Ratsada and Kuku work around Phuket Town, schools, hospitals, shopping and road access rather than a walk-to-the-beach lifestyle. That can be a strong fit for year-round family living or work in the city, but it is not a substitute for a west-coast resort address.

September 2026 stock ranges from townhouses around THB 3.49-3.79 million to much more expensive larger homes. The variation creates choice while making a single project-average price misleading; the selected house's format, land, condition and legal position matter more.
Established, not new
The community is occupied and observable today, which removes much of the uncertainty around what the finished estate will look like. In exchange, each house has its own maintenance and alteration history and should be inspected as an individual resale asset.
About the project
Supalai Primo Kuku Phuket is a completed low-rise housing estate in Ratsada, within the urban side of Phuket rather than a west-coast resort zone. Its defining feature is the product mix. Supalai launched the community with townhouses, semi-detached homes and detached houses, not a single uniform villa product. That distinction is supported by the developer's own corporate reporting and by early project material. A buyer therefore needs to identify the exact house type before comparing prices. A small-plot townhouse, a semi-detached home and a fully detached house inside the same estate solve different living needs and should not be benchmarked as though they were interchangeable.
The project was launched in 2017 and is now firmly a completed resale community. Major project databases consistently place completion in March 2019, while current profiles report 194 homes over two storeys. The 194-unit count is also present in securities-market disclosure linked to Supalai, which is stronger evidence than a portal headline alone. The same disclosure classifies the scheme across detached houses, duplex or semi-detached homes and townhouses. That is why the registry uses a mixed residential category rather than forcing the development into a villa-only label.

The original product range was relatively straightforward. Surviving launch-era sources show four named house plans: a 120 sqm three-bedroom townhouse, two three-bedroom plans at roughly 122 sqm, and a larger 175 sqm detached house with four bedrooms. Each published original plan included two parking spaces. Those layouts are useful reference points for due diligence, but they are not a guarantee that a 2026 resale house remains in factory condition. Current listings show added kitchens, carport roofs, furnishings and other alterations. On an established estate, the original plan is a baseline; the actual house, its approved additions and its present condition are what a buyer is purchasing.
The live resale market in September 2026 is broader than the price picture shown by some international portals. The lowest active asking price we found on 16 September was THB 3.49 million for an owner-listed two-storey townhouse identified as the original Supachote Special plan, with three bedrooms, two bathrooms, about 120 sqm of usable space and a plot just above 20 sq wah. Other current townhouse asks sit around THB 3.5-3.79 million. At the same time, large international portals show bigger or differently configured houses from roughly THB 6.5 million upward. That spread is not inherently contradictory; it reflects different house formats, plot sizes, renovation levels and listing channels. The THB 3.49 million figure is a lower market anchor, not a project-wide price.
Location is more urban-residential than holiday-oriented. Current listings describe the access as Soi Phan Fa off Thep Krasattri Road, while launch-era material uses Soi Patchanee-Bang Chee Lao and notes alternative access towards Ratsadanusorn Road. Both descriptions place the estate in Ratsada around Kuku, close to the working city fabric of Phuket Town. The practical appeal is access to schools, hospitals, everyday shopping and arterial roads. Buyers looking for a family base or a house connected to Phuket Town may find that logic compelling. Buyers whose priority is a walkable beach, resort restaurants and the west-coast lifestyle should regard this as a different proposition entirely.
The reliably confirmed communal offer is modest: a public garden or green area, controlled access, CCTV and 24-hour security. Those items recur across early project reviews and current major databases. Some listing portals display much longer generic amenity menus that include a swimming pool, fitness centre, sauna and other facilities, but the evidence is inconsistent enough that we do not treat those items as verified project facts. That distinction matters in an older housing estate. A buyer should inspect the actual common areas, road condition, security operation and management arrangements rather than assume every portal checkbox represents a functioning estate facility.
Ownership is a property-level legal question rather than a project slogan. A house purchase in Thailand involves the building and the land beneath it, and foreign buyers generally cannot simply take personal freehold title to Thai land except in narrow statutory circumstances. A registered long lease can form part of a lawful structure, and a foreigner may own a building on leased land, but the exact arrangement must be supported by the title and contracts. Listings for homes in this estate use different ownership labels, including Thai-name and company-name structures. Those labels are not transferable from one house to another and they are not a substitute for legal due diligence. A foreign buyer should review the Chanote or other land title, registered owner, encumbrances, building rights and the proposed transfer or lease before paying a deposit.
The estate's age also makes physical verification important. Individual homes have had years to diverge through maintenance, renovation and extensions. One current listing at THB 3.55 million states only 60 sqm for a three-bedroom townhouse, while the original published plan for that house type is 120 sqm; a different fresh listing at THB 3.79 million again states 120 sqm. It would be wrong to 'fix' the 60 sqm figure by calculation or assumption. It may be a listing error, a different measurement convention or incomplete data. The safe buyer-side approach is to reconcile the sale particulars with the approved plan, title documentation and a physical inspection.
Finally, the asking price is not the all-in acquisition budget. We found no reliable current public source for the estate's common-area charge, any arrears attached to a selected property or the current management rules. Those should be obtained before contract together with an inventory of included furniture and appliances, a record of major alterations and a clear allocation of transfer-related taxes and fees. A low-priced townhouse can be excellent value if the condition and documentation are clean, but the headline number alone does not establish that. Supalai Primo Kuku Phuket has a well-documented original product, a recognisable developer and active resale stock; the quality of a 2026 purchase ultimately depends on the individual house.
