The original product was a three-storey shophouse rather than a conventional residential townhouse. Street frontage and the ground floor can support business activity, while upper levels provide office, storage or private space. Sansiri group records show two 12-unit portions, for 24 properties in total. With such a small resale pool, individual condition, fit-out and legal history can move value more than they would in a large estate with dozens of near-identical listings.

The project is connected to Phuket Town and the everyday residential economy of Ratsada, not beach tourism. That makes more sense for an office, service business, shop or urban base than for a buyer whose strategy depends on holiday footfall or walking distance to the sea.

The current 320 sq.m. resale listing is much larger than the roughly 205 sq.m. original specification. The difference may be legitimate, but it is large enough to require documentary reconciliation. Sansiri originally positioned the product as a three-storey shophouse: a narrow-front building where the street level could support a business or office while upper floors could be used for work, storage or residential functions depending on the individual layout and permitted use. That hybrid character explains why different databases label it as a townhouse, home office, retail space or commercial building. For a buyer, the label matters less than the registered reality. The due-diligence question is what the title and building documents actually allow, and whether the intended use — living, operating a business, leasing space or combining those functions — is lawful for the specific property.

The project identity is well supported. Sansiri group filings list B Avenue Kuku in Mueang Phuket as a townhouse project split between two group entities, with 12 units under PPN and another 12 under PW, giving 24 units in total. Homenayoo, Home.co, ZmyHome and FazWaz independently repeat the 24-unit figure, while Homenayoo and Home.co identify Sansiri as the project owner or developer. This also distinguishes B Avenue from D Condo Campus Resort Kuku immediately behind it. The two projects share the Kuku location, but B Avenue is the road-facing low-rise shophouse product and D Condo is a separate condominium development. Some databases use the spelling “Bee Avenue Kuku”; the address and specifications indicate that this is an alias rather than a separate phase.

The original unit was unusually specific. Homenayoo describes a three-storey building with an approximately five-metre frontage, around 22.5 square wah of land and 205.5 sq.m. of usable area. ZmyHome repeats 205.5 sq.m., three bedrooms and three bathrooms, while Home.co shows roughly 205 sq.m. The development appears to have launched with one core building type. For this kind of asset, the most important dimensions are often not the bedroom count but the width of the frontage, ground-floor depth, road visibility, parking access and whether customer-facing space can be separated cleanly from private or back-office functions. A buyer planning to live there should evaluate the same structure differently: stairs, street noise, privacy and the usability of the ground floor become more important than signage or passing traffic.

The resale market now matters more than the original brochure. When checked on 16 September 2026, FazWaz and syndicated portals showed one active listing at THB 5.99M for a three-bedroom, two-bathroom, three-storey building with 320 sq.m. of indoor area. That is materially larger than the original 205–205.5 sq.m. specification and has fewer bathrooms than the historical plan. The difference may reflect an extension, renovation, a different measurement convention or a heavily altered unit, but the public listing alone cannot establish which explanation is correct. The 320 sq.m. figure therefore should not be applied to the whole development, and the historical 205.5 sq.m. layout should not be assumed for the resale property. A technical plan, title documents and on-site measurements should be reconciled before purchase.

The setting is urban rather than resort-led. B Avenue sits on Ratsadanusorn Road in Ratsada, in front of D Condo Campus Resort Kuku. Homenayoo publishes coordinates at 7.906912, 98.403941 and describes access from Ratsadanusorn Road; Home.co places the project in Ratsada, Mueang Phuket, postcode 83000. FazWaz lists a 7-Eleven at roughly 360 metres, Ban Kuku School at about 520 metres and Mission Hospital Phuket as the nearest major hospital reference at around 1.6 km. This is not beach property and should not be evaluated as a holiday-home product. Its potential use is tied more closely to Phuket Town, the surrounding residential catchment, nearby education and healthcare, and the everyday road traffic of Ratsada.

The original launch price was THB 6.9M, a figure repeated by Homenayoo and ZmyHome and still preserved by Home.co as the historical project starting price. It should not be compared mechanically with the current THB 5.99M resale ask. Over more than a decade, an individual shophouse may have changed in condition, internal area, fit-out, legal use and building configuration. A resale price reflects that particular asset, not a standardized developer unit. A buyer intending commercial or mixed use should also budget for refurbishment, signage, electrical and air-conditioning work, possible façade changes and the cost of confirming that the proposed business activity is permitted. The simple difference between THB 6.9M and THB 5.99M does not, by itself, prove that the development gained or lost value.

Completion dates are inconsistent across public sources. FazWaz, Homenayoo, ZmyHome and Hipflat show 2014, while Home.co lists 2016. Sansiri's corporate filing records a construction period from March to September 2013 for both 12-unit portions of B Avenue Kuku, but that table is not a public completion certificate and should not be converted into a precise handover date. This dossier therefore uses 2014 as the most consistently repeated project completion year while preserving the conflict in the uncertainty section. For a mature resale building, the more consequential issue is the current physical condition, any alterations since handover and whether those alterations are properly documented.

Foreign-buyer due diligence is more demanding here than for a condominium. The property includes land, so the condominium foreign-quota framework does not apply. Thailand's Department of Lands states that foreigners generally cannot acquire land directly except under narrow statutory conditions that require separate eligibility and permission. A marketing reference to freehold or full ownership therefore cannot be treated as confirmation that a foreign buyer can simply register the underlying plot personally. The land title, registered owner, encumbrances, building ownership and any lease or other lawful land-use structure need to be reviewed before a deposit is paid.
