Why this project is worth a look
A genuine operating history
The management account traces the villa's refurbishment and rental operation to 2018. That gives a buyer a real maintenance and booking history to request, rather than relying entirely on projected performance.
Space for one group
Five bedrooms, private outdoor space and several shared living areas suit whole-house stays. Some rental tariffs unlock fewer rooms, so the accommodation package must not be confused with the full physical layout.
An identifiable location
The published street and house number make a site visit practical and help distinguish this villa from similarly named rentals. Registered boundaries still require a survey and land records.
A price to verify
A 2026 resale advertisement exists, but its land and building sizes differ from the developer's catalogue. A defensible purchase decision starts with proving the offer refers to the same property and ownership interest.
About the project
A buyer looking at Soobali Niscala is not evaluating an off-plan development. This is an established private villa in the Umalas–Kerobokan area, with a swimming pool, a published accommodation history and an entry in Soobali Development’s property portfolio. The development catalogue marks it as sold, while travel platforms continue to offer stays. Those statements can both be true. A home may have been sold by its original developer years ago and later operate as a rental, or return to the resale market. What is missing is a verified current sale package for this particular property.

The identity becomes clearer when the various names are read together. The developer calls it Soobali Niscala. Holiday websites use SooBali Niscala Villa, a five-bedroom version of that name, and sometimes simply Niscala Villa. The address, accommodation descriptions and management story connect these references to the same property. They do not establish separate phases or separately titled homes. Some copy describes two accommodation or living sections, which may matter to a family sharing the house, but that is not evidence of two independently transferable pieces of real estate.
Its street address is unusually useful for a Bali property listing: Jalan Tegal Cupek, Gang Wayang 15, number 39, in Kerobokan, North Kuta, Badung. Accommodation websites occasionally put it under Canggu, presumably to help visitors search a broader destination. Umalas is the more local description. Neither tourist label should override the street when identifying the property. A map marker can help someone arrive for a viewing; legal identification still depends on the registered parcel, its boundaries and the name on the land record. Those documents were not available to review here.
The clearest physical figures come from the development portfolio. It assigns Niscala five bedrooms, five bathrooms, parking for two cars, a 600-square-metre plot and a 677-square-metre building. The figures make this a substantial standalone home rather than a small rental unit. Still, a developer’s catalogue is not an as-built survey. Building area and land area describe different things, and neither tells us the net usable space inside each room. Anyone comparing properties needs to know which surfaces are included, whether any extensions occurred during refurbishment and whether the recorded site area matches the land certificate.
One apparent inconsistency has a practical explanation. SooBali’s booking page has a five-bedroom title but describes a three-bedroom, six-guest product. Other rental listings advertise five bedrooms and accommodation for up to ten people. A booking-site note goes further: six-person reservations receive access to three bedrooms, while eight-person reservations receive four, with the remaining rooms locked. That suggests flexible room access rather than proof that the house has lost two bedrooms. It does not replace a current room schedule, however. A purchaser should inspect the complete property, not a reduced-room rental package.
The attraction for guests is straightforward. The whole group has a private pool and garden, indoor gathering space, a kitchen, places to dine and air-conditioned sleeping rooms. The descriptions suggest a house designed for time spent together, with enough room to retreat when needed. Several platforms advertise daily housekeeping and guest services. For an owner, those features become operational commitments: pool treatment, garden maintenance, air-conditioning repairs, linen turnover, cleaning and the constant small replacements that arrive with short stays. The quality of the operating team affects the experience just as much as the design.
This property has a more tangible backstory than many villas marketed to overseas buyers. SooBali’s management business says it took over the house in June 2018 and coordinated a substantial renovation after an investor bought it. The operator then managed guest bookings and day-to-day operations. That account supports the existence of a working rental property from 2018, but it does not establish the original construction date or the exact scope of permitted works. An operating history is useful because it gives a prospective buyer something to test: maintenance records, capital spending, repeat repairs and whether the current condition corresponds to the photographs.
It also matters who is speaking in each source. Soobali Development claims Niscala as part of its developed-property portfolio. SooBali Villa Management tells the story of the renovation and ongoing operations, and its website identifies PT Soobali Cahaya Gemilang. These are related public-facing businesses, not automatically the same legal party in a purchase. The company that manages guest stays may have no authority to sell the land. Nor does a developer brand name alone identify the certificate holder. Until corporate and land documents are examined, the precise title-owning entity and the party entitled to sign a transfer remain open questions.
A more recent sales signal complicates the picture. Brighton’s property search displayed a listing dated 5 April 2026, later featured in June, expressly titled Soobali Niscala Villa for sale on Jalan Tegal Cupek. It asked IDR 12 billion and described five bedrooms with five bathrooms. But the same advertisement gave 420 square metres of land and 350 square metres of building area. That is markedly different from the development portfolio’s 600 and 677 square metres. Without a parcel number or supporting survey, these figures cannot responsibly be merged. The advertised property may be the villa, an incorrectly measured listing, or an offer that needs more precise identification.
For that reason there is no current asking price presented as fact in this dossier. An indexed advertisement from spring 2026 does not prove October availability, and the developer’s 'sold' label does not invalidate later resale activity. A seller would need to provide a live written offer that names the actual owner, identifies the property and explains the areas being marketed. The asking price, furniture inclusion, taxes, booking liabilities and transfer costs could all change the effective cost. Treating IDR 12 billion as an established price per villa, or comparing it mechanically with another listing’s quoted area, would hide rather than resolve the uncertainty.
The title description is even more consequential than the resale advertisement. Soobali Development labels the original product 'Free Hold', but marketing terminology does not tell an international buyer what rights they can actually receive. Indonesian land law distinguishes Hak Milik ownership from other registered interests, including Hak Pakai rights of use subject to statutory conditions. Foreign individuals cannot simply assume that a Hak Milik title can be transferred into their own name. This property’s land certificate and the proposed transaction structure have not been reviewed, so it would be misleading to describe Niscala as available to foreigners on any particular ownership basis.
The existing rental operation brings an additional question: is the prospective buyer acquiring a house with vacant possession, a house subject to management agreements, or an operating accommodation business with future reservations and staff obligations? Each version has a different commercial meaning. Booking calendars can contain money already paid by guests, refundable deposits, cancellation exposure and revenue that has been promised rather than received. Furniture inventories and equipment leases may also sit outside the advertised real estate. A written sale proposal should say which of those assets and obligations, if any, transfer with the property.
SooBali’s published case study quotes monthly receipts of IDR 60–100 million, a 30% management fee said to include online booking platform charges, and approximately IDR 15 million in monthly fixed costs. It also recalls a combined historical acquisition-and-renovation outlay of IDR 2 billion. These figures are the operator’s own retrospective claims, not independently audited performance, and the article does not supply a fully dated monthly series. They are not a current acquisition price or a forecast of returns. The historical purchase-and-renovation amount should never be used to estimate the price of a sale discussed in 2026.
What would make the rental history valuable is the underlying evidence. Twelve months of actual bookings, cancellations, receipts and bank settlements could show how seasonal demand translates into cash collected. Expenses should reveal who pays wages, utilities, pool care, taxes, insurance and extraordinary maintenance. It is also worth separating the fee for attracting bookings from the work of looking after the property. A management rate can sound simple while leaving a large share of operating responsibilities with the owner. The buyer's relevant figure is what remains after the costs attributable to the specific home, under the terms of the agreement they would inherit or renegotiate.
Umalas can appeal to guests who want a private base rather than the centre of a beach-club district. Its position between established residential pockets and the busy west-coast destinations is part of that appeal, but travel time should be checked in real traffic. A narrow access lane, parking manoeuvres, road works or neighbouring construction can affect a stay even when a map makes the location look convenient. Villa Finder explicitly warns that daytime building noise may occur nearby. That is a reason to visit at different times, not a basis to claim that the location is either permanently quiet or unsuitable for short-term rentals.
The presence of holiday listings also should not be confused with regulatory proof. No project-specific land certificate, building approval (PBG), building fitness certificate (SLF) or official land-use clearance was available for inspection during this research. A rental portal publishes a registration number, but the underlying government record has not been independently validated here. A buyer who intends to continue hosting guests would need the applicable permission and licensing position checked against the parcel and actual operating activity. Missing public paperwork does not establish that approvals do not exist; it establishes that this dossier cannot confirm them.
A physical inspection would have to go beyond counting bedrooms. A large house that has hosted short stays since 2018 merits a careful look at the roof, waterproofing, plumbing, wastewater management, electrical capacity, air-conditioning, pool plant and drainage during heavy rain. The parcel boundary, driveway access and any added structures should also be reconciled with the documents. None of those conditions can be inferred safely from a high guest score or an appealing set of rental photos. It is precisely because the villa is in use that maintenance records and evidence of past refurbishment could be informative.
Niscala may suit a family seeking a substantial Bali base, or an investor comfortable assessing an established whole-villa rental rather than buying a smaller unit in a managed residence. It is a weaker fit for someone requiring a straightforward published price, a documented foreign-buyer ownership product, or an apartment that can be let and sold independently. The sensible next move is to establish which parcel and owner sit behind any live offer, reconcile the opposing land and building areas, obtain the title and permits, then assess the operating accounts. Only with those pieces in place can its attractions and risks be compared on equal terms with another property.
Home types & sizes
One private pool villa rather than separately saleable units. The developer also reports a 600 sqm plot, without a reviewed survey or land certificate. Certain six- and eight-guest rental tariffs restrict room access; the full advertised property has five bedrooms.

Best for: A multi-generation household or group that wants a substantial private home, with shared spaces and a pool, rather than several separate serviced apartments.; A resale buyer prepared to reconcile historic development figures with the physical building, registered plot and current sale documentation.; An experienced hospitality-property investor willing to examine real booking and expense records instead of taking a management case study as a yield guarantee.; Someone who values an established address and operating history and can arrange a proper site inspection before making a financial commitment.; may not suit: A purchaser seeking a published, verified all-in price and a pre-cleared foreign individual ownership structure; neither is documented for the present property.; Someone hoping to buy and resell independent apartment titles. The evidence describes one private villa, not a divisible residence project.; An owner who prefers minimal responsibility for maintenance or does not want to scrutinise the costs of operating a large short-stay home..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Brighton advertised a villa of the same name for IDR 12 billion in April–June 2026, with a 420 sqm plot and 350 sqm building; Soobali Development lists 600 sqm and 677 sqm. The exact parcel, measured areas, current offer availability and binding sale price have not been established.
- Full-villa sources describe five bedrooms, while reduced-occupancy rentals show three or four rooms available. Locked-room tariffs explain much of the difference, but no current architectural room schedule or registered alteration plans were inspected.
- Soobali Development's public link to the villa does not establish the legal landholder or seller. No project-specific land title, foreign-buyer transfer structure, PBG building approval, SLF building fitness document or official land-use clearance was verified.
