Why this project is worth a look
Completed, not promised
The development was completed in 2023 and the current choice is between existing homes. Buyers can inspect the actual property, plot, fit-out and neighbourhood instead of underwriting construction risk.
Generous house sizes
The two visible resale homes provide 210–220 sqm of internal area with two or three bedrooms. That is the clearest value proposition for buyers who care more about private living space than shared amenities.
Residential Chalong base
Chalong is useful for schools, services and road access across southern Phuket. It is a practical car-oriented location rather than a beachfront lifestyle address, which may suit long-term residents better than short-holiday buyers.
Due diligence matters
The developer is not verified and published address data are inconsistent. The strength of any purchase therefore depends on the selected home's title, registered ownership, building papers, encumbrances and the legally available transaction structure.
About the project
The Bliss Palai is a small completed housing development in Chalong, in the Palai area of southern Phuket. Major property portals classify it as a house-and-villa project and consistently show completion in October 2023. It does not behave like a conventional new-build estate with a large master plan, a published amenity programme and many identical units. What is visible today is a very small resale market, so the buyer is effectively evaluating an individual house rather than buying into a broad developer-led product. Condition, land documentation and the seller's paperwork matter more here than a marketing brochure.
Two active homes currently define the public price range. One is a two-bedroom, three-bathroom detached house with 220 sqm of internal area, offered at THB 4.9 million. Its listing describes a single-storey layout, no furniture, a terrace and covered parking. The other is a three-bedroom, three-bathroom house with 210 sqm inside and a 308 sqm land plot, offered at THB 7.9 million and presented fully furnished. The near-identical internal areas but wide price gap are a reminder that land size, fit-out, legal structure, maintenance and seller circumstances can matter more than a simple price-per-square-metre comparison in a tiny resale compound.

FazWaz-family portals and Hipflat report two units for The Bliss Palai. That could genuinely mean this is a two-home micro-development, but no primary developer source or official project register was found to confirm the count independently. For editorial use, two is a reasonable working figure because several large databases repeat it, yet it should not be treated as a verified legal project total. A buyer still needs the title and building documents for the exact property being acquired.
There is very little evidence of shared project infrastructure. The major project pages do not document a communal pool, clubhouse, gym or hospitality-style services. Individual homes show their own features — terrace, parking, garden outlook and, in one case, a documented 308 sqm plot — but those are property-level details. This makes The Bliss Palai more suitable for someone who wants a straightforward landed home than for a buyer choosing a villa estate for its communal facilities or resort operation.
The setting is residential Chalong rather than a beachfront resort strip. FazWaz places BCIS Phuket International School about 0.9 km away and Phuket International Airport about 39.6 km away; Dot Property gives a similar airport distance of roughly 40.3 km. Ao Yon Beach is shown about 5.3 km from the project. In practical terms, the location works best for residents who drive and want access to southern Phuket's schools, local shops, services and road network. It is less compelling for someone whose priority is walking to the beach or living inside a tourism-heavy neighbourhood.
The published address needs one final check. The current map/business listing identifies 2/41 Soi Saisam Phan 1, Chalong, Mueang Phuket, Phuket 83000, while Hipflat shows Rung Rat Da, Chalong, Phuket 83130. Both sources clearly refer to The Bliss Palai in the same Chalong/Palai area, so this does not look like two different developments. Even so, the street and postcode difference is too material to pretend that an exact pin has been independently verified. Coordinates are therefore intentionally omitted until the specific site can be reconciled against a reliable map object or the title documents.
Ownership is the part that deserves the most care. Thai government and Department of Lands guidance make clear that foreign nationals generally cannot own Thai land directly except under narrow statutory exceptions. The three-bedroom listing states a Chanote land title and Thai ownership, while the two-bedroom listing shows company ownership on the portal. Those are listing-specific labels, not a project-wide legal structure. A foreign buyer should review the title, registered landowner, building ownership and lawful transaction route for the chosen house rather than rely on a portal's ownership tag or assume that a company structure is automatically appropriate.
The developer remains unidentified. No official project website or verifiable legal developer entity surfaced in the search, and the FazWaz-family project data explicitly show the developer as unavailable. For a completed resale property, that does not make the home unbuyable, but it removes one of the usual due-diligence shortcuts. The buyer has to rely more heavily on the land title, ownership history, encumbrance checks, building documentation, boundaries, access rights and a physical inspection. The Bliss Palai should therefore be assessed as a property-specific resale transaction inside a small completed compound, not as a brand-led developer purchase.
Ownership format
This is landed housing, so ownership of the building and rights over the land need to be reviewed separately. Foreign nationals generally cannot hold Thai land directly except under narrow statutory exceptions; the legally available structure depends on the title and documents of the specific home.
Home types & sizes
Current resale home: single storey, unfurnished, with a terrace and one covered parking space according to the listing. The plot size is not published.
Current resale home on a 308 sqm plot; the listing states full furnishing, park and garden views, Thai land ownership and a Chanote title. Those legal details apply to this property only.
These are the resale homes visible as of 16 Sep 2026, not a developer-verified original floor-plan range. No primary project catalogue was found, so past or future stock may differ in size, plot and bedroom count. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- The map/business record shows 2/41 Soi Saisam Phan 1, Chalong, Mueang Phuket, Phuket 83000, while Hipflat publishes Rung Rat Da, Chalong, Phuket 83130, so the exact site pin still needs reconciliation.
- BCIS Phuket International School is shown about 0.9 km from the project on FazWaz.
- Ao Yon Beach is listed at roughly 5.3 km by the major property portals.
- Phuket International Airport is shown at about 39.6–40.3 km by FazWaz and Dot Property; actual driving time varies with traffic.

Price & purchase terms
- Current price: From THB 4.9M in open resale listings as of 16 Sep 2026. This is the lower asking-price anchor in current listings, not a project-wide fixed price; availability, condition, documentation and transaction terms must be checked for the selected home.
- Completed: 2023-10
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A buyer looking for a completed detached home in Chalong rather than a condominium or an off-plan purchase.; A household that values 210–220 sqm of internal living space and practical access to schools and everyday services in southern Phuket.; A resale buyer comfortable judging each home individually on condition, land, furnishing and paperwork.; Someone who drives or rides and values Chalong's practical location more than walk-to-beach convenience.; may not suit: Buyers who require a well-documented developer brand with a clear public track record and primary project documentation.; Anyone expecting a verified communal pool, clubhouse, gym, managed rental programme or resort-scale shared facilities.; Foreign buyers looking for the straightforward ownership framework available to qualifying condominium units; landed housing requires separate legal review.; People whose priority is beachfront positioning, walkable beach access or a tourism-led resort environment..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The legal developer entity and developer brand have not been verified. FazWaz-family portals explicitly show Developer: N/A, and no official project website was found.
- Published addresses conflict: the map/business record shows 2/41 Soi Saisam Phan 1, Chalong, Phuket 83000, while Hipflat shows Rung Rat Da, Chalong, Phuket 83130. Coordinates are intentionally omitted until the exact site is reconciled.
- FazWaz and Hipflat report two homes in the project, but no primary source confirms the total. The Chanote title and Thai ownership are documented only for the current three-bedroom listing; company ownership appears only on the two-bedroom listing and cannot be generalised to the project.
