Established, not off-plan

A buyer can inspect the actual street, neighbours, access, noise and physical condition before committing. That removes construction-delivery risk, although maintenance quality can vary sharply from one house to another inside the same estate.

Space over resort frontage

Three- and five-bedroom homes offer a scale that is difficult to replicate in a central condominium at a similar total budget. The trade-off is location: this is urban Phuket, where road access and a car matter more than walking to the beach.

A varied resale pool

Observed homes range from roughly 150 to 500 sqm with different plots, furnishing and renovation levels. That creates meaningful choice, but it also makes any concept of an 'average Phuket City Home house' misleading; the exact listing needs to be underwritten on its own merits.

Title work matters

The estate’s age, land component and inconsistent portal records make documentary checks especially important. Foreign buyers in particular should not treat a freehold tag in an advertisement as proof that the underlying land can be registered in their own name.

About the project

Phuket City Home is an established residential estate in Ratsada, within Mueang Phuket, on and around Ruam Phatthana Road. It also appears online as Mu Ban Phuket City Home. For a buyer, the useful way to think about it is as a mature resale community rather than a new development with a single catalogue. The internal City Home sois are long established, while individual houses vary materially in size, renovation standard, furnishing, land and whether a private pool has been added.

The strongest project-wide figure is 108 residential units. PropertyScout, FazWaz and ZmyHome all publish that number. PropertyScout also dates completion to 2000 and attributes the estate to C.B. Estate Co., Ltd.; ZmyHome independently names the same developer and again shows 108 units. We did not find a surviving primary developer page for this specific residential scheme, so the developer attribution is well supported by secondary records but should not be presented as if it came directly from the original project documentation.

The developer itself is a verifiable legal entity rather than just a portal label. Thai open-company data lists C.B. Estate Co., Ltd. as an active Phuket company incorporated in 1989 and operating in real estate. That establishes the company’s existence and local history, but it does not prove every historical specification attached to Phuket City Home. In a real purchase, the selected title deed, registered seller and Land Office records remain more important than a developer name on an aggregator.

The September 2026 resale market is heterogeneous. Current FazWaz inventory starts around THB 15.9M, including a five-bedroom home advertised at roughly 500 sqm on a 428 sqm plot. A newer five-bedroom listing is marketed at THB 17.9M with about 250 sqm of indoor space on the same stated plot size. A three-bedroom, four-bathroom home is also marketed with about 350 sqm. The spread makes it clear that there is no meaningful single project-wide price per square metre without examining the underlying house.

Rental listings tell a similar story. PropertyScout published a three-bedroom house of 186 sqm at THB 40,000 per month in 2026, while live project aggregators now show asking rents from around THB 35,000. At the other end of the market, larger five-bedroom homes can be advertised at up to THB 150,000 per month. Those figures should not be converted into a promised yield: renovation, furniture, land, private-pool specification, lease length and timing all have a major effect on achievable rent.

The clearest recurring configurations are three-bedroom and five-bedroom homes. Three-bedroom listings range roughly from 150 to 350 sqm in the records we found and commonly show four bathrooms. Five-bedroom homes appear around 250 to 500 sqm with five bathrooms. Some are two storeys and some have private pools, gardens, terraces or extensive renovations. These are observed resale configurations, not a verified original developer floor-plan set, so they are useful for understanding the market but not for claiming a standard product line.

Communal facilities are sparsely documented. The safest project-level facility to publish is shared or communal parking, which appears in PropertyScout’s project record. Some portals for a same-named commercial scheme also mention a garden, but we have deliberately not carried that over. Separate catalogue pages describe Phuket City Home as a three-storey home-office or commercial project by the same developer on Ruam Phatthana Road, creating a real risk of mixing residential and commercial specifications.

The location identity is much stronger than the amenity record. Independent listings place the residential homes on Ruam Phatthana Road in Ratsada, and real addresses appear on City Home Soi 2, 3, 4 and 5. That is specific enough to place the estate within the local street network rather than leaving it at the generic district level. Registry coordinates are based on a geocoded Ruam Phatthana Road search point, with a deliberately broad 500-metre radius because an official estate boundary plan was not located.

This is an urban Phuket location rather than a resort-front address. Project listings consistently place Phuket Bus Terminal 2 at about 2.2 km, and FazWaz gives Mission Hospital Phuket at about 1.9 km. The daily-life profile is therefore tied more to schools, hospitals, shops, road access and Phuket Town than to walking out onto a tourist beach. That can suit a family, a long-term resident or someone working in the city better than a higher-priced west-coast resort location.

The age of the estate changes the due-diligence priorities. If the 2000 completion date is correct, the houses are now more than two decades old. Buyers should therefore pay close attention to roof condition, electrical systems, plumbing, damp, drainage, pool equipment, structural alterations and the quality of past renovations. Two houses with the same bedroom count and project name can carry very different post-purchase costs depending on how they have been maintained.

Foreign-buyer due diligence is mainly about the land underneath the house. PropertyScout and some resale advertisements use freehold language, but a listing label is not evidence that a foreign individual can register the underlying land in their own name. Thailand’s Department of Lands publishes specific rules and narrow statutory exceptions for foreign acquisition of land. Before a deposit, the selected title deed, registered owner, building documentation and legally available transaction route should be reviewed for that exact property.

There is one additional identity boundary worth preserving. Hipflat and Thailand-Property also index a same-named Phuket City Home by C.B. Estate Co., Ltd. as a three-storey home-office or commercial development on Ruam Phatthana Road. The shared name, developer and geography suggest some relationship may exist, but the public record is not strong enough to merge its commercial specifications into the 108-home residential estate. This dossier therefore excludes its floor count, garden and other commercial-page attributes and uses only facts supported for Mu Ban Phuket City Home and current residential listings.

Ownership format

Individual listings may be labelled freehold, but that does not by itself give a foreign buyer unrestricted ownership of the underlying land. The selected plot title, ownership of the structure and legally available transaction route must be checked property by property; direct foreign land ownership in Thailand is generally restricted, subject to narrow statutory exceptions.
