Why this project is worth a look
Built homes to inspect
BREIG identifies the estate as completed, while independently hosted accommodation listings show guest-facing operations under the Aquamarine Villas name. A buyer can focus on the condition of a real house, finishes and ongoing maintenance. Handover records and building-use documents are a separate matter, not something reviews can certify.
About the project
A buyer looking at Aquamarine I is dealing with a small, established villa estate rather than a new tower of interchangeable apartments. BREIG markets 17 houses in Nelayan, part of the Canggu and Batu Bolong area, with two to four bedrooms. The same name appears in active guest-accommodation listings, which matters: parts of the project can be assessed as operating buildings, not merely as an architect’s promise. That still leaves plenty to establish about an individual property. The floor plan, land parcel, furniture, lease rights and current seller may vary from one home to the next. Aquamarine I is the particular estate on Jalan Nelayan, not a blanket name for the developer’s later Aquamarine addresses.

The location is unusually easy to identify for a Bali villa project. BREIG Villas’ own location list names Jalan Nelayan No. 17, Canggu, Kuta Utara, Badung, and accommodation services show Aquamarine Villas by BREIG at the same street address. For somebody spending time in Canggu rather than visiting only on holidays, this is a recognisable neighbourhood with cafés, places to work, beach access and everyday services close at hand. Convenience and tranquillity, however, are not the same thing. A guest listing warns about nearby construction, noise from a pool bar and limited parking. These notices may change, but they make a visit at different times of day worthwhile before buying a home that is meant to feel private.
Two floors plus a rooftop form the basic architecture shown in the developer’s earlier presentation. The houses are advertised with private pools and outdoor social spaces, and the broader marketing also refers to a sauna, jacuzzi, rooftop kitchen and around-the-clock security. A reader should not assume the entire amenity list belongs to every layout. A November 2025 feature on the specific Lot 8B, for example, describes a four-bedroom, four-bathroom house with its own sauna, garden, rooftop and smart-home functions. Other unit pages focus on the rooftop lounge and pools without documenting the same bathroom count or equipment. The actual inventory is as important as the headline bedroom number, both to a resident and to a rental operator.
There is no single floor-area figure that describes the homes. The older BREIG publication presents building sizes of 189–358 square metres and plot sizes of 191–302 square metres. The newer project overview extends the building range to 188–389 square metres. More useful are individual pages for 188.78, 231.44, 250, 263.3, 269.76 and 358.15 square metre villas. Those figures demonstrate a genuine mix, but they also expose a small mismatch: the 231.44 square metre home is attached to a 186 square metre plot, below the old brochure’s published minimum. Without the latest lot-by-lot schedule, these records should not be forced into a fictitiously neat master table. Nor do they establish a verified net internal area for each home.
A source that simply says “Aquamarine villa, Canggu” may refer to another development. Aquamarine II is listed by the same brand at Jalan Tanah Barak and has seven villas; Aquamarine III is associated with Pererenan. Aquamarine I has 17 and is at Nelayan. Those are different products with different addresses and unit inventories. The distinction is particularly important on resale websites, which sometimes group several developer projects together and attach prices or rental information to the wrong listing. Even the public launch of Aquamarine I Lot 8B in late 2025 appears to describe a particular villa inside the existing estate, not a newly verified development phase.
The completion story is more complicated than a single date. BREIG’s partner catalogue identifies Aquamarine I as finished in the fourth quarter of 2024, and several property-market directories also refer to 2024. Yet the developer’s general Aquamarine I webpage carries a Q4 2025 field alongside a declaration that the project is complete. Live guest accommodation and an article offering Lot 8B for viewing establish that built houses have been used or marketed as ready. They do not identify the handover date of each of the 17 villas or establish the status of an occupancy document for any particular structure. “Completed” is a reasonable description of the marketed estate; precise delivery and legal-use evidence remain a unit-level question.
The public asking prices require similar care. On 16 October 2026, BREIG’s project portfolio and partner sales pages showed Aquamarine I from US$850,000. Elsewhere on its website a 358.15 square metre, four-bedroom villa carries a US$825,000 historical asking figure, although the catalogue marks that listing sold. Other sites show lower or higher prices for homes with different areas and publication dates. These are not multiple quotations for one clearly identical property. Even the apparent “lowest price” can be meaningless if the underlying offer has expired, refers to a different lease balance or includes a different furnishing package. The usable figure is a written proposal for a named lot in the settlement currency, with its taxes and transfer costs stated.
The land arrangement deserves attention before any income forecast. BREIG’s earlier publication uses a 28-year leasehold description and mentions extension; other market sources refer to a term running to August 2052 with an optional further period. Those are published claims, not proof of an enforceable right for the villa currently offered. A resale generally concerns rights remaining under an existing contract, not a fresh 28-year clock automatically granted to the next person. The first questions are what interest is being transferred, when it began, who holds the underlying land title, whether assignment needs consent and what the extension clause actually binds the parties to do. A promise to negotiate later is different from an unconditional renewal right.
Indonesia also distinguishes a land title from a commercial lease. The general framework for land rights is set out in Government Regulation No. 18 of 2021, but it does not tell a buyer what Aquamarine I’s individual owner can assign. The construction and occupancy regime is separate again. Balinsky lists PBG, a building approval, for the complex; no numbered approval linked to the inspected lot was publicly available. Nor was the relevant SLF, the certificate of fitness for use, confirmed from a project document. These observations do not establish that either document is absent. They mean that website badges, a finished exterior and guest bookings cannot replace the land file and building records needed for a transaction.
The BREIG name appears on the development material and on advertised management services. Some unit pages promise completed furnishing and a hospitality-style operating service. Those features could simplify ownership for a buyer who lives abroad, but the contract is where the arrangement becomes intelligible. Who receives the guest payment? What is the operator’s fee calculated on? Who replaces damaged equipment, maintains the pools, pays utilities and handles cancellations or unusually expensive repairs? The publicly visible material cannot provide a net cash-flow statement for a selected villa. Different company names also appear in BREIG website footers across indexed pages, including PT BREIG JAYA PROPERTI and PT NEXT LEVEL GROUP. Branding alone does not establish the legal counterparties to a specific sale, lease or management mandate.
Aquamarine I may make sense for somebody who wants a substantial residence in a busy coastal neighbourhood and would rather inspect a standing house than finance years of construction. The estate’s operational presence is useful evidence, but it must not be converted into an assured return, an unrestricted right to rent, or a promise that all homes share the same finish. Its character is shaped by the exact lot: one rooftop may have better privacy, one approach road may make parking easier, and one lease could have more time left than another. Treat it as a collection of individual, already built properties in one estate. That is a more practical basis for comparison than a single promotional score for the whole development.
Unit types & sizes
The smallest clearly documented two-bedroom format in the current sales catalogue. BREIG lists 188.78 sqm and a completed villa, but the accessible record does not establish its parcel size or full equipment schedule. Buyers should not borrow the amenities of a larger show villa when evaluating this unit.
Get floor plans and current pricesThis larger two-bedroom option is advertised with a 215 sqm plot, a private garden, pools and a rooftop lounge. Its floor area differs substantially from the other two-bedroom listing. Furnishing is described as turnkey; that is not a substitute for an itemised inventory in the sale or lease-assignment documents.
Get floor plans and current pricesThe listing gives a 186 sqm land parcel and an en-suite bathroom for each of the three bedrooms. That arrangement may work well for adult groups who value privacy. The parcel is smaller than the minimum stated in an earlier project brochure, so its individual site plan should take priority over a brochure-wide range.
Get floor plans and current pricesA 224 sqm plot is advertised for this three-bedroom villa, along with furniture and a rooftop sitting area. The developer also mentions distant landscape views. Sightlines and privacy are attributes of an exact position within the development, not a feature that can safely be applied to every Aquamarine I home.
Get floor plans and current pricesThis four-bedroom layout is listed on a 302 sqm plot, among the larger plot figures published for the estate. BREIG describes pools and rooftop recreation space. The difference between building area and usable outdoor ground space matters here, especially for households planning to spend much of the day outside.
Get floor plans and current pricesOne of the estate’s largest publicly detailed layouts, with a 298 sqm plot, garden and furnishing. The developer’s individual page once advertised US$825,000, while the main sales catalogue now marks that listing as sold. Its dimensions illustrate the villa mix; its old price should not be treated as an available offer.

Best for: This estate could suit an owner-occupier who wants several bedrooms, private outdoor space and an address within Canggu’s established leisure circuit. Because the houses are built, an inspection can reveal stair layouts, sun exposure, pool safety and air movement more reliably than a plan. Households with small children or older relatives may find these practical points more decisive than a rooftop view.; It may also appeal to a family living in Bali for months at a time rather than arriving for short holidays. Restaurants and working spaces are relatively close, while the villa provides more autonomy than an apartment. That convenience does not answer school-commute, internet, water-supply or neighbourhood-noise questions. Trial stays and visits during normal working hours would be better evidence for those daily-life needs.; A prospective rental owner can start with the fact that this address is already offered to guests. Reviews and the operator’s public description provide a basis for questions about maintenance and guest experience. The next step is a property-specific operating history: nights sold, average realised rates, cancellations, channel costs, staffing, repairs, taxation and a sensible reserve for replacement of furnishings. None of those figures should be inferred from an advertised yield percentage.; A buyer who dislikes off-plan risk might prefer examining Aquamarine I over committing to a construction timeline. A standing villa avoids certain delivery uncertainties, although it introduces questions about building condition and the remaining term of a lease started years earlier. Engineers, legal advisers and the property’s own operating records can contribute more to the decision than any projection for rising Bali prices.; For somebody comparing resales, the variation across these homes is a reason to assess them one by one. A lower number may accompany a smaller building, a less favourable position or less lease time; a higher number may include different furnishings or an income-producing operation. The task is to distinguish a genuinely better asset from a more polished advertisement, without assuming that every publicly indexed offer is still available.; Buyers searching for a quiet retreat away from tourist traffic should be cautious. Nelayan is not an isolated rural setting, and guest information has flagged construction activity, pool-bar noise and parking limits. The warnings are not permanent findings for all 17 houses, but the environment deserves a first-hand check.; Anyone expecting direct, unrestricted ownership of Indonesian land from a villa purchase will need a different assumption. The described offer is contractual leasehold. The executed instrument, underlying title and rules on assignment and renewal must be assessed before treating the advertised property as transferable to a specific foreign buyer.; A spreadsheet-led investor who requires independently verified net yield data before exploring an asset does not yet have that evidence. Developer ROI projections and booking-site ratings do not establish cash flow after operating costs or guarantee a future exit price. The required information is individual to the villa and its management arrangement.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Lease rights and permits remain document-dependent. An earlier BREIG brochure and Balinsky mention a 28-year lease with extension language; Rise Real Bali reports an end date of 1 August 2052 with a further 30-year option. No executed instrument, underlying land-title extract, assignment consent, lot-specific PBG or SLF was available for review. A third-party PBG badge is not the same as a permit copy. The current asking price and precise delivery history are not fully reconciled. BREIG’s portfolio lists from US$850,000, while a US$825,000 four-bedroom unit is marked sold in its catalogue and outside resale quotations vary. Its partner system labels Aquamarine I finished in Q4 2024, while the general project page still carries Q4 2025. Existing guest operation proves neither the legal handover date nor availability of an individual house. A current estate plan and exact contracting entities were not established. The old brochure reports 189–358 sqm buildings and 191–302 sqm plots; the current project page says 188–389 sqm, while an individual listing gives a 186 sqm plot. Public sources confirm a street address but not a verified parcel coordinate or plot-boundary schedule. Indexed BREIG website footers reference more than one company name, which cannot identify the buyer’s seller, landlord and operator without transaction papers.
