This is a lived-in, completed community. Buyers can assess the actual street, neighbours, landscaping, clubhouse and house condition rather than relying on renders. The practical risk is therefore less about delivery and more about the maintenance history of the individual resale property.
A school-led address
British International School Phuket is one of the defining landmarks of this Ko Kaeo residential cluster. That is useful for families with a daily school route, but the estate is car-dependent and should not be confused with a walkable beach or resort location.
Two core house plans
The original mix is easy to understand: roughly 149 sqm and 178 sqm, both with three bedrooms, three bathrooms and two-car parking. In the resale market, plot size, renovations and position inside the estate often matter more than the original model name.
Resale diligence comes first
Sansiri provides a clear development pedigree, but the counterparty in 2026 is the current owner of a specific house. Title, encumbrances, technical condition, estate rules and the foreign-buyer ownership structure should drive the transaction.
About the project
Burasiri Kohkaew is an established gated detached-house community in Ko Kaeo, developed under the Sansiri brand and launched in the 2013 period. That makes it a very different purchase from a new Phuket villa scheme. Developer stock is closed and buyers are choosing among individual resale houses, so the decision can be based on what is physically there: the street, landscaping, clubhouse, neighbouring properties and the condition of the exact house. The trade-off is age. A home that has been occupied for a decade can be materially better or worse than another property built to the same original plan, depending on roof and façade maintenance, air-conditioning, plumbing, electrical work, renovations, furniture and how well the owner has looked after it.
The most reliable project-size record is the Thai Department of Lands entry for Burasiri Koh Kaew Phuket. It records 156 sale plots, all allocated to detached houses, in Ko Kaeo, Mueang Phuket. Home.co.th, Homenayoo and current Plus Property material also use 156. A separate data chain used by FazWaz and several syndicated portals gives 327 units and roughly 92 rai. We do not average those numbers. The registry uses 156 because it is supported by the government land-allocation record. For an actual resale, however, the project total is less important than the individual title, plot reference, registered owner, encumbrances and the rights that will be transferred under the contract.

The original product mix was compact and family-led. Period material describes two principal two-storey house plans: Brata at 149 sqm and Burabulkit at 178 sqm. Both are three-bedroom, three-bathroom homes with parking for two cars. The 149 sqm plan includes living and dining areas, a preparation area and a separate Thai kitchen. The larger plan adds an upstairs family lounge. Some later databases list Burabulkit at 171 sqm rather than 178 sqm, which is a useful reminder that a portal project page is not the document to rely on for the size of a resale house. The selected property's plan, title-related documents and, where necessary, a physical measurement should settle that question.
Ko Kaeo is an everyday residential location rather than a beach resort address. The estate is reached through the Kathu–Nakoh / Phuket Rural Road 3030 area, with connections towards Thep Krasattri Road and the island's bypass routes. British International School Phuket is repeatedly identified by project-era and current property sources as a nearby landmark, and that school-led geography explains much of the estate's family appeal. The location works best for households that drive and need practical access between Phuket Town, Ko Kaeo and the northern half of the island. It is a weaker fit for someone whose priority is to walk to a beach, tourist strip or dense restaurant district.
Shared amenities are straightforward for a mature gated estate: a clubhouse, communal swimming pool, gym, landscaped communal space, controlled access, security staff and CCTV are consistently reported across the better project sources. For a resale buyer, the question is not whether these features appeared in the launch brochure but how they are being maintained now. A viewing should include the common areas as well as the house: check the pool and clubhouse condition, internal roads and drainage, security procedures, visitor access and any current rules on renovation, parking or letting. Mature landscaping and an established neighbourhood can be advantages, but they only remain advantages if the estate is being managed competently.
Current asking prices show why Burasiri Kohkaew should not be treated as having one project-wide price. On 15 September 2026, Plus Property displayed a 149 sqm Brata resale at THB 6.8 million, while DDproperty's current results included another house at THB 7.59 million and other listings sat higher. Those figures are asking prices for individual homes, not a developer price list. Plot size, position inside the estate, corner exposure, renovation quality, furnishings, tenant status, transfer terms and seller motivation can all move the number. The THB 6.8 million figure in this record is therefore a dated lower market anchor from one live listing, not an expectation that any house in the community can be bought at that price.
Foreign ownership needs particular care because this is a landed house rather than a condominium. Foreign individuals generally cannot register Thai land directly in their own name except under narrow statutory exceptions. A lawful structure may instead involve a registered land lease, commonly for a term of up to 30 years, with the rights to the building and the contractual package reviewed separately. A listing marked 'freehold' does not by itself answer the foreign-buyer question; it may simply describe the Thai-market title position of the property. Before paying a reservation or deposit, the buyer should know who owns the land, what title document applies, what encumbrances exist, what exactly is being sold or leased and what the Land Office will register.
The strongest reason to consider Burasiri Kohkaew is not a promise of future development but the fact that the community already exists and can be inspected. For a household wanting three bedrooms in a gated Ko Kaeo setting near an international-school cluster, that can be more useful than buying a paper plan. The due-diligence burden has simply changed: completion risk is low, while house-specific technical and legal checks become central. A pre-purchase inspection should look beyond cosmetics to roof leaks, façade cracking, water systems, electrics, air-conditioning, termite history, unrecorded alterations and the quality of previous renovation. On an older resale home, those items can change the real cost of ownership more than a modest difference in asking price.
