Why this project is worth a look
A small villa community
DWM lists seven homes in the first phase rather than a multi-storey residential block. It is an appealing scale for someone who values private outdoor space, although the actual sense of separation depends on the chosen plot and neighbouring buildings.
Space for a household
Three bedrooms, a private pool and a fitted kitchen appear consistently in first-phase listings. The arrangement works for family use or whole-home rentals, with the corresponding responsibility for maintaining the pool, appliances and furnishings.
An inspectable finished asset
The developer dates completion to 2024, and accommodation operators currently advertise individual villas. A buyer can seek a physical inspection and operating records instead of relying only on drawings, without confusing that opportunity with proof of legal completion.
A visible rental market
Some first-phase houses are offered for short stays with housekeeping and guest support. This demonstrates an operating use case, but says nothing definite about another owner's occupancy, permit position or take-home income.
Inland Pererenan character
Tumbak Bayuh offers a more residential setting than the immediate beachfront, while keeping coastal amenities within the wider area. The trade-off is transport: access conditions and traffic are more relevant than a headline promise of being minutes from the beach.
About the project
Lara Residence is a small collection of private-pool villas in Tumbak Bayuh, inland from the Pererenan coastal strip in Bali. The appeal is straightforward: a self-contained home with three bedrooms, cooking and living space, and its own outdoor area rather than an apartment in a large managed block. DWM Group presents the development as completed in 2024. That matters to someone considering a purchase because the discussion can move beyond proposed finishes and delivery schedules. An existing house can be inspected, its condition assessed and, where the seller cooperates, its operating expenses checked against real records. Completion on a developer's website is still a commercial statement, though, not a substitute for the building and land documents of the particular property.

There are two developments under the Lara name, and keeping them apart prevents several misleading comparisons. DWM's Lara Residence portfolio page covers seven villas from its first phase. The firm also lists Lara Residence Phase II as a separate project with a later stated completion year and a different unit offering. Sales and accommodation sites variously call the first scheme Lara Residence Phase I, Lara Residence I or Lara Residence 1 Canggu. These are useful search terms for the same first-phase development. A two-bedroom Phase II rental or sales listing, however, should not be mistaken for a smaller unit within the first scheme. Buyers comparing prices need to identify the phase and villa number before treating the advertised figures as alternatives.
Prices are another reason to resist treating the development as a single standard product. On 17 October 2026, DWM's own sales presentation showed a Phase I villa at IDR 6.6 billion. A Rumah123 listing updated on 21 May 2026 advertised IDR 5.58 billion for what it identifies as a first-phase villa. The lower figure is a historical market asking-price anchor, not a confirmed offer that can be accepted today. The two adverts may refer to different homes, ownership terms or levels of furnishing; the public information does not say. A meaningful comparison needs the exact villa, the payment recipient, transaction expenses and remaining rights documented alongside the asking price. No exchange-rate conversion or price-per-square-metre estimate has been added here.
The legal structure is less clear than the physical product. Rumah123 labels its listing Hak Sewa, referring to a contractual rental interest rather than title ownership of the underlying land. We have not seen an executed lease, a land certificate or a transfer instrument specific to a Lara Residence Phase I villa. The commencement date, remaining term, extension mechanism, ability to assign the contract and any permission to sublet remain unverified. Indonesian land rules distinguish Hak Milik, ownership title to land, from other possible rights and contractual arrangements. A foreign buyer cannot simply assume direct individual ownership of Hak Milik land. Which structure is actually available must be established from the lot's documents and the buyer's circumstances, not from a generic property label.
The clearest first-party sales listing describes a three-bedroom, three-bathroom villa with 240 square metres of area, a private pool and two parking spaces. The difficulty is what those 240 square metres measure. The public listing does not establish whether it is internal floor area, built area or another basis. An independent resale advertisement for Lara Residence Phase I gives a different picture: 150 square metres of building space in its written description but 300 square metres in its structured details. Its land measurements also disagree internally, with 135 and 150 square metres appearing in different parts of the same advertisement. These figures should remain separate, not be averaged into a reassuringly precise specification. A dimensioned plan and the documents for the selected lot would settle more than another sales brochure.
The property itself is designed around indoor-outdoor living. Across developer and accommodation descriptions, recurring features include a private swimming pool, a furnished cooking area, garden space and electronic home controls. One hosted villa describes automated curtains, access locks and additional smart fittings. The developer also markets security and hospitality-style assistance. Those details are relevant to daily comfort, especially for people planning an extended stay, but they do not define a uniform inventory for every home. Some short-stay listings mention a sauna in selected units only. Furniture, appliance condition and any service agreement should therefore be considered on a villa-by-villa basis instead of assumed from the strongest-looking listing in the development.
Tumbak Bayuh is the actual neighbourhood context, within Mengwi district of Badung regency. Pererenan and Canggu appear frequently in listing titles because they are the better-known nearby destinations, not because the villas sit on the beachfront. Accommodation channels and the current rental operator identify Gg. Bangau as the access street. A resale advertisement instead gives Jl. Raya Tumbakbayuh–Pererenan No. 48. We could not reconcile those addresses with a surveyed lot or a recorded land parcel. The first is the better-supported street-level locator, while the seller's alternative should be retained as a question until someone can connect the unit to a map, site plan and its ownership or lease documents.
Living here involves a particular trade-off: more separation from the busiest beachside streets, but greater dependence on transport. Local rental descriptions speak of reaching Pererenan Beach by car, and nearby cafés and restaurants are a draw for guests. Their advertised travel times are not fixed journey times. Traffic, the access lane and the position of a specific villa all affect the experience. Anyone choosing a home for personal use should be interested in mundane details that do not appear in a property headline: road access after dark, drainage in heavy rain, noise, privacy between neighbouring pools and whether new buildings are likely to change the outlook. None can be confirmed from a generic map pin or a claim about an attractive neighbourhood.
There is visible short-stay activity associated with the first phase. Booking platforms advertise three-bedroom villas under Lara Residence 1 Canggu, and House of Reservations offers some of the houses with guest support and cleaning. DWM Group also promotes its development and property management capabilities. Together these show that individual villas are offered for accommodation, not just portrayed as future investment stock. They do not establish occupancy, legal operating status or an owner's net earnings. Accommodation listings refer to groups of five or six villas, whereas the developer states seven units in the first phase. Those numbers may describe different managed or bookable subsets; there is no good basis for rewriting the project's total from a host's count.
For an income buyer, a functioning house creates the opportunity to ask for evidence rather than accept a yield illustration. Actual owner statements would need to distinguish booked revenue from cash received, then account for channel fees, cleaning, utilities, pool maintenance, insurance, repairs, furnishing replacement, management charges and vacant periods. The availability of housekeeping to a guest does not mean the owner receives those services free of charge. DWM publishes optimistic return and appreciation figures on its project page, but no independently verified unit-level operating accounts were available for this review. The relevant investment case would be the remaining legal interest and the cash flow it can realistically support, not the percentage printed beside a project photograph.
Operational legality is a separate question. The developer's 2024 completion claim and current rental advertising support the conclusion that this is an existing development. They do not establish that the particular property has the required building approval, its certificate of fitness for use, suitable land-use permissions or whatever accommodation permissions apply to the intended business model. Indonesian authorities distinguish PBG, building approval, from SLF, certification of a building's fitness for use. Neither document for this specific first-phase property was available in the reviewed public material. Lack of public access is not evidence of non-compliance, but a buyer should not treat a photographed, bookable villa as a fully verified legal asset without the relevant records.
Lara Residence is therefore most interesting when approached as a specific standing property rather than a packaged promise of Bali returns. The three-bedroom format, private outdoor space, visible management activity and inland Pererenan setting are tangible starting points. The price, measured area, condition of the villa, term of the buyer's interest and obligations under any management contract are not interchangeable across seven houses. An owner selling a furnished villa with documented revenue and an assignable lease is offering something meaningfully different from a seller using the same project name but providing no reliable records. The right next comparison is between complete, documented individual offers, including their practical compromises, rather than between developer marketing figures.
Home types & sizes
DWM's advertised first-phase villa has three bedrooms, three bathrooms, a private pool and two parking spaces. The listing states 240 sqm without clearly identifying the measurement basis. The area, included furnishings and condition should be checked against the selected home's plans and records rather than treated as standard specifications for all seven villas.

Location
- The development is associated with Tumbak Bayuh village, Mengwi district, Badung regency; Pererenan describes the wider coastal corridor rather than the legal parcel address.
- Rental-management and accommodation sources identify Gg. Bangau as the street. The surveyed plot and address of a particular villa have not been verified.
- This is an inland location, not a beachfront property. Travel to coastal amenities depends on road access and traffic, not a guaranteed short journey.

Best for: Families or small groups wanting three bedrooms, a private pool and a proper kitchen rather than accommodation inside a shared building. A site visit is still needed to understand outdoor privacy and how each room works in daily life.; Buyers who prefer an existing villa they can inspect and who are prepared to examine maintenance costs and verifiable operating statements. A rental advert offers a starting lead, not evidence of profitability.; Residents comfortable with Tumbak Bayuh's inland setting and travelling to Pererenan's beaches and busy dining areas instead of expecting everything on foot.; may not suit: Anyone who requires beachfront access or a genuinely car-free daily routine. The villa community is inland from Pererenan's busiest coastal streets.; Foreign buyers expecting uncomplicated personal freehold ownership of the land. The relevant registered title and the actual contractual interest offered with an individual villa remain undocumented here.; Yield-driven buyers unwilling to review legal tenure, owner statements, management fees and operating permissions. Marketing forecasts are not a replacement for those records..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Area figures conflict: DWM lists 240 sqm, while the Rumah123 listing gives 150 and 300 sqm for building area and 135 and 150 sqm for land area. No unit-specific measured plan was available; guest-facing accommodation sizes do not resolve the sales-area definition.
- Asking prices differ: DWM showed IDR 6.6 billion on 17 October 2026, while Rumah123 advertised IDR 5.58 billion on 21 May 2026. The resale address on Jl. Raya Tumbakbayuh–Pererenan No. 48 has not been reconciled with the Gg. Bangau locator used by accommodation providers.
- The buyer's legal interest remains unverified: a resale listing says Hak Sewa, but there is no reviewed title, executed lease, transfer permission or confirmed remaining term. Project-specific PBG, SLF, land-use approval, seller entity and signing authority were not established from public records.
