Overview of Casa Petak in city to be confirmed

From $349,000October 2026. Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

Inspect a standing villa

The house is marketed as ready to occupy, so the workmanship, room sizes and pool can be checked on site rather than imagined from drawings. That removes one major off-plan unknown while leaving legal and permitting questions to be answered separately.

About the project

The useful thing about Casa Petak is that you are not being asked to buy a promise of a villa. Balitecture markets the estate as completed, with a furnished three-bedroom pool home ready for inspection. Its direct asking price, checked on 16 October 2026, is USD 349,000. You can judge the actual rooms, finishes, pool and access road before committing to the balance of the purchase. That changes the nature of the risk compared with an off-plan purchase, though it does not settle the questions about land rights, permits or the lease. The current advertisement describes one unit remaining; stock still needs to be confirmed with a written offer.

Casa Petak sits in Tumbak Bayuh, a village in Mengwi, Badung, rather than on the beach-facing streets most visitors picture when they hear Canggu. Listings connect the property to Jl. Griya Mas. The seller groups it with Canggu because that is the lifestyle and rental market it hopes to serve; maps and the village administration give the more precise description. Pererenan is a neighbouring reference point, not the property’s official village. Anyone choosing the villa for everyday life should plan on travelling to the coast, restaurants and larger shops rather than treating them as walkable local amenities.

There is a clear architectural identity across the estate. Private pools and courtyards sit alongside white walls, timber, natural stone and open-plan social areas. Balitecture’s current three-bedroom offering puts a sunken lounge, island kitchen and dining space beside the pool, with three bedrooms and three bathrooms arranged for privacy. The published build area is 236 sqm on a 250 sqm parcel. Neither number should be mistaken for certified net indoor floor area: the outside spaces and each room’s measurements need to be read from the actual dimensioned plan, not inferred from a headline area.

The complete development is more varied than that last advertised house. Balitecture’s development masterplan describes two-, three- and four-bedroom villas sharing an internal access road. Its published two-bedroom design has 116 sqm of building on 125 sqm of land; the four-bedroom design has 315 sqm on a 470 sqm plot. An older project listing calls the four-bedroom home the estate’s only two-storey villa. Those layouts are useful for understanding the character and scale of neighbouring houses, but a design portfolio is not an inventory list. Some villas may be privately owned or rented even when the developer has none of that type left to sell.

Balitecture can be identified as the brand behind the design, construction and current direct offer. The project appears on its own developments page and in its architecture portfolio, not merely in reseller marketing. That does not tell us which Indonesian legal entity will sign the agreement, who holds the underlying land right or which account will receive the money. Buyers should expect those names to be established from the actual documents. A brand can genuinely design and sell a project while the legal title and contractual rights sit with another party; the distinction needs to be visible before settlement.

There are encouraging signals that the estate is physically in use. Balitecture calls it completed, independent listings classify it as ready to move, and named Casa Petak villas appear on accommodation platforms. A lived-in estate offers a chance to see how the roads, gardens, neighbours and shared entry work after construction. It still does not automatically prove that a specific villa has all the building and rental approvals needed for the buyer’s intended use. Copies of those documents were not available for our review, so neither “licensed” nor “unlicensed” would be an accurate blanket description.

The legal proposition is a lease, not ownership of Bali land in perpetuity. Balitecture describes a 30-year land lease and an option to extend for a further 30 years. That headline does not tell you when the term started, how renewal consideration will be calculated, whether the original land-right holder must agree, or what can be assigned to a future purchaser. The marketing language also mentions corporate arrangements for buyers seeking freehold exposure. That should not be read as a promise that a foreign individual or a foreign-owned company can simply hold Hak Milik title. Indonesian land rights and private lease agreements are different instruments with different consequences.

The current price needs reconciling rather than repeating from whichever website happens to appear first. Balitecture now shows USD 349,000 for the remaining three-bedroom villa; Balinsky, Avacasa and syndications of another sale advertisement show USD 399,000. Rumavi includes further inconsistent figures. These may reflect different update cycles or particular listings, but the public material does not resolve that. A binding quotation should identify the exact villa and the furnishings and equipment included, then separate notarial charges, applicable taxes, any transfer costs and any additional operating setup. A lower public number alone is not evidence of a completed discount.

The advertised purchase process is relatively short because there is no construction payment schedule. Balitecture asks for a USD 5,000 non-refundable reservation payment, credited against the price, then provides for a viewing and due-diligence period before full settlement at contract signing. That order raises a practical question: what happens if the property papers or lease terms prove unsatisfactory after the reservation money has been transferred? The deposit paperwork should answer this in writing. Buyers also need to identify the actual payee and obtain an independent legal review, not assume that a seller’s in-house document preparation replaces their own adviser.

The rental proposition is more concrete in its services than in its returns. Balitecture offers to handle bookings, guest messages, check-in, cleaning, routine maintenance and owner statements, and its current page cites a standard management charge of 20% of gross rental revenue. What remains less clear is which costs sit outside that percentage. Pool equipment, utilities, repairs, linens, platform charges, taxes and periods of vacancy all affect cash received by the owner. The seller also markets the ability to reserve personal-use nights, but the actual calendar rules, restrictions and relationship with guest bookings belong in the management agreement.

The income projections deserve particular care. The seller’s examples use a USD 350 nightly rate and high occupancy assumptions to arrive at substantial monthly profits. Those are illustrations created to market the property, not audited rental statements from the precise unit being sold. A listing for a different Casa Petak villa, or an estimated rate from nearby properties, cannot fill the gap. For a serious investment assessment, month-by-month booking history and the underlying invoices are much more useful, alongside realistic allowance for taxes, replacement expenses, owner stays and the chance that a quieter inland location attracts a different guest mix from beachfront Canggu.

This leaves Casa Petak with a fairly specific appeal. A buyer who likes contemporary tropical houses and wants to inspect a finished three-bedroom home may find it worth serious attention. Someone who expects to walk to the surf every morning, or who requires perpetual freehold rights, may not. Nor does a finished building remove the need to think about eventual resale of a time-limited lease: the remaining term will matter to the next buyer. The next meaningful decision is not whether the seller’s forecast looks attractive, but whether the selected villa’s documents, real-world condition and all-in cost support the intended way of living in or renting it.

Unit types & sizes

Two-bedroom villa

Balitecture’s original two-bedroom design pairs an open living-and-kitchen space with a pool-facing outdoor area on a stated 125 sqm plot. It describes a design in the development, not a current developer offer. A separate Casa Petak resale advertisement gives 136 sqm of build area and 162 sqm of land, so unit-specific plans matter more than a generic floorplan.

Three-bedroom villa

The configuration currently advertised directly by Balitecture: a 250 sqm plot, three ensuite bedrooms, an island kitchen, sunken lounge and a private swimming pool. The seller says furniture and kitchen appliances are included. The published figure is building area, not a certified net interior area; the dimensioned drawings and final inventory should accompany the contract.

Four-bedroom villa

The largest published Casa Petak design, with a 470 sqm land parcel, a generous pool deck and bedrooms placed away from the shared living space. An earlier developer listing described the four-bedroom home as the development’s only two-storey villa. These are design specifications, not evidence that one is for sale now.

Your selections are not saved anywhere. This is a decision aid, not an assessment.

Best for: A buyer who would rather inspect a standing property than commit to an off-plan rendering. You can look at the actual workmanship, pool equipment, ventilation, neighbouring roofs, room proportions and access road before making the main payment. A video tour is useful for narrowing the choice, but it should not substitute for a site visit or a genuinely independent technical inspection.; A family or group that wants three enclosed bedrooms, a shared kitchen and living room, and a private pool without the scale of a resort. The design can work for personal stays, provided the layout, storage, workspace, privacy and day-to-day journeys suit the household. Parents in particular will want to look at the water edge and courtyard layout rather than rely on polished listing photography.; An international owner comfortable with a contractual lease and interested in combining occasional personal stays with professionally managed rentals. The offered management service could simplify bookings and guest turnover, but it is not a substitute for a real operating budget. Written rules on owner nights, maintenance, vacancy and renewal matter as much as the purchase price.; Someone expecting a beachfront address, café-hopping on foot and evenings in central Canggu without arranging transport. This is an inland villa estate marketed within the wider Canggu catchment.; A buyer who needs indefinite, directly registered freehold ownership of the underlying land. The marketed product is a contractual lease arrangement, and an option to renew is not the same as perpetual ownership.; An investor whose decision only works if the seller’s occupancy and nightly-rate forecasts come true. Without the selected villa’s trading history and a signed operating agreement, a forecast cannot establish a dependable return.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The estate count conflicts: Balinsky and NewHomes show 11 villas while Rumavi shows 10. No signed, unit-numbered site schedule was available for review. Eleven is used as the better-supported listing figure, not an independently verified final count. A separately published one-bedroom Casa Petak design is also not proven to be part of the built estate. Balitecture currently asks USD 349,000 while Balinsky, Avacasa and resale ads show USD 399,000; Rumavi includes further, inconsistent price markers. The unit’s live availability, binding quotation, included inventory and total acquisition costs remain unverified. Avacasa also displays one bathroom against the seller’s three-bathroom floorplan. The project-specific land title, executed lease and start date, renewal terms, contracting company, surveyed plot, PBG/SLF documents and short-stay operating permissions have not been examined. A broker claims PBG/SLF for a different two-bedroom Casa Petak resale, without publishing the certificates. The listed No. 55 street address is not cadastral proof.
