Why this project is worth a look
Built and observable
Completion in 2020 means the estate can be assessed as it exists today. A buyer can inspect streets, common areas, traffic, neighbouring plots and the actual house before committing. The trade-off is that every resale now has its own maintenance and renovation history. Two homes carrying the same project name can differ materially in condition, legal area and alterations, so the project profile is only the first layer of due diligence.
Family-scale homes
The original scheme was designed around three- and four-bedroom houses, three to four bathrooms and two parking spaces. That gives households flexibility for children, guests or a home office without moving into a much larger luxury-villa format. Current resales show different floor areas and storey counts, however, so the selected house needs to be judged on its own plan rather than on a generic project template.
Practical Ko Kaeo
Ko Kaeo suits daily life tied to schools, Phuket Town, marinas and the island's main road network. British International School Phuket is nearby and the airport is roughly 24–25 km away according to project databases. The location is functional for a household with a car, but it is not a walkable beach setting. Buyers choosing Phuket primarily for immediate beach access should recognise that trade-off before focusing on the house itself.
Real resale depth
The estate has multiple sale and rental listings, with asking prices spread across a wide range. That gives buyers comparable stock and room to analyse value, but it also makes a single headline project price misleading. The THB 6.9M lower anchor needs to be tested against plot size, legal area, condition, renovation and furnishings before it can be compared with houses asking materially more.
Title first
A foreign purchaser is dealing with landed property, so the transaction cannot be evaluated like a condominium foreign-freehold purchase. Current listings provide some unit-specific information on land title and ownership, but there is no reliable project-wide ownership template. The chosen title deed, registered owner, encumbrances and proposed rights to the house and land should be reviewed before any non-refundable payment is made.
About the project
Supicha Sino Kohkaew 8 is an established low-rise housing development in Ko Kaeo, within Mueang Phuket. It should be approached as a resale community rather than as a new-launch villa scheme. The houses are built, residents are already living there, and today's stock is largely owner-led. That changes the due-diligence priorities. A buyer is not mainly underwriting construction delivery; the important questions are the condition of the chosen house, the registered land and building rights, any alterations made since completion, the plot size, recurring community charges and exactly what is included in the resale. The Sino-Portuguese-inspired façades give the estate a distinct visual identity, but the houses now on the market vary materially in renovation level, furniture, usable area and asking price.
The developer's own project page describes a 27-rai development with 135 homes. Its original product range combines detached houses and home-office formats, with plots of roughly 20–97 square wah, usable areas of 165–175 sqm, three or four bedrooms, three or four bathrooms, two parking spaces and two- to three-storey designs. Those figures are most useful as the baseline specification of the original scheme. Current resale listings sometimes advertise 180, 200, 208, 220 sqm or more. That does not necessarily contradict the original specification: individual homes may have been extended or reconfigured, and agencies can measure usable area differently. For a resale purchase, the advertised floor area should therefore be reconciled with the registered building information and any approved alterations rather than accepted as a project-wide standard.

There is a clear data conflict over the number of homes. Supicha's official page states 135, a figure repeated by FazWaz, Home In Phuket and several other project databases. BaanFinder and PropertyHub show 45, while Hipflat has displayed totals around the low fifties. The registry record uses 135 because it comes from the developer's own page and is independently repeated, but the discrepancy remains worth flagging. For a buyer, the practical lesson is that portal-level project metadata should not be used to infer legal or management facts. If community voting rights, shared-cost allocation or the exact scope of common property matters, those points belong in the estate documents and current management records.
The development sits in Ko Kaeo on the Thep Krasattri Road corridor. Public location records use 189 Thep Krasattri Road as the project address, while Home In Phuket describes access via Soi Ko Kaeo 11. This is a residential, car-oriented part of Phuket rather than a walk-to-the-beach location. British International School Phuket is commonly placed at roughly 1.2–1.8 km from the estate, and the Boat Lagoon and Royal Phuket Marina area is also nearby. Phuket International Airport is roughly 24–25 km away according to current project pages. The location works particularly well for households whose daily routines are tied to schools, marinas, Phuket Town and the island's north-south road network. The trade-off is that travel time is traffic-sensitive and most errands are easier with a car.
The shared facilities are straightforward rather than resort-scale. Sources consistently identify a communal pool, clubhouse, security, CCTV and parking, with Home In Phuket also listing a shared fitness room. That may be enough for buyers who value private-house living and a guarded community more than a long menu of on-site amenities. The current condition of those facilities matters more than their presence on a project profile, so a viewing should include the common areas as well as the house. FazWaz currently shows a common-area fee of THB 6 per sqm of plot area, but a resale buyer should verify the actual invoice for the selected property, the billing period and whether there are any arrears or special assessments.
Pricing is now a unit-by-unit resale story. On 16 September 2026, the FazWaz project feed shows an entry point around THB 6.9 million. PropertyHub recently refreshed a three-bedroom resale at THB 7.8 million, while newer four-bedroom listings are around THB 8.35–8.79 million and can run higher depending on the house. The spread is understandable once the individual listings are compared: plot size, renovation, furnishing, usable area and position within the estate differ. A single headline 'project price' is therefore a weak valuation tool. The more useful comparison is between houses with similar bedroom count, legal area, plot size and condition, with renovation and furniture separated from the underlying land-and-building value.
Foreign-buyer structuring needs special attention because this is landed housing, not a condominium foreign-quota purchase. Thai government guidance allows only limited exceptions for direct foreign land ownership. In an ordinary house transaction, the legal rights to the building and the land need to be analysed separately. Current listings within Supicha Sino Kohkaew 8 refer to Thai land ownership, and one active resale identifies a Chanote title, but that evidence belongs to a specific property rather than proving the title position across the entire development. Before paying a reservation or deposit, the buyer should see the title deed for the chosen plot, verify the registered owner and encumbrances, and have the proposed house-and-land structure reviewed for that buyer's circumstances.
The project also needs to be kept separate from the earlier Supicha Sino Kohkaew development without the number 8. Supicha's own website lists the two as different completed projects. The earlier scheme is described as roughly 9 rai with 63 homes, whereas Supicha Sino Kohkaew 8 is listed at 27 rai with 135 homes; PropertyHub also maintains separate records and shows the earlier project as older. This distinction matters when collecting sale history, plans, photos or legal documents. A search result containing the Supicha Sino Kohkaew name is not automatically evidence for Supicha Sino Kohkaew 8, even though the two developments are close to one another.
For an owner-occupier, the strongest case for this estate is the combination of an established Ko Kaeo address, family-sized homes and the ability to inspect the actual property and neighbourhood before committing. The flip side of a completed 2020 development is that technical inspection is no longer optional. Roof and waterproofing condition, drainage, electrical work, plumbing, exterior maintenance, pest history and any extensions should be checked. A freshly renovated interior can make a house look newer than its underlying systems, and extra built area shown in a listing is only useful if it is physically sound and properly documented.
For an investment buyer, active rental listings show that the estate participates in the long-term rental market, especially for three- and four-bedroom family houses. However, portal-generated yield figures should not be treated as realised performance. Net return depends on vacancy, negotiated rent, furniture replacement, garden and building maintenance, agent fees, common charges and the legal structure used for the land. The useful investment advantage here is not a promised yield but the fact that a buyer can underwrite an existing asset in an existing neighbourhood. The principal analytical burden shifts from construction risk to resale due diligence and realistic operating costs.
Overall, Supicha Sino Kohkaew 8 is best understood as a housing address containing a range of individual resale assets rather than one standardised product. The core project facts are reasonably well supported: the developer brand, Ko Kaeo location, 135-home official count, original three- to four-bedroom formats, 165–175 sqm baseline usable area, two- to three-storey designs, 2020 completion and a basic set of shared facilities. The variables that can materially change a purchase decision — altered floor area, land title, ownership structure, physical condition, furnishings, current maintenance liability and final price — belong to the specific house. A serious comparison should therefore start with the project profile but finish with the documents and inspection of the selected resale.
One practical consequence of the project's age and active resale market is that the best-priced house is not automatically the best-value house. A lower asking price can be offset by deferred maintenance, older systems or undocumented alterations, while a more expensive house may include recent renovation and a larger plot. The current data already shows enough variation to justify a house-by-house comparison sheet before negotiation. Matching the legal plot area, registered building area, advertised usable area, renovation scope and included furniture creates a much clearer basis for comparing offers than price per square metre calculated from inconsistent listing data.
The project is therefore most compelling for buyers who are comfortable with the mechanics of landed-property due diligence in Thailand and who value the Ko Kaeo location for daily life. It is less straightforward for someone seeking a simple foreign-freehold structure, a beach lifestyle on foot, or a hands-off investment that can be evaluated from a brochure. The community itself is established; the uncertainty is concentrated at unit level. That is manageable, but only if the purchase process is built around title review, ownership structuring, physical inspection and a realistic comparison of current resale stock rather than around the project's original marketing materials.
Home types & sizes
FazWaz identifies a three-bedroom, three-bathroom project type. The developer gives a 165–175 sqm baseline usable-area range across the original product line but does not map every size to a specific type in the accessible text. Current three-bedroom resales can be advertised at roughly 175–220 sqm, so the physical and registered area needs unit-level verification.
A current FazWaz resale shows four bedrooms, three bathrooms, 175 sqm of interior space and a 213.6 sqm plot. It is a useful example of the core family-house format, not a universal specification for every four-bedroom property in the estate. Other listings advertise 200 sqm or more, so extensions and measurement conventions need to be checked individually.
Supicha's original product line is described as detached-house and home-office formats of 165–175 sqm on plots of 20–97 square wah. Current resale ads often show larger usable areas. Those figures are not treated as a new project-wide specification: the selected home's plan, registered building area, physical extensions and plot should be reconciled individually. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 6.9M in the current FazWaz project feed checked on 16 Sep 2026. This is a lower resale-market anchor, not a developer price: other active listings are higher, so availability, condition, furniture, land rights and the final negotiated price need to be confirmed for the specific house.
- Completed: 2020-04
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Families seeking an established three- or four-bedroom house near an international school and the central-northern Phuket corridor.; Buyers who prefer completed resale property and want to inspect the actual home, street and neighbourhood before committing.; People who value a private house, plot and core gated-community facilities more than a large resort-style amenity package.; Buyers willing to compare several resales on title, plot, renovation and verified floor area rather than choosing solely on the lowest asking price.; may not suit: A foreign buyer expecting a simple direct registration of the land in their individual name without separate legal structuring and title review.; Someone for whom walkable beach access and a tourist-resort environment are non-negotiable.; A buyer who wants a brand-new, unused property and is unwilling to commission a technical inspection of a resale house.; An investor who intends to rely on advertised yield figures without checking realised rent, vacancy and operating costs..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Project-unit counts conflict: Supicha's official site states 135 homes, BaanFinder and PropertyHub state 45, and Hipflat shows another total. The registry uses 135 as the primary-source figure; the managed estate scope and owner count should be confirmed from current community documents if they affect the transaction.
- The project brand is clearly Supicha Development, while Thai portals also label the developer as สุพิชฌาย์ พร็อพเพอร์ตี้. The exact registered legal entity responsible for this phase was not confirmed in the public sources used.
- No single project-wide land-ownership structure was confirmed. Individual current listings refer to Thai land ownership and, in one case, a Chanote title, but those are unit-specific claims. The selected title, registered owner and lawful structure for a foreign buyer require direct document review.
