Why this project is worth a look

The estate is already lived in

Roads, gardens and buildings can be inspected before a decision is made. Buyers have the advantage of observing real maintenance standards instead of relying solely on promised facilities.

Several useful family layouts

The original range accommodates three- and four-bedroom households, with extra family rooms in some designs. The real value lies in how rooms connect and how the house has been altered over time.

A house and its own plot

Outdoor space is part of the attraction, especially for residents who need more room than a condominium offers. Plot measurements and approved building areas still require separate verification.

Established neighbourhood services

Sukhaphiban 5 Road connects the community with shops and services in Sai Mai. The trade-off is a lifestyle that is more convenient for drivers than for commuters wanting to walk to a rail station.

Condition can inform the price

Resale houses are not standardised products: renovations, land size and building condition vary considerably. Comparing several actual properties is more revealing than taking the project’s cheapest advertisement at face value.

About the project

A resale house can be more revealing than a brochure for a new development. At Setthasiri Watcharapol, you can inspect the actual roof, walk along the estate roads and see whether the gardens and shared facilities are being maintained. You can also discover problems that would never appear on a floor-plan drawing. This is an established community of detached houses by Sansiri, rather than an off-plan villa launch. The developer’s presentation from November 2011 identifies 197 homes, and current resale listings are evidence of a functioning second-hand market. The decision today is about an individual house and its legal title, not about reserving one of an identical batch of new units.

Getting the name right comes first. This is the older Setthasiri Watcharapol on Sukhaphiban 5 Road in Ao Ngoen, Sai Mai district, northern Bangkok. It should not be confused with Setthasiri Phahol–Watcharapol or Setthasiri Watcharapol–Theprak. Those similarly branded estates are in Bang Khen and have their own layouts, specifications and locations. The older community is associated with the Sai Mai District Office and the B-Avenue Watcharapol commercial development by its entrance. A house number, land-plot reference and map location are much more reliable identifiers than the word “Watcharapol” alone.

The appeal is straightforward: a separate two-storey home, land around it and enough interior space for family life to extend beyond a single living room. Historical project material describes house designs between 170 and 325 square metres, generally with three or four bedrooms. Unlike a condominium, the household is responsible for far more of the building fabric. The buyer controls how the home is furnished and, subject to permits and estate rules, what alterations might be possible. They also inherit the responsibility for a roof, exterior walls, drainage and everything that previous owners may have modified.

Consider the smallest original layout, Sirinyada. Its published 170 square metres accommodate three bedrooms, three bathrooms, a living area, a dining space, a Thai kitchen with a preparation area, storage and two car spaces. For a couple with children, a layout like this may provide all the rooms they actually use without paying to maintain extra bedrooms. Still, the house sold today may not match that original specification. Some owners expand kitchens or enclose outdoor areas; others remove partitions. The listed floor area should be treated as something to substantiate, not as proof of the current approved configuration.

The 193-square-metre Siriruede and 203-square-metre Sirinanta offer another way to use the same basic three-bedroom programme. Historical drawings include an upstairs family room as well as a separate kitchen and staff accommodation. That extra living area may be more useful to a household with teenagers than a nominal fourth bedroom would be. The choice depends on how people actually share the home. Someone working remotely may prefer an enclosed room on a quiet side of the building. An older resident may care much more about stair access, a ground-floor bathroom and the possibility of arranging daily life without frequent trips upstairs.

Larger designs broaden the choice but also widen the maintenance bill. The original Sirimaya family included four-bedroom plans and an enlarged layout. Sirinpha, at a published 325 square metres, was described with four bedrooms, four bathrooms, an upstairs family area, an additional multipurpose room, staff quarters and four parking spaces. Those extra functions can be valuable for a larger household, but only if they correspond to real needs. Paying for unused rooms means higher cooling, cleaning and repair commitments. A buyer comparing the largest home with a smaller renovated one should look at usable room proportions as carefully as total floor area.

Land size is the other half of the comparison. Thai resale advertisements commonly quote plots in square wah, alongside a separate building area in square metres. A generous land figure does not mean that the living room is large, and two homes with similar interior areas can have very different outdoor spaces. Online examples from this estate include modestly sized original plans as well as heavily modified houses marketed with larger floor areas. The legal plot boundaries, registered building area and actual construction should be assessed separately. A paved extension or new room may be perfectly practical to use without being properly documented for a subsequent sale.

There is useful infrastructure within the gates. Contemporary accounts of the development's early years describe a clubhouse, swimming pool, gym, landscaped common garden, security staff and surveillance cameras. For residents, a shared pool can make a weekend at home easier and the garden can give children space that a private plot does not have. But an original amenity list is not a current maintenance report. The condition of the pool, access rules, security arrangements and the estate's financial health need to be established on a recent visit and with the management body. A glossy photograph from launch year is not evidence that a facility runs to the same standard now.

Just outside the community, B-Avenue Watcharapol has long been presented as a convenient commercial neighbour. It is a separate development rather than a shared facility owned by residents. That distinction matters if a buyer assumes the estate controls the shops or their opening hours. Local references also place Ao Ngoen Market, schools, medical services and ordinary retail within the broader area. There is no need to rely on old promotional lists of dozens of landmarks. For a household planning to live here, the practical questions are whether groceries are straightforward, which school route is feasible and how long an everyday medical appointment takes from the actual gate.

Sukhaphiban 5 Road defines access to the neighbourhood. Older location reviews describe onward connections towards Watcharapol and the Ram Inthra–At Narong expressway. That makes the estate worth considering for residents whose work and school journeys suit northern Bangkok, especially if driving is already part of the household routine. It is not a walk-to-rail lifestyle simply because a transit line exists elsewhere in the district. The school run, rush-hour queue at the gate, toll costs and the number of cars required can matter more to a family budget than a small difference in the asking price.

Two houses inside the same gates can feel very different. One may sit close to the entrance, making errands easier but bringing more passing traffic. Another may be deep inside the estate with a longer drive to the main road. Corner plots can provide more exposure and a different garden shape, without necessarily offering more privacy. Sun direction, adjacent balconies, boundary walls and the way rainwater crosses the plot all affect daily comfort. These are physical attributes to inspect at the chosen address, not estate-wide features that can be established from a portal's project summary.

Age is central to the value proposition. Sansiri's records date the launch to the fourth quarter of 2011, and a housing directory identifies 2013 as a completion year. A historical corporate filing, however, gives a construction programme running into 2015. Those records need not describe the handover date of every house: building and transferring an estate can happen in stages. The exact history of the house being purchased matters more than settling on a single headline year. Roof seals, concealed plumbing, electrical upgrades, damp proofing, termite treatment and air-conditioning equipment all deserve attention before assigning value to a fresh coat of paint.

Recent asking prices illustrate why a single project-wide price can mislead. A PropertyHub listing refreshed on 25 June 2026 advertised a 170-square-metre home at THB 7.59 million. Other offerings from the same estate have been listed for more than THB 10 million, and larger houses at considerably higher figures. None of these is a verified transaction price. Differences may reflect plot size, extensions, renovation quality, furnishings or a seller's urgency. The published minimum is only a market reference. Actual availability, price, inclusions and transfer terms need to be reconfirmed with a specialist for the specific house before a buyer relies on any figure.

Resale offers a form of certainty that new-build marketing cannot: the structure is there to be tested. It also transfers existing defects and any undocumented work. A thorough inspection should include roof leaks, upper-floor ceilings, drainage around the foundations, electrical distribution, water pumps, kitchen exhaust and air-conditioning maintenance. Asking what was repaired is not enough; evidence of who did the work, when, and under which permissions is much more valuable. A stylish new interior can make an ageing property attractive, yet still leave the buyer with substantial remedial work once occupied.

A detail from the developer's own historical disclosure deserves careful handling. In November 2011, Sansiri placed Setthasiri Watcharapol among projects with flooding on surrounding access roads and recorded a 17-centimetre water depth on the main road. That does not establish flooding inside the houses and it cannot be used as a present-day flood forecast. It is nevertheless a sensible reason to ask about drainage performance, road access during major storms and whether any house has a documented history of water damage. A property that looks dry during a short viewing may behave differently during prolonged heavy rain.

For an international buyer, the ownership question is more consequential than the original floor plan. These are detached houses on individual plots, not condominium units. The 49% foreign freehold quota sometimes advertised in Thailand applies to registered condominiums and does not grant foreigners ownership of a landed house plot. Direct land ownership by non-Thai individuals is generally restricted, with narrow statutory exceptions and approval conditions. Long leases are commonly structured for terms of up to 30 years, while extensions are not an automatic substitute for perpetual ownership. Legal rights to a building and to the underlying land need to be considered independently.

One published repossessed-property entry identifies a specific house in Setthasiri Watcharapol and quotes a Chanote land-title number. Chanote is a Thai land title evidencing a registered parcel, but finding a number in one advertisement does not verify every plot in the community or establish that an overseas buyer can acquire the same ownership rights. The title for the chosen house should be checked at the competent Land Office for its owner, boundaries, charges and restrictions; the status of registered building works also matters. Using a nominee company purely to bypass foreign ownership restrictions is not a sound solution to this legal problem.

The purchase budget must account for much more than the seller's headline number. Depending on the parties and transaction, there may be registration charges, transfer-related taxes, legal costs and repairs before move-in. The recurring cost of common-area services is another variable. Older project directories contain historical management-fee figures, but they do not establish what owners are charged in October 2026 or whether unpaid contributions attach to an individual house. The sensible comparison is therefore the cost of acquiring and operating a specific property, rather than treating two advertised prices as directly interchangeable.

An investor considering rent should be especially cautious with market assumptions. There are isolated rental listings associated with the estate, but that is not enough evidence for a dependable vacancy rate, net rental return or future capital gain. Tenants seeking a multi-bedroom family home in northern Bangkok may exist, yet demand will depend on commuting patterns, condition and the exact layout. Larger properties also create higher expenses between tenancies. A spreadsheet promising a neat yield without those unknowns would make a weaker purchase case, not a stronger one.

Setthasiri Watcharapol makes most sense to someone who wants a settled family setting and is prepared to choose the individual property carefully. The variety of original designs is useful, and the roads, homes and facilities can be inspected now. The compromises are equally real: car-oriented access, an older building's maintenance needs, limited comparability between resale listings and, for foreigners, substantial legal restrictions on the land itself. A good buying decision starts with the correct estate, but it is only complete when the actual title, condition, running costs and daily journeys all fit the buyer's situation.

Home types & sizes

Sirinyada — 3 bedrooms
170 sqm
3 bathrooms

The original arrangement places a living room and dining area alongside a separate kitchen and storage, with two parking spaces.

Siriruede — 3 bedrooms
193 sqm
3 bathrooms

Historical plans add an upstairs family room and service space, creating a different balance between shared and private rooms.

Sirinanta — 3 bedrooms
203 sqm
3 bathrooms

An upstairs family room, separate kitchen and staff area are shown in the original design; compare room proportions, not just size.

Sirimaya — 4 bedrooms
212 sqm
4 bathrooms

The early review shows an upstairs private family area; another directory gives 205 sqm, so the home-specific plans matter.

Sirimaya M — 4 bedrooms
232 sqm
4 bathrooms

The larger version adds a laundry area and staff quarters, with three parking spaces in the historical specification.

Sirinlin — 3 bedrooms
240 sqm
3 bathrooms

A substantial three-bedroom layout with an extra upstairs room and service space; size alone does not describe circulation or light.

Sirinpha — 4 bedrooms
325 sqm
4 bathrooms

The largest documented original type includes a multipurpose room, another family area and space for four vehicles.

These are historical original plans, not verified floor areas of individual resale homes in 2026. Older sources disagree on the Sirimaya design (205 versus 212 sqm). Later alterations may change the layout, parking and registered building area; no dependable model-specific resale price is available. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.
