Why this project is worth a look
A compact residential scheme
Four homes make the development easy to understand at a glance. A small unit count is not, by itself, evidence of secluded surroundings or any particular standard of upkeep.
A flexible room count
Three bedrooms could serve family living, visiting friends or a home office. The actual usability of those spaces remains unknown without plans and current measurements.
Parking in the specification
Unlike many unverified amenity claims, a carport is explicitly listed by the developer. Its dimensions and the precise access arrangements are not supplied.
No artificial availability claim
The developer marks the entire scheme sold out. A future purchase would be a separate transaction supported by a real resale listing, not by this historic portfolio entry.
About the project
Arian Young appears in Soobali Development’s Bali portfolio under the fuller name Arian Young Elegant Living Space. The scheme consists of four houses in the Kerobokan area, rather than a large resort-style residence. Soobali labels it sold out. That changes the buying proposition considerably: the developer’s old marketing page is useful for identifying the original development, but it is not evidence that a villa is available today. No verifiable resale listing tied unambiguously to this project was located during this review.

The developer’s published specification is unusually concise. It gives three bedrooms, two bathrooms, a 100-square-metre land plot and 93 square metres of building area, together with a carport for a four-wheeled vehicle. The same summary is presented for the four-unit project; it does not establish that every finished home has remained identical after construction or subsequent ownership. A current floor plan and an inspection would be needed before treating those figures as the measured characteristics of a particular resale villa.
Three bedrooms within a 93-square-metre building sound appealing to a buyer who values separate rooms more than a large open-plan living space. Yet bedroom count is a poor substitute for understanding how the layout works. Whether a room can accommodate a proper desk, whether guests must share a bathroom and how much space is left for dining cannot be inferred from a marketing summary. The source also does not specify whether the building-area measurement includes particular covered outdoor sections.
There is one concrete everyday-life feature in the listing: carport parking. Beyond that, the public information is sparse. It does not identify a private pool, a common gym, a staffed lobby, a managed rental programme or a shared amenity building. Those facilities should not be borrowed from other Soobali projects merely because the developer also markets villas with pools elsewhere. Equipment, utilities, drainage, furnishings and maintenance would all need villa-specific confirmation.
Kerobokan is the best defensible location description. The Badung administration identifies Kerobokan, Kerobokan Kaja and Kerobokan Kelod as distinct urban administrative areas within North Kuta, which makes the absence of a precise project address meaningful. Soobali advertises an office on Jalan Umalas II No.85, Kerobokan Kelod, but that is the company’s business address. Nothing in the material reviewed establishes that Arian Young stands at that location. A pin placed there would create false precision.
A short address can hide a great deal of practical difference. For an owner-occupier, the width of the access lane, parking movements, noise and the surrounding buildings will shape everyday comfort. For a landlord, the same details may affect who will consider the villa and whether operating it as a short-stay property is permissible. Until the actual plot is identified, claims about minutes to beaches, international schools or the nearest commercial centre would be assumptions, not established project facts.
The official portfolio still displays IDR 1,820,000,000 beside the Arian Young entry. This is historical asking-price information from an undated page. It is not a live offer, a resale appraisal, or a promise that any particular home includes a defined fit-out at that price. The page also says sold out, with no payment milestones or unit-by-unit availability. For a current purchase, the only price that matters is the documented asking price of an identifiable seller, followed by an assessment of the taxes, transaction costs and rights actually being transferred.
Soobali Development is a credible identification of the project’s public-facing developer brand, because it lists Arian Young among its own developed properties. An independent real-estate directory also profiles the company. That does not, however, tell us the registered name of the entity that built or held this particular parcel, the present owner of each villa or the party authorised to execute a resale. The distinction between a recognisable brand and the legal counterparty is central once money is changing hands.
The phrase Free Hold on the original listing demands careful interpretation. Indonesian land law distinguishes several forms of title. Hak Milik is the strongest form of ownership of land and, as a general rule, cannot simply be registered directly in an individual foreign buyer’s name. Other lawful housing arrangements may be possible depending on the property, purchaser and applicable requirements, including certain circumstances involving Hak Pakai. The Arian Young listing does not provide a land certificate or enough contractual detail to establish which route, if any, is relevant.
Resale diligence would therefore start with the property, not with a brand presentation. A prospective buyer would need to establish the precise plot, registered title holder, encumbrances, the identity and authority of the seller, and the proposed transfer mechanism. The question of who signs and who receives funds matters just as much as the price. A promise that something can be arranged for a foreigner is not a substitute for a transaction structure that a qualified local adviser can check against the actual certificate and buyer status.
Completion is another distinct question. Soobali places the project in its developed portfolio and calls it sold out, but the publicly accessible materials do not show a documented handover date or the project-specific building approvals. Indonesia’s PBG building approval and SLF certificate of functional worthiness serve different purposes. Neither document was available for independent examination for Arian Young, so this dossier does not state that the project lacks them, nor does it claim that occupancy clearance has been established.
An investment case is not available from the evidence in hand. There is no verified current rent roll, occupancy record, operating-cost statement, manager agreement or market-tested resale price for any of the four villas. It would be misleading to attach a yield number to the old listing price. A realistic estimate would have to begin with a real house, its condition and legal ability to be rented in the proposed way, then work through actual maintenance, staffing, utilities, tax treatment and periods without tenants.
For now, Arian Young can be described accurately as a small, previously marketed four-villa development in Kerobokan with an identifiable developer brand and a limited published specification. It cannot responsibly be marketed as available inventory or as a ready-made foreign-ownership investment. Its appeal depends less on the old brochure than on the exact address, physical state, legal title and price of whichever individual villa might eventually come to market.

Best for: A buyer looking for a smaller house with three separate bedrooms rather than an apartment in a larger managed compound.; A household comfortable assessing livability through a genuine floor plan and inspection rather than a collection of promotional amenities.; A resale purchaser willing to verify the legal seller, land certificate, condition and acquisition costs from scratch.; A patient investor prepared to underwrite one actual villa on verified income, costs and permitted use.; may not suit: Someone seeking a currently available developer unit; the published scheme is sold out.; A foreign purchaser assuming that the term Free Hold guarantees direct ownership of the land.; A buyer requiring verified pool facilities, a known site address or documented rental performance before considering the property..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- No plot address, cadastral reference or project-specific coordinates were verified. The address on Jalan Umalas II belongs to the Soobali office, not a confirmed Arian Young site.
- Free Hold appears in the marketing material, but the land certificate, registered title, present owners and the project’s legal entity were not available. No foreign-buyer ownership structure can be verified from this evidence.
- The developer says sold out, but no documentary handover date, project-specific PBG/SLF, current physical-condition evidence or reliable resale listing was located. There is no verified current price.
