That changes how the project should be assessed: there is little value in reconstructing an old launch story, and much more value in checking the actual unit, the condition of the building, the condominium juristic person and the transfer documents that exist now.

The project’s defining characteristic is its compact unit size. Recent listings and recorded resales cluster around roughly 32–34 sqm, with both studios and one-bedroom apartments appearing in the data. At that size, layout quality matters disproportionately. Two units with almost identical floor area can feel very different depending on whether the bedroom is genuinely separated, how the kitchen is arranged, where the balcony sits and how much usable wall space remains after furniture is added. Floor, fit-out, view, quota status, renovation quality and seller motivation can easily matter more than a one-square-metre difference in size.

The common facilities are straightforward rather than resort-led: parking, 24-hour security, CCTV and a gym or fitness corner are repeatedly listed by the stronger project directories. There is no consistent public evidence for the kind of large pool, landscaped leisure deck or hospitality-style service package that buyers may associate with Phuket resort condominiums. That is not necessarily a weakness; it simply places the burden of value elsewhere. The purchase case is more about a compact urban home in an established building than about paying for an elaborate amenity package.

One material data issue is the completion date. Several Thai directories, including DDproperty, PropertyScout, ThinkOfLiving and Zmyhome, report 2013, while FazWaz-family project pages report July 2015. The original developer could not be reliably identified either, and current project pages often leave that field blank. For a completed resale condominium, these gaps do not make a transaction impossible, but they do shift due diligence toward the records that exist today: the condominium registration, juristic-person documentation, maintenance history, outstanding liabilities, foreign-quota certificate and the title position of the specific apartment.

Because the building has been operating for years, an inspection can answer questions that no launch brochure ever could. A buyer can check corridor and parking condition, lift operation, ventilation, signs of water ingress, street noise, water pressure, security staffing and how the common areas are actually maintained. Inside a roughly 33 sqm unit, practical details become equally important: usable storage, kitchen depth, balcony function, afternoon heat and whether the furniture leaves enough circulation space. Age is not an automatic reason to reject the project; it is a reason to rely on present-day evidence rather than old specifications.

Ownership costs also need to be built from documents rather than assumptions. The current common-area fee and sinking-fund position could not be verified reliably in public sources, so a low-amenity building should not automatically be treated as a low-cost building. Before transfer, the useful documents are the latest unit statements, confirmation of no outstanding common charges, condominium rules and, where available, recent juristic-person financial information. A foreign buyer also needs quota confirmation for the exact unit at transfer. The project history contains both Thai Quota and Foreign Quota resales, so a generic project label saying “freehold” is not enough.

Current asking prices are best read beside the resale record rather than on their own. Public history shows 2024–2026 sales around THB 1.49M–1.89M for units of roughly 33–34 sqm, while fresh late-2026 asking prices are generally higher, around THB 1.87M–1.99M. That does not by itself prove capital growth: renovation, furniture, floor, quota status and simple seller ambition can explain part of the gap. In a small building with only a few units on the market at any time, like-for-like comparisons are more useful than a broad project average.

Ownership format

A foreign buyer can hold a unit freehold only if the specific apartment is eligible for the foreign quota and the building still has quota available; the current statutory cap is 49% of the total condominium-unit area. Job Condominium resale records include both Foreign Quota and Thai Quota units, so the tenure shown for one listing should never be assumed to apply to the entire building.
