Why this project is worth a look
A genuinely small collection
Only five homes are proposed, making this a residential-scale concept rather than a resort with extensive shared facilities. That intimacy may appeal to private owners, although the rules and costs of any common access or services have not been published.
A distinctive rooftop
Each advertised villa places its private pool beside an upper-level leisure area. The design creates a different experience from a courtyard pool, provided that stairs, water management and future upkeep suit the owner.
Focused two-bedroom living
The scheme centres on two bedrooms, two bathrooms and an enclosed gathering space. It could serve a couple or small family well, but the kitchen, storage and home-office opportunities need checking against the selected villa's approved plan.
Seseh rather than central Canggu
The neighbourhood is associated with Bali's western coastal village life while retaining access to Pererenan. Without a verifiable site pin, the project's actual beach access, traffic exposure and immediate surroundings remain open questions.
An identifiable project brand
Royal Bali Group provides a named promoter and a coherent concept, which is more useful than an anonymous villa advert. The responsible landowner, construction counterparty and recipient of buyer payments still need proof in documents for this particular site.
About the project
Allurea is a proposed five-villa development in Seseh, on Bali’s south-west coast. Royal Bali Group presents each home as a two-bedroom property arranged over three levels, with a private rooftop pool, a sheltered living area and a dedicated carport. It is a distinctive proposition: instead of allocating most outdoor leisure space to a garden, the design takes it upstairs. That may work well for an owner who likes hosting on a roof terrace or wants the pool separated from the main living area. It is less obviously suited to someone who needs step-free living. The practical consequences of stairs matter more than the Mediterranean styling in the sales description.

There are five villas in the advertised collection, with two bathrooms per home and reported building areas of 161.3–170.3 square metres. A more granular figure, 161.317 square metres, appears on the individual project page for the displayed two-bedroom model. The public record does not break that range down into a verified schedule of all five villas. Nor does it give reliable plot dimensions for each home. Royal Bali Group’s project page returns a zero value for land area, while a third-party brochure-like listing places the building-area figures under a land-size heading without a clear unit. Neither should be treated as evidence of land ownership boundaries or usable outside space. A buyer needs an identified plot and an approved drawing before deciding what those numbers really mean.
The rooftop is the centrepiece, not an incidental amenity. The published design includes a pool, dining space and terrace alongside an oculus skylight. From a lifestyle perspective, having outdoor space above the main rooms can separate entertaining from resting. From a building perspective, an elevated body of water introduces questions about waterproofing, drainage, structural loading and access for routine servicing. Those are questions about the final specification, not reasons to assume there is a fault. No project-specific waterproofing detail, equipment schedule or completed inspection record was available during this review. Until the villa exists as an inspected building, the careful description is a proposed feature, not a tested outcome.
The architectural language is recognisably different from the glass-box villas often advertised around Canggu. Arched glazing, pale textured finishes and the circular skylight give Allurea its visual identity. But a render cannot tell a buyer how hot the upstairs rooms become in afternoon sun, how a window seal performs through heavy rain or what it costs to clean high glazing. The enclosed living room should help with weather protection and air conditioning; it also makes electrical consumption and ventilation important. Product names, glass specifications, shading solutions and included appliances were not verified for individual villas. This is why a full finishes schedule can matter more than a broad promise of premium construction.
The Seseh setting deserves its own assessment. Public Indonesian tourism information places Seseh Beach within Cemagi village, Mengwi district, Badung Regency. The coast is close to Pererenan and more established Canggu amenities, but Seseh is not simply another street in Canggu. It has village roads, coastal access and a different daily pace. Royal Bali Group identifies the development as Seseh without publishing a confirmed street address or a plot-level map point that we could independently match. Consequently, no credible walking time to the beach, drive to an airport or distance to a café can be given for Allurea itself. Such claims would require knowing where the entrance actually is and which road provides access.
The nearby coastline may be attractive for walking, sunset views and surfing, yet it should not be marketed as a reliably sheltered swimming beach. Indonesia’s tourism listings describe notable surf conditions at Seseh. The distinction matters to families choosing a holiday home and to rental operators deciding which guests are likely to value the area. A sea view is not established for Allurea, and neither are unobstructed rice-field views or lasting open space around the site. Those are individual plot characteristics. The outlook could also change with neighbouring development, so the decision should be grounded in a site visit, the actual orientation and the local planning context rather than a general lifestyle description of the district.
On timing, the brand’s public pages need to be read carefully. The official homepage has displayed June 2027 alongside Allurea without clearly explaining whether that date refers to launch or handover, while the project listing itself continues to describe the collection as a prelaunch or coming-soon scheme. Its dedicated page does not provide a verified contractual handover date. The wider development catalogue groups it under construction-related headings, but that classification is not an independent progress report for these five homes. We could not confirm a dated project-specific construction update or completion certification. This does not prove work has not begun. It means a buyer with a fixed move-in or holiday letting schedule should rely on a signed delivery commitment, a current site report and the remedy for late completion, not a month in a marketing panel.
Royal Bali Group is the named development brand. Its company profile says it operates under PT Dillenger and Conquest Partners, and a matching company appears in an Indonesian corporate registry directory with an address in Badung. That is useful background on who is promoting the project. It does not establish which legal person owns the land in Seseh, signs the construction agreement, receives instalments or becomes liable if the building is not delivered. Related firms can have quite different roles in development, sales, management and legal services. The contracting company and payee must be identified through the documents for the chosen home, with an explanation of any separation between them. A public company profile cannot replace that evidence.
The advertised tenure is a 25-year contractual lease, described as hak sewa. It is not a freehold land title. An overseas buyer should not read it as an ordinary transfer of Hak Milik, the Indonesian ownership title that a foreign individual cannot simply register in their own name. Indonesian law provides other land and residential rights, including conditional rights of use, but nothing in those general rules demonstrates that a different right is offered at Allurea. The actual land certificate, the registered title holder and the signed lease have not been made available. Crucial details remain open: when the 25 years start, whether the landlord must approve an assignment, what may be inherited or resold, and what happens to buildings and improvements at expiry.
A possible extension is often presented as an easy way to make a long lease more attractive. Here, however, a second term should not be assumed. A contractual option is only as useful as its precise conditions: who can exercise it, when notice must be given, whether the price is fixed or renegotiated and how the owner of the underlying land is bound. Equally, a lease starting while the villas are still being built leaves a different amount of completed-home use from one starting at handover. The resale market ultimately prices remaining rights, not just the original construction cost. This is especially relevant to a development with a longer construction period and no independent operating track record yet.
Planning and building permissions form a separate part of the risk assessment. Indonesia’s PBG is a building approval tied to technical requirements; the SLF is evidence that a finished building has been certified fit for its intended use. The government’s SIMBG service is the relevant public framework, while the OSS system covers business-related requirements, including spatial suitability. For Allurea we could not inspect the project’s approval numbers, cadastral reference, specific zoning determination or an SLF. At the prelaunch stage an SLF may not yet be due, and lack of public access is not evidence that an approval was refused or never obtained. Still, a plan for short-term holiday rentals cannot be treated as an authorised operating business solely because the development is in Seseh.
Price discovery is unusually fragile. The Royal Bali Group detail page displays $0 where a villa price would normally appear. That is a placeholder, not an offer. Orvena Property Group carries a marketing listing from USD 350,000; Royal Bali Group uses the same USD 350,000 as an illustrative investment input in its rental spreadsheet. Neither establishes that a specific numbered villa is available at that price today. The current sales inventory, payment milestones, final contract currency, taxes, notary costs, furniture package and the treatment of management fees still need a unit-specific offer. The published USD amount can help a reader gauge the intended pricing tier, but it should not be mistaken for a confirmed invoice or a binding quotation.
The rental projection warrants an equally disciplined reading. Royal Bali Group’s model assumes roughly 81% first-year occupancy and advertises a potential annual return of about 13.91%. Several operating-cost categories, including utilities, staffing and insurance, appear as zero lines in the displayed calculation. There is no rental history from finished Allurea villas to validate those assumptions. A real owner would have to account for cleaning, linen, pool maintenance, guest acquisition, booking-platform fees, repairs, taxes, vacant periods and the management contract. More importantly, net cash flow during a lease does not remove the fact that its remaining term shortens. The promoter’s illustration is a scenario, not a verified income forecast for any particular buyer.
The advertising also refers to a ten-year build warranty, assistance with forming a PT PMA company and an investor KITAS. These promises describe different legal and commercial services. A warranty depends on its exclusions, claim procedure and the identity and solvency of the party giving it. Incorporating an Indonesian foreign-investment company brings responsibilities and running costs; it does not automatically turn a private land lease into freehold ownership. Immigration status depends on current eligibility criteria and official approval, not on a villa purchase alone. The documents reviewed did not show a signed Allurea-specific agreement setting out what is included, what is paid separately or who guarantees delivery of those services. They should be assessed independently of the architecture.
Living in Allurea would mean more than using a rooftop pool at sunset. A resident needs workable parking, reliable water and power, adequate internet, sensible stairs, drainage during the rainy season and a clear way to maintain the upper-level pool. Someone planning to work from home will care about cooling, acoustic privacy and where a desk actually fits. Parents will want to know how rooftop access is secured. Maintenance costs may be particularly important if five owners share an access road or common services, although no confirmed association budget or management rules were published. These are practical details that can change the appeal of an otherwise attractive plan, even when the sale price looks competitive.
For a lifestyle buyer, the strongest case is the combination of a small five-home setting, two-bedroom accommodation and a design-led roof terrace within the wider Seseh area. For a rental investor, the case is not yet proven by the published figures. The eventual resale value will depend on the completed quality, the rights remaining under the lease, transparent operating costs and the willingness of a new buyer to take over the contract. At this stage Allurea is best understood as a recognisable project concept with a clear developer brand and several useful physical specifications, but with the legal pack, exact plot, delivery evidence and binding commercial terms still to be examined. That distinction protects the buyer from confusing an appealing proposal with a completed asset.

Home types & sizes
Royal Bali Group describes three levels, an enclosed living room, a rooftop pool with a dining terrace, a circular skylight and a private carport. The site does not provide an independently verifiable unit-by-unit plot schedule or floor-area allocation. Treat this as the advertised building-size range, not a surveyed measurement or the specification of an available numbered villa.

Location
- The developer places Allurea in Seseh, within the Mengwi area of Badung Regency; an exact project address and site boundary have not been verified.
- Indonesian tourism sources place Seseh Beach in Cemagi village. That locates the broader coastal district, not a particular Allurea plot or street.
- Pererenan is nearby along the coast. Genuine access times to Canggu or the airport cannot be quoted without knowing the villa entrance and the road used.

Best for: A couple or small family interested in a defined two-bedroom home with an enclosed living area and a private rooftop retreat rather than an amenity-heavy resort.; A buyer who genuinely knows Seseh and is prepared to assess the actual road, neighbouring plots and day-to-day setting rather than rely on an invented beach-walk time.; An investor comfortable assessing a prelaunch scheme from signed tenure documents, a credible delivery schedule and a full operating budget rather than a headline rental-return projection.; may not suit: Someone requiring single-level accessibility, a generous ground-level garden or a pool opening straight from the living room; the advertised concept is vertical and rooftop-led.; A purchaser facing an immovable move-in date or expecting immediate rental income, because a contractual handover date and completed operating asset have not been evidenced.; Anyone expecting personal freehold land ownership or guaranteed returns: the proposed tenure is a contractual lease and the financial figures are promotional assumptions..
