The project sits near Sai Mai District Office and Or Ngoen Market, with its mapped estate footprint in the same Sukhaphiban 5 corridor. The practical route from Watcharapol approaches along Sukhaphiban 5 and reaches the entrance opposite or very close to the district office. This is a road-led location rather than a rail-led one. The practical connections highlighted by project sources are Sukhaphiban 5 itself, the Ram Inthra–At Narong Expressway access and the Kanchanaphisek eastern ring-road network. For an owner-operated office, that can be useful if staff, deliveries and clients already move around northern or eastern Bangkok by car. It is less compelling for a buyer whose first priority is walking to a mass-transit station.

Home.co.th records the same two building families, although some room-count details differ between portals. That is a useful warning rather than a reason to reject the project: current resale listings show that many owners have changed internal partitions, added bedrooms, fitted kitchens, enclosed areas or extended parking. The safest way to read the 178 sqm and 240 sqm figures is as the developer-era baseline, then verify the selected property's actual measured area and approved alterations.
The project's history is unusually clear. In 2010, Sansiri listed B Avenue Watcharapol under townhouse projects and specified the shop-house/home-office concept, 146 total units and a land area of 16 rai 3 ngan 23.83 square wah. By mid-2011, Sansiri stated that more than 70% had been sold and referred to customers inspecting completed homes while the company prepared to release an inner zone. That history is important because one secondary database incorrectly attributes the project to SC Asset. There is no credible basis for using that attribution: the project history consistently identifies Sansiri Public Company Limited as the developer.
B-Avenue is now firmly a resale project rather than a developer-stock launch. Primary developer sales are closed, while live market portals show owner and broker listings. The lowest credible asking price found in the September 2026 review was THB 5.3M for a 178 sqm, 3.5-storey property. Another repeatedly updated listing is around THB 5.9M, and larger or more heavily fitted four-storey home offices can be substantially higher. These are not interchangeable units, so the gap should not be treated as a pricing contradiction. Land-plot size, position inside the project, frontage, renovation quality, visibility, parking arrangements and business-ready fit-out all affect the ask. The THB 5.3M figure is therefore only a lower market anchor. Stock and price should be reconfirmed immediately before viewing or negotiation, and a buyer should compare total building condition rather than focus on a calculated price per square metre alone.
Common facilities are practical rather than lifestyle-heavy: security, CCTV, a communal garden and parking are repeatedly mentioned. That fits the scheme's original purpose. A buyer should spend more time inspecting the property itself than counting amenities. For business use, the key questions include storefront visibility, customer access, parking at busy periods, stair geometry, electrical capacity, air-conditioning, signage rights, water and drainage, and whether later alterations were approved. For residential use, vertical circulation matters because daily life is spread across 3.5 or four levels. The larger original home-office format includes two on-plot parking spaces in the archived specification, while smaller shop-house units rely more heavily on the common parking environment. Resale adverts also show that units may now contain kitchens, bedrooms and built-ins that were not part of a single standard developer layout.
Foreign ownership requires a separate legal lens. Some property databases label the project tenure as freehold, but that does not answer the question a foreign buyer actually needs resolved. A townhouse or home office includes land, and Thai law does not generally allow a non-Thai individual to own that land directly in the same way a qualifying foreign buyer can own a condominium unit within the statutory foreign quota. A legal purchase structure may involve a registered land lease together with ownership of the building, or another lawful arrangement suitable to the specific facts. The open sources reviewed for this dossier do not provide the land deed, confirm the title type or establish a foreign-buyer structure for a specific resale unit. Before paying a deposit, the buyer should obtain the deed, owner details, encumbrance information, plot boundaries and a legal review of the proposed ownership or lease arrangement.

The original 178 sqm and 240 sqm footprints offer far more internal space than many small Bangkok townhouses, and the Sukhaphiban 5 position can work well for car-based access around Sai Mai and Watcharapol. The trade-offs are equally clear. It is an older development, the exact project-wide completion year is not consistently recorded online, individual units may have been extensively altered, and a foreign purchaser must not assume that a portal's generic freehold label solves the land-ownership question. A strong resale unit here could serve as a practical headquarters, clinic, studio, showroom or multi-level home with dedicated work space. A weak one could carry substantial renovation and legal due-diligence costs. The project is therefore a useful shortlist candidate, but the final decision should be driven by the specific property, not the estate name alone.
