Why this project is worth a look
A family-sized specification
The four bedrooms and five bathrooms suggest room for a larger household. That remains a description of capacity, not proof of how well the rooms connect or how private they feel.
Two clear area figures
The published 221 sqm building area and 250 sqm land area provide an initial sense of scale. Room sizes, usable internal area and external space remain undocumented.
Space for two cars
Parking for two vehicles is explicitly listed, a practical feature for a multi-bedroom villa. Access geometry and the actual parking arrangement have not been shown.
A traceable project identity
SooBali itself names Luxie Living and marks its original offerings as sold out. That helps distinguish this villa product from similarly named properties and from the developer's other Umalas project.
About the project
Luxie Living is a named Bali villa development in SooBali Development's own portfolio, not an active inventory listing. The company's entry places it in Umalas and describes a four-bedroom, five-bathroom property with 221 square metres of building area, 250 square metres of land and parking for two cars. Both the leasehold and freehold options on that portfolio page are marked sold out. That tells a prospective buyer how the project was originally marketed, but it does not establish whether an owner is offering a resale today. Any fresh purchase would have to be evaluated around an identified property and seller rather than the old project listing.

Those dimensions give Luxie Living a recognisable residential scale. Four bedrooms could work for a household needing separate rooms, or for a group sharing the property, while five bathrooms may reduce competition for facilities. What is missing is the actual spatial arrangement. The portfolio does not supply a floor plan, bedroom dimensions, the number of storeys, a breakdown of enclosed and outdoor spaces, or a net internal area. Nor does it explain how building area has been measured. A 221-square-metre building on 250 square metres of land is a useful starting description, not a substitute for plans and a survey.
The two-car provision deserves attention because it may matter as much as an extra bedroom for people who expect to live on the island for extended periods. Yet a count of parking spaces does not establish the ease of access, the width of the lane or whether manoeuvring space is comfortable. There is also no reason to assume a pool, garden, furnished interior or shared resort amenities simply because the property is described as a Bali villa. Those details would need to be established for the individual home. Luxie Living's published specifications are quite focused; expanding them into a longer list of lifestyle features would turn assumptions into apparent facts.
Umalas is the confirmed location, but not a site address. The district sits in the wider Kerobokan area, with Seminyak and Canggu as familiar neighbouring destinations. That broad description is useful for an initial shortlist, though it reveals little about the street where the home stands. Residents will care about local traffic, the approach road, nearby construction and everyday services; guests may care about a different set of routes and destinations. The exact property position is needed before any of those practical questions can be answered reliably. No project-level coordinates or street number were established from the published material.
One easily missed distinction concerns the address appearing on SooBali's website. Jl. Umalas II No.85 is given as the company's contact location. It should not be plotted as Luxie Living's site. A brochure with a parcel plan, an identifiable map pin or a land record linking the villa to a specific plot would change the picture substantially. Until then, the area can be described, but the property cannot honestly be pinned to a particular road. This matters for more than convenience: location is what connects the physical villa to land records, building documents and permitted uses.
SooBali Development is a defensible developer brand for this record because it includes Luxie Living among the properties it says it developed. The business describes itself as established in 2015 and presents development alongside architecture, construction and villa management capabilities. That corporate story, however, does not name the contracting entity for Luxie Living. SooBali's separate management website identifies PT SooBali Cahaya Gemilang, but the material reviewed does not show that company as the seller, land-right holder or project developer of this particular villa. The distinction matters if a new owner is asked to sign with one company and pay another.
The sold-out label also changes how price should be handled. SooBali does not publish a numeric asking price next to Luxie Living, and no independently identifiable current resale offer was established in this research. A price copied from another SooBali property would be misleading, even if its bedroom count or location looked similar. For a resale, the relevant price is attached to a particular bundle of rights, a remaining contractual term if applicable, the building's condition and the contents and liabilities included in the transaction. There is no credible project-specific basis here for a price-per-square-metre calculation or a rental-yield forecast.
The original portfolio uses both leasehold and freehold labels. They describe different sales propositions; neither is itself a land certificate for the unit a buyer may be offered. Indonesian land law distinguishes Hak Milik, the ownership title to land, from arrangements such as contractual leases and other statutory rights. A foreign individual should not interpret the freehold marketing label as an automatic right to register Hak Milik in their own name. Under a lease, the commencement date, remaining term, parties, assignment rights and any renewal mechanism are decisive. Without the land title and the actual sale or lease documents, Luxie Living's transferable ownership structure is unresolved.
Nor does sold out prove that the building has been legally completed and handed over. The public entry does not establish a completion date or supply site-specific permits. Indonesia's PBG process concerns approval for building works; SLF relates to a building's suitability for use. Neither document was available for inspection in the project material consulted. That is a limit of this dossier, not evidence that the documents do not exist. The same caution applies to land-use compatibility and any permission needed for a particular form of visitor accommodation. A villa can be suitable for private occupation without every proposed rental use necessarily being permitted.
A genuine resale listing would therefore be the beginning of the next stage of research, not the end of it. The address, seller, survey, land instrument, building paperwork and physical inspection must all point to the same asset. Buyers considering rental income would then need actual running costs, evidence of lawful operation, management terms and realistic vacancy assumptions. Those figures cannot be reconstructed from an archived development summary. Luxie Living is sufficiently identifiable to discuss as a project, but not documented well enough to price, locate precisely or treat as a ready-to-contract investment.

Location
- The location is identified as Umalas, in the broader Kerobokan area of Bali; a property-level address has not been verified.
- Local access to Seminyak, Canggu and everyday services depends on the actual road and site, not merely the Umalas district label.
- SooBali's Jl. Umalas II No.85 contact address belongs to the company, and has not been linked to Luxie Living's plot.

Best for: Households looking for a four-bedroom residence and willing to assess the actual floor plan rather than choose on headline square metres alone.; Resale buyers prepared to evaluate the remaining rights, building condition and seller's documents attached to one identifiable Umalas villa.; Residents who value a two-car parking provision but will verify road access and the immediate setting before committing.; may not suit: Buyers needing a developer-listed unit with a live asking price and a published instalment schedule: the original portfolio options are sold out.; Investors seeking verified yield projections, a plotted site, documented handover or a confirmed transferable title before identifying a particular resale property..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Only Umalas is established for the site. The street, plot number, coordinates and total unit count have not been confirmed; the SooBali office address is not evidence of the villa's location.
- Leasehold and freehold were advertised, but the land title, contract term, assignment rights, seller's legal entity and PT SooBali Cahaya Gemilang's role in any Luxie Living transaction are undocumented.
- The original options are sold out. No live resale price, actual handover date, project-specific PBG/SLF documents or parcel-level land-use evidence was established.
