Why this project is worth a look

An established neighbourhood

The buyer can inspect a finished home, its street and the surrounding residential environment rather than relying on a construction timeline. The trade-off is that maintenance history and any deferred repairs belong to the individual property, not to a uniform estate specification.

House-by-house choice

Documented offers include compact two-storey family houses and a larger single-storey home that appeared in an earlier auction listing. The change in site size and layout may matter more to daily living than a broad claim about the estate being desirable.

No standard developer contract

Each resale depends on the actual owner, property documents and negotiated terms. Fixtures, handover, existing liabilities, taxes and access to the home cannot be assumed from another listing in the same neighbourhood.

A meaningful address boundary

Muding Mekar names a local neighbourhood and road as well as the residential estate. Separating the estate from its surroundings makes advertised amenities, maintenance arrangements and comparable prices much more useful.

A documented flood question

The December 2025 report of flooding at Taman Muding Mekar is material evidence for anyone buying there. It calls for parcel-level assessment, not a blanket conclusion about all the homes and not unquestioning acceptance of a flood-free sales label.

About the project

Muding Mekar needs a more precise definition than the name on a property portal. It is also the name of a street and a local neighbourhood in Kerobokan, while Perumahan Taman Muding Mekar refers to an identifiable residential housing estate. This record covers the estate, not every house or villa advertised along the road. The distinction changes almost everything that follows: these are individually owned homes in an established residential setting, not a newly launched villa scheme with uniform floor plans, one developer's payment schedule or an estate-wide rental programme.

The housing estate has a recognisable address rather than just a marketing label. Waze identifies Perumahan Taman Muding Mekar on Jalan Muding Mekar, and more than one resale listing names the estate explicitly. Other address records refer to particular house blocks. Local government sources also use Muding Mekar for a wider administrative neighbourhood, however. An advert saying only “Muding Mekar, Kerobokan” cannot safely be assigned to the estate; the block, house number or another address reference has to agree.

What is on offer today is an existing built environment. There are occupied houses, earlier address records and resale or rental activity, but no verifiable master inventory that could turn all of the homes into one standardised product. We did not establish the original developer, the number of plots, a definitive site plan or a universal handover date. That does not stop an individual resale from being assessed. It means the useful evidence is house-specific: legal title, physical condition, access, utilities, flood exposure and the identity of the actual seller.

A September 2026 listing illustrates the scale and character of some available homes. Its seller describes two separate two-storey houses, each with three bedrooms, three bathrooms and 125 square metres of built area, on plots of 115 and 120 square metres. The descriptions mention a kitchen, parking, a garden and service space, with a five-metre access road. Those details belong to those advertised properties alone. They are not a published design specification for Taman Muding Mekar as a whole, and none should substitute for measuring the finished building and checking its approved layout.

Even the quoted purchase price needs a careful reading. The text of that advertisement gives IDR 2.1 billion and IDR 2.2 billion for the two houses, while the listing card displays IDR 2.15 billion. The lowest stated figure is therefore an asking-price indication, not an independently confirmed available purchase. Availability, which parcel carries which price, taxes, transfer costs and any outstanding liabilities still need direct confirmation. Treating the difference as a harmless rounding issue would conceal exactly the information a buyer needs before paying a deposit.

A different example helps put the variety into perspective. A former auction advertisement specifically identified a house at Perum Taman Muding Mekar with a 200-square-metre plot and 175 square metres of built space, arranged on one storey. Its December 2025 auction limit was approximately IDR 2.056 billion, and the listing is no longer an active purchase opportunity. An auction limit is not evidence of a completed market sale, nor is it comparable to a normal asking price without accounting for the auction conditions, any unpaid amounts and possession of the property.

Several property adverts refer to controlled entry, parking and shared recreational amenities. There is not enough independent evidence to describe a particular sports court, gym or security service as a guaranteed estate facility. For an owner-occupier, the unglamorous questions are more important: who maintains the road, where storm water is directed, whether there is a residents' association, how common costs are allocated and what access rights survive a change of ownership. A gate in an advert is not a management contract.

Flooding is the clearest material finding in the available public record. On 15 December 2025, Bali TV reported that Perumahan Taman Muding Mekar was returning to normal after severe flooding caused by intense rain and a breached river embankment; residents were clearing mud and debris. A September 2026 sales listing nevertheless describes its property as flood-free. Neither statement can be stretched beyond its evidence. The news report identifies the estate but not individual affected parcels. The advertisement does not supply an independent survey of the house being sold.

That conflict should shape the physical inspection. A freshly painted ground floor may conceal earlier water damage, while a house farther from the affected drainage route may have had a different experience. Buyers need the flood history of the exact block, evidence of any repairs to the embankment and drains, and a condition assessment covering walls, foundations where relevant, electrical systems and moisture. Reopening a residential area after a flood is not proof of permanent flood protection. Conversely, one documented estate-level incident is not evidence that every building was flooded to the same depth.

The title question has similarly important limits. Some property adverts state SHM, the certificate associated with Hak Milik land ownership in Indonesia. That does not give a foreign individual the same right to receive the land title as an eligible Indonesian owner. The applicable rules distinguish Hak Milik from Hak Pakai and other land rights, with restrictions tied to the buyer and the property. Before money moves, the proposed acquisition structure should make clear who owns the land, what right is being transferred or granted, how long it lasts and what the buyer can enforce. A sales brochure cannot settle any of those issues.

Building approvals deserve their own attention, particularly where houses have been renovated. The seller of the two-storey examples mentions an IMB, an older building permit, but no copy or approved plan was available for review. Indonesia's official SIMBG guidance explains when a previously issued IMB may still be valid and how PBG building approval and SLF functionality certification fit into the newer system. A house being occupied, renovated or advertised as ready to move into does not establish that alterations were properly authorised or that the relevant records match the structure now standing on the plot.

Rental figures published for the wider Muding Mekar area are only a starting point for local enquiries. Some portals group together houses on the street, homes in nearby blocks and newly built private-pool villas. There is no evidence here of a shared estate operator, a documented income pool or verified net returns for Taman Muding Mekar. For a prospective landlord, the outcome will depend on the actual house, permissible use, maintenance, vacancy, tenant demand and the cost of finding and managing occupants. The owner should also establish whether the chosen tenure allows the intended rental arrangement.

The attraction is therefore residential practicality rather than a promise of beachfront holidays. Kerobokan sits close to the Denpasar urban area and offers a daily-life setting with local services and road connections, though drive times and route conditions should be judged for the actual property. Some sales platforms label homes as Denpasar Barat despite giving a title address in Badung's Kuta Utara district. Such platform categories can help visitors search, but they do not resolve cadastral boundaries or the jurisdiction that will handle land and building paperwork.

A useful purchase budget needs space for more than the seller's asking price. Depending on the transaction, the real costs may include title searches, conveyancing, applicable taxes, approval checks, drainage or damp remediation, and recurring costs for utilities and shared infrastructure. No reliable estate-wide service-charge schedule was found. Two similarly priced houses could therefore be very different commitments. A sensible comparison starts with the rights and condition of each address, followed by the money required to make it safe, lawful and comfortable to own.

Home types & sizes

Three-bedroom, two-storey house on a 115 sqm plot
125 sqm building; 115 sqm land

One of two houses described by a September 2026 seller. The advert mentions a kitchen, family area, garage, garden, service space and 2,200-watt electrical connection. SHM and IMB are claimed but the records were not reviewed. Neither current availability nor the number of similar homes in the estate has been established.

Three-bedroom, two-storey house on a 120 sqm plot
125 sqm building; 120 sqm land

The second variant in the same seller description, not an independently verified estate sales programme. A similar layout, parking, garden and rear service area are advertised. Neither separate land-title extracts and approved plans nor parcel-specific flood records were available.

Get floor plans and current prices
Single-storey house from an inactive auction listing
175 sqm building; 200 sqm land

This property was explicitly identified as being in Perum Taman Muding Mekar in a December 2025 auction advertisement. The listing is inactive and should not be treated as current inventory or evidence of a closed-market transaction. It illustrates the range of existing house sizes.

Location

  • The estate has a map-listed location on Jalan Muding Mekar in the Kerobokan area of Kuta Utara, Badung Regency. The mapped A1 address is a useful estate reference, not the verified street number or boundary of any home offered for sale.
  • Kerobokan Kaja’s municipal profile separately recognises Muding Mekar as a local neighbourhood. Older address records for parts of Taman Muding Mekar also mention the Kesambi area, while some listing portals classify a house under Denpasar Barat. The land record, rather than a search-category label, must establish the parcel’s precise administrative jurisdiction.
  • This is best assessed as a working residential address, with local services and road connections into Kerobokan and Denpasar, not as accommodation on the beach. A five-metre lane is advertised for particular houses only. Access during heavy rain, parking and actual journey patterns all need to be checked at the chosen entrance.

Your selections are not saved anywhere. This is a decision aid, not an assessment.

Best for: An owner-occupier who would rather inspect an existing home than buy a future handover date. Rooms, street conditions, neighbours and visible building work can all be assessed on the ground. The opportunity is tangible residential property; the cost of that certainty is accepting a home’s actual maintenance history, good or bad.; A patient buyer willing to compare individual houses rather than a polished project brochure. Two similar asking prices may disguise very different renovation needs, drainage exposure, electrical work and title histories. The better deal is the one with the clearer rights and lower total cost of making the home fit for use.; A household whose routine centres on Kerobokan’s schools, services and road network. The estate is more naturally evaluated for everyday occupation than as a turnkey holiday-rental asset. Claims about staffed security or communal leisure facilities should carry little weight until the service and access arrangements are actually documented.; A purchaser with a viable Indonesian legal ownership route that can be verified for this address. This may be straightforward for an eligible domestic buyer, but a foreign national cannot rely on an SHM label as a promise of direct land ownership. The proposed transaction must be tested against the buyer’s status and the property records.; may not suit: Buyers expecting a newly delivered resort residence with standard villa models, a developer warranty and a compulsory professional letting programme will not find verified evidence of those features here. This is a resale-led neighbourhood of individual homes.; Someone unwilling to commission a meaningful flood and building-condition review may find the uncertainty too high. The estate-level flood report is specific enough to demand questions but not detailed enough to resolve exposure for a particular door number.; Foreign individuals seeking an uncomplicated transfer of SHM land title, or an informal nominee arrangement presented as equivalent to ownership, should not treat local resale advertising as legal assurance..

What we confirm before booking
