Why this project is worth a look
Established, not speculative
The neighbourhood, roads and shared facilities already exist, so a buyer can judge what is actually there rather than relying on launch renderings. That removes construction-delivery uncertainty, but it replaces it with another form of diligence: the physical condition of an older house. The estate can be assessed today; the individual structure still needs its own survey.
Expressway-led location
Sukhaphiban 5 access is the practical location story. The project is positioned for drivers using the Ramintra-Watcharaphon corridor, and project references specifically mention the nearby expressway entry and exit. This can work well for a household with cars. Buyers who want a rail-first, walkable daily routine should test the commute rather than assuming that a Bangkok address automatically delivers it.
Resale creates choice
Current asking prices and house sizes vary substantially, which is normal in a long-established detached-house estate. Renovation quality, plot size, extensions and internal position can matter as much as bedroom count. That creates room to choose between a lower entry price and a more finished home, but headline price alone is a weak comparison. The post-purchase repair budget belongs in the same decision.
Developer identity is clear
Land and Houses is a long-established Thai residential developer with a particular history in detached housing. That makes the project's origin straightforward to verify. It should not be used as a shortcut around property-level diligence, though: this is now a resale purchase from an individual owner, and a twenty-plus-year-old house can have a very different maintenance history from the one next door.
About the project
Nantawan Ramintra - Watcharaphon is best approached as a mature resale estate rather than a developer-led new-build purchase. It is a 422-home detached-house community in Tha Raeng, Bang Khen, developed by Land and Houses Public Company Limited. Original sales are closed, so buyers are choosing between individual owners' properties. That means there is no single current specification, finish package or developer payment plan to rely on. The condition of the exact house, the plot, later alterations and the seller's documents matter more than the historical brochure.
The estate dates back to the early 2000s, although the exact completion year is inconsistent across property databases. FazWaz records January 2002; a local Thai project database gives 2004; DDproperty currently labels the project 2015. Those dates should not be blended into a false average. For a buyer, the practical conclusion is simpler: this is an established, older community where construction risk is no longer the issue, but building condition and maintenance history are. Two houses behind the same gate can require very different budgets after transfer.

The project sits around Sukhaphiban 5 Soi 28 in Tha Raeng, Bang Khen, with mapped coordinates close to 13.8818, 100.6521. Project directories consistently highlight the Sukhaphiban 5 expressway access, which explains the location better than a generic 'near Ramintra' label. It is a car-oriented Bangkok address with straightforward access into the Ramintra-Watcharaphon road network. Larger reference points named by project sources include Fashion Island, Central Ramindra, Keerapat International School and Don Mueang Airport.
Resale asking prices show why unit-by-unit comparison is essential. As checked on 4 October 2026, the lowest visible active listing we found was THB 6.0 million for a three-bedroom, three-bathroom house with 211 sqm of usable area on roughly 56 sq wah of land. Fresh PropertyHub listings included a four-bedroom, three-bathroom house at THB 8.9 million with 250 sqm on 85 sq wah, and another at THB 10.5 million with 350 sqm on 91 sq wah. These are asking prices, not completed transaction evidence, and the spread reflects renovation level, plot size, extensions and seller positioning.
There is no reliable public copy of the original Land & Houses model catalogue in the sources we could verify. A Thai project database records a two-storey three-bedroom, three-bathroom configuration with two parking spaces, while today's resale stock includes three- and four-bedroom houses and much larger altered homes. For that reason, the unit cards below describe documented resale configurations rather than pretending to reconstruct an official launch-era unit mix. On an older detached-house estate, a survey of the actual structure is more useful than the historical plan name.
The core shared facilities are reasonably consistent across independent project profiles: a clubhouse, communal swimming pool, gym, landscaped garden or park, children's play area, basketball court, 24-hour security and CCTV. These are meaningful family-living features, but the operational condition of the facilities matters more than the checkbox. A site visit should establish how the pool and gym are maintained, how internal roads and landscaping are managed, what the estate rules are, and what common charges or arrears apply to the specific property.
Foreign-buyer ownership requires separate treatment because this is a house-and-land product. Resale portals use 'freehold' for the property, which is appropriate for a buyer who is legally entitled to own Thai land. It does not create a general foreign right to register the land personally. Thailand's Land Code allows foreign land ownership only through a narrow Section 96 bis route involving at least THB 40 million of qualifying investment, ministerial approval and a residential land cap of one rai. A normal foreign purchase therefore needs the exact land title and lawful house/land structure checked before money is committed.
Price comparison works better if the buyer separates three components: the land, the core house and later improvements. A seller may charge a premium for a new interior, an added room, an enlarged kitchen or a private pool, but those upgrades only create value if they are well built, documented where required and useful to the next owner. Fresh paint cannot resolve old roof leaks, overloaded electrical systems, ageing plumbing or poor drainage. Conversely, a dated interior can sit inside a structurally stronger house. A proper viewing therefore needs to look beyond furniture and finishes and focus on moisture, settlement, roofing, drainage, wiring, plumbing, pest history and the quality of any extensions.
The paperwork also looks different from a developer sale. The registered owner should match the title, plot boundaries and land area need to be clear, registered encumbrances should be identified, and later additions should be reconciled with the available plans and approvals. Estate-charge arrears and transfer responsibilities should be understood before a deposit is paid. If the physical house is materially larger than the older documents, that is not automatically disqualifying, but the source of the extra area should be explained. For a foreign buyer, the land-ownership structure adds another layer. A strong purchase here is therefore a house where condition, paperwork, ownership structure and renovation budget all make sense together.
The appeal of Nantawan Ramintra - Watcharaphon is not that an old estate is automatically better value than a new one. It is that the resale market can offer substantial plots, established landscaping, a functioning neighbourhood and road access at prices that vary enough to reward careful selection. The trade-off is due diligence. Roof condition, waterproofing and drainage, electrical and plumbing systems, termite history, extensions, title boundaries, registered encumbrances and outstanding estate charges can all materially change the real acquisition cost. The project name is useful context; the specific house is the investment decision.
Ownership format
Resale listings market the house-and-land package as freehold, but that does not give a foreign buyer a general right to register the land in their own name. Under Thailand's Land Code, foreign land ownership is only possible in a narrow Section 96 bis exception: at least THB 40 million of qualifying investment, ministerial permission and no more than one rai for residential use. For an ordinary foreign buyer, the lawful structure for the house and land has to be checked against the specific title and contract; nominee-company workarounds are not part of this dossier.
Home types & sizes
An active THB 6.0M listing on roughly 56 sq wah of land. It is useful as a lower market anchor, not as a standard project price. The actual condition, repair scope, land documents and any later additions need to be checked on the property itself.
A recent THB 8.9M example on an 85-sq-wah plot, marketed as renovated. The premium over cheaper houses only makes sense after checking the renovation quality, the age of core systems and exactly what was replaced rather than cosmetically refreshed.
Another current example is offered at THB 10.5M with 350 sqm of stated usable area on 91 sq wah. On an older house, that larger figure should be reconciled with the documents so the buyer understands which parts are original and which may have been added later.
No verifiable copy of the original launch-era house catalogue was found. The cards above show documented current resale configurations and should not be read as the developer's original standardized model range. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 6.0M in an active DDproperty listing checked on 4 October 2026. This is a lower resale-market anchor, not a developer price list; the exact house, availability, condition, inclusions and transaction terms need separate confirmation.
- Completed: 2002
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing conflicts across databases: FazWaz gives January 2002, ZmyHome gives 2004, and DDproperty gives 2015. The main record uses 2002 under the source-priority rule, but the exact completion date is not fully resolved.
- No official original house-model catalogue or launch-era area schedule was found. Current listings show several configurations, and some homes may have been extended or substantially remodelled.
- A current project-wide common-fee schedule and the operating status of every shared facility were not confirmed from an official estate document; both should be checked for the specific house.
