at IDR 5.34 billion. A separate agent advertises B2 at IDR 5.04 billion and B1 at approximately IDR 5.29 billion. Availability labels have also differed between versions of the project page. These are published price indications, not a binding offer. Only a dated written quotation can specify the available unit, included furniture, taxes, reservation terms and payment currency.

Global Bali Home is the developer brand associated with the project. Separate listings refer to PT Global Bali Home, and an Indonesian company-directory listing identifies a company of that name, although directories conflict on the registered address. These sources make the company name worth checking, but they do not establish the exact relationship between the registered entity, the landholder and the seller receiving the money. One company might market a development while another holds the land right or signs the lease. Such an arrangement is not inherently disqualifying, provided the chain of authority is disclosed in the transaction documents. Public descriptions of the firm's experience and contractors do not amount to a buyer-enforceable construction guarantee.

The project is marketed using a thirty-year initial lease with an additional thirty-year extension. A contractual lease is not freehold ownership of land, and the second term cannot be treated as unconditional solely because a promotional page calls it guaranteed. Indonesian land law distinguishes Hak Milik, a land-ownership title, from rights established by a lease agreement. A lease buyer needs to understand the party granting the use right, its authority over the parcel, the date the term starts, transferability, termination provisions and the payment and execution requirements for any extension. The actual notarized lease for Serenity Estates has not been available for independent review in the sources consulted.

Some portals state that land certificate SHM No. 04137 underlies the project and that a PBG building approval has been issued. Ownery even displays filenames suggesting that a land due-diligence report and a Serenity Estates PBG certificate have been uploaded. Those descriptions are useful leads, but we have not verified the certificate itself, its holder, the boundaries it covers, or whether the approval applies to each of the advertised homes. A SLF building fitness certificate was not independently reviewed either. That does not prove any permit is absent. It means public information cannot substitute for reading the actual documents, matching their identifiers to the plot and confirming the regulatory basis for occupation or intended rental use.

Several of the developer's most prominent claims are forecasts or promises rather than observed performance. It promotes an annual rise in land value and advertises broad construction insurance, but the policy, insured parties, exclusions and claims process have not been published in the material available here. The company also presents return calculators in its wider portfolio. Such figures cannot establish what a Serenity Estates owner will earn. A realistic ownership budget includes pool care, landscaping, cleaning, repairs, security, utilities, tax treatment and any operator or estate charges. A strong advertised rent or capital-growth figure can be overturned by a weak occupancy season, an expensive repair, or limited demand for a high-ticket leasehold resale.

The wider Wanayu vision includes walking routes, dining and wellness spaces in a green environment. That is context for the developer's plans, not proof that every named facility is complete or included with Serenity Estates. The project's dependable public description is narrower: a handful of private villas with individual pools on parcels of different sizes. If a buyer intends to rent out the home, a separate agreement should settle who handles reservations, guest access, staffing, supplies and maintenance, and how fees are charged. There is no independently examined Serenity Estates-specific management agreement in the public material. Likewise, the right to conduct short-stay activity should not be inferred from a generalized reference to a tourism or residential zone.

The most persuasive aspect of Serenity Estates is the tangible difference between the available house types. The smaller two-bedroom homes may suit a couple or a modest family wanting a private Bali base; the larger plots may appeal to buyers who prioritize space over rental yield. In both cases, the practical next step is not a forecast of appreciation. It is to match an updated site plan, unit specification, land record, building approval, draft lease and payment schedule to the same villa. An owner intending to resell later also needs to know whether the remaining lease period can be assigned and what costs or consents would apply. These answers will determine whether this particular home works, even if the broader location and concept are appealing.

Unit types & sizes

Villa A1, listed as 5 bedrooms

A single-storey home with a private pool. Its layout caption refers to four bedrooms, despite the main five-bedroom label. The currently published inventory marks this home unavailable.

Villa A2, 5 bedrooms

The largest advertised parcel in the collection, with a one-level layout and private pool. Plot configuration matters here as much as the modest increase in building area over A1.

Get floor plans and current prices
Villa B1, 2 bedrooms

A two-storey home with a private pool. Another sales catalogue quotes a 320 sqm plot, so the parcel size requires confirmation from the approved layout.

Get floor plans and current prices
Villa B2, 2 bedrooms

The smallest advertised building footprint, over two floors with a private pool. Another agent lists 318 sqm of land and a different price for B2.
