The range is easy to compare. Daisy offers 174 sqm, three bedrooms and two parking spaces; Camelia moves to 193 sqm and four bedrooms; Calendula reaches 244 sqm with four bedrooms, five bathrooms and three parking spaces. All three include a ground-floor bedroom. That creates a meaningful step-up between plans rather than a set of near-duplicate layouts, and it lets buyers decide whether they are paying for an extra room, more private bathrooms, more parking or simply a larger plot.

Built around driving

The project sits close to Kanchanaphisek Road and the Chalong Rat Expressway’s Chatuchot access, which is useful for households that commute by car across northern and eastern Bangkok. The trade-off is rail access: BTS Sai Yud is roughly 10.4 km away. A buyer who values door-to-station convenience will find other locations more suitable; a household that already drives may value the road network much more.

Common space with substance

More than six rai of shared space is meaningful in a 265-home estate. The pool, fitness room, work areas, playground, dog park and gardens can support everyday family use rather than occasional clubhouse visits. The question to carry into the contract is operational: what is complete for the chosen phase, what is included in the common fee, and how will the facilities feel once the wider community is occupied.

A phased master build

The official brochure gives May 2033 as the overall completion target, while specific houses are already completed and being sold in 2026. Buyers should therefore avoid treating one master completion date as the status of every home. A finished unit can still sit beside future construction. The right comparison is between individual plots, the surrounding phase and the contractual handover condition.

Land approval is on record

The Department of Lands records licence 83/2568, issued on 21 August 2025 for Saransiri Chatuchot, covering 265 detached houses. That supersedes the earlier brochure statement that land-allocation approval was still pending. Plot-level title checks remain necessary, particularly because the May 2025 brochure also disclosed a mortgage over the project land to CIMB Thai Bank.

About the project

Saransiri Chatuchot is a 265-home detached-house community by Sansiri in O Ngoen, Sai Mai, on Bangkok’s north-eastern edge. Its appeal is easier to understand through the practical layout of the project than through the design theme. The site covers roughly 70 rai, 3 ngan and 76 square wah, and the current range is built around three two-storey house plans: Daisy at 174 sqm with three bedrooms, Camelia at 193 sqm with four bedrooms, and Calendula at 244 sqm with four bedrooms and five bathrooms. Every plan includes a ground-floor bedroom. That one detail matters for real family life: it can serve an older parent, a guest, a child who needs more privacy, or a home office without forcing every daily activity upstairs. Plot sizes across the development run from roughly 52 to 133 square wah, so the land attached to a particular house can be almost as important as the floor plan when comparing two listings.

This is primarily a driving location. A detailed independent review places the project at 999 Chatuchot Road, O Ngoen, Sai Mai, Bangkok 10220, with map coordinates 13.8905932, 100.6720973. Sansiri lists Kanchanaphisek Road at about 700 metres and the Chatuchot toll gate on the Chalong Rat Expressway at roughly 2.4 km. By contrast, BTS Sai Yud is about 10.4 km away. In other words, the project should not be evaluated as a rail-oriented suburban home. Its transport advantage is the ability to reach the ring road and expressway quickly by car. Everyday services are still within a reasonable drive: Sansiri lists Marketplace Theprak, CGH Sai Mai Hospital and Ruamrudee International School among nearby destinations. A buyer who will commute regularly should test the actual weekday route rather than rely on a simple distance-to-expressway figure, because direction and peak-hour traffic can change the experience substantially.

The shared facilities are unusually substantial for a conventional housing estate. Sansiri states that more than six rai are allocated to common areas, with a clubhouse, saltwater pool divided into adult and children’s sections, fitness room, meeting and co-working areas, playground, landscaped gardens, dog park and an edible community garden. That gives residents more reasons to use the estate itself rather than treating the clubhouse as a sales-gallery feature. Security specifications include separate resident and visitor access, licence-plate recognition, CCTV, LIV-24 real-time monitoring and hourly patrols in the developer material. The houses are also designed to accommodate EV charging. Those features are useful, but the purchase contract and specification for the selected plot remain more important than a general project brochure: equipment, handover condition and included items can vary by house, promotion and release phase.

The development is still being built out. Sansiri’s official brochure states that construction began in June 2023 and gives an overall target completion around May 2033. That long project-wide date does not mean buyers must wait until 2033 for a house. Completed stock is already being marketed, and Sansiri’s 2026 special-offer pages list specific finished homes by house number. This is typical of a large low-rise estate delivered in stages: one buyer can move into a completed street while later parcels are still under construction elsewhere in the master development. The useful due-diligence question is therefore plot-specific. Before reserving a house, establish whether the home itself is complete, whether the road and common areas serving it are operational, what construction remains on neighbouring parcels, and the contractual handover date for that particular unit.

There is stronger documentary support for the project than the older marketing material alone might suggest. Sansiri’s brochure identified title deed 60126 and, as of 8 May 2025, said the project land was mortgaged to CIMB Thai Bank while the land-allocation approval was still being processed. The second point was later resolved. Thailand’s Department of Lands records land-allocation licence 83/2568, issued on 21 August 2025 to Sansiri for Saransiri Chatuchot, covering 265 detached houses in O Ngoen, Sai Mai on approximately 70 rai, 3 ngan and 76.1 square wah. That official record is materially more useful than repeating the brochure’s earlier ‘application pending’ wording. The mortgage point, however, should not be assumed to have disappeared. For the chosen house, the buyer should see the current title position and the mechanism by which the specific plot is released from any developer financing at transfer.

Foreign ownership needs separate treatment because this is landed housing, not a condominium. As a general rule, a non-Thai individual cannot simply take unrestricted personal freehold title to Thai land in the same way a foreign buyer can acquire a qualifying condominium unit within the statutory foreign quota. Property portals may describe a house as ‘freehold’, but that label does not override the buyer’s nationality restrictions. A lawful structure can depend on the buyer and transaction; a registered long lease of the land with separate rights over the building is one commonly encountered route, but the actual documentation and enforceability must be checked for the specific house. Saransiri Chatuchot’s public sales material does not publish a standard foreign-buyer ownership package. That makes ownership structure an early-stage question, not something to solve after paying a non-refundable reservation.

Pricing is best read at unit level. Sansiri’s project headline and promotional inventory have moved over time, and the current Hot Deal inventory checked on 30 September 2026 includes Daisy house 999/36 at THB 8.59 million, with 174 sqm of internal area on 53.10 square wah of land. That is a useful lower asking-price anchor, not a blanket project price. Another current Sansiri special-offer home, 999/41, is a 193 sqm Camelia on a 72-square-wah plot at THB 9.99 million. PropertyHub listings refreshed in late September 2026 also show active resale/direct-market stock from around THB 8.59 million for a 174 sqm home and higher levels for larger houses. The comparison should therefore include the plot, orientation, house type, fit-out, transfer incentives and recurring charges rather than just the banner price. ThinkOfLiving recorded a common fee of THB 39 per square wah of land per month in its August 2025 project data; that figure is historical and should be reconfirmed for the contract being signed in 2026.

As an investment, the project needs more work than a simple gross-yield calculation. PropertyHub showed active four-bedroom rental listings around THB 95,000 per month in September 2026, which proves that there is a rental market for completed houses here, but a handful of asking rents does not establish achieved rent, vacancy or long-term return. Large suburban houses also have a narrower tenant pool than central apartments, and maintenance, garden care, furnishing and vacancy can materially change the result. For an owner-occupier, the decision is more straightforward: does the family need three or four bedrooms, is the ground-floor room genuinely useful, does the driving pattern fit the location, is the selected plot far enough from future construction, and is the ownership structure legally workable for the buyer? Saransiri Chatuchot is strongest when those practical answers line up; it should not be bought on a generic promise of appreciation or rental performance.

Ownership format

This is landed housing. As a general rule, a foreign individual cannot take unrestricted personal freehold title to Thai land; the lawful structure for the selected home needs to be confirmed before reservation. A registered long lease of the land with separate rights over the building may be possible, but Sansiri does not publish a standard foreign-buyer structure for Saransiri Chatuchot.

Independent project data lists starting plots at about 56 square wah, while Sansiri’s current 999/41 offer sits on 72 square wah, illustrating how much the land component can vary within one plan.

Calendula is the largest standard house at 244 sqm, with four bedrooms, five bathrooms and three parking spaces. It is designed for a larger household that wants more separation between private rooms and more capacity for cars and guests. For Calendula in particular, plot size and position may influence value almost as much as the building area.

All three plans are two-storey houses with a ground-floor bedroom. Sansiri gives an overall project plot range of roughly 52–133 square wah; the exact land area must be checked for the selected home.
