Why this project is worth a look
A live-work layout with options
Four distinct levels can separate meetings, focused work and private accommodation, which is more useful than simply adding square metres to one room. The layout is an opportunity, not permission to run every conceivable business from the premises.
Space without a residential tower
The commonly described home-office format provides roughly 400–410 sqm across four storeys, with a wide frontage and original provision for three cars. It suits occupants comfortable with stairs and multiple zones better than teams requiring one continuous office floor.
A place you can inspect today
The estate is completed and has functioning communal areas, so buyers can look at real buildings and maintenance rather than construction renders. Condition and costs still vary, especially inside houses that have changed hands or been renovated.
Resale choices are genuinely different
Advertisements show interiors arranged around different numbers of bedrooms and working rooms. That makes choice more flexible, but a comparison built only on the marketing bedroom count can be quite misleading.
About the project
B-Square Rama 9 - Mengjai makes more sense once you stop trying to compare it with a conventional Bangkok house. Its original proposition was a working address and a home under the same roof. Sansiri developed 78 four-storey home-office townhouses in Wang Thonglang, with floor plates that could be assigned to meetings, staff, private rooms or more personal living space. That flexibility is still the main reason to look at the estate. It is also the reason to be selective. Someone seeking a quiet, low-maintenance family home may find the height, office-friendly proportions and potential visitor activity inconvenient. An owner-manager, architect, consultant or established small business may value exactly those characteristics. Nothing in the label 'home office', however, proves that a particular business activity has all the permissions it needs at this address.
The name can be misleading when viewed on a property portal. 'Rama 9' is a broad geographical reference, not a promise of a short walk to the Rama 9 MRT station. The actual estate is off Soi Sahakanpramun, reached from Pracha Uthit Road in Wang Thonglang. The surrounding road network includes Pradit Manutham and routes towards the city’s eastern business neighbourhoods. This is a place to assess through real journeys: the school run, a commute, client visits and deliveries. Platforms do not even agree on the distance to the nearest MRT station. Rather than choosing whichever number looks best, a buyer should make the trip at the times that matter. A good driving location can be a poor public-transport address for staff, and the reverse may also be true.

The project has a documented history. Historical material from 2011 records this as a Sansiri townhouse launch from January of that year, with 78 homes planned. It is a completed development rather than a new off-plan opportunity. The major project databases generally give 2014 as the completion year, while a Thai property directory gives 2012. That disagreement deserves a note, not an invented compromise date. On an actual purchase the building’s records, registration details and any alteration permits matter more than a portal summary. The age also shifts the buyer’s attention: this is a due-diligence exercise on a physical property that can be entered and inspected, not a question of whether a developer will finish construction as promised.
A standard original house was conceived around four levels, a frontage of roughly 7.4 metres, approximately 400–410 sqm of usable floor area and room for three cars. Contemporary descriptions emphasised generous glazing and adaptable interiors. Those ingredients can work well together when visitors occupy a lower floor and quieter activities sit upstairs. They create constraints too. An office needing one large uninterrupted workspace may struggle with stairs and internal divisions. Families with very young children or relatives with limited mobility need to imagine daily life across four storeys rather than focus exclusively on the total square metre figure. The large windows that distinguish the architecture also make orientation, shading, heat and air-conditioning performance worth examining during a viewing.
There is no single room-count formula that describes the resale stock. The initial marketing material spoke of five-bedroom configurations, and project descriptions mention an unusually large corner model as well. Current listings include houses rearranged around one bedroom and several bathrooms, others with two bedrooms, and homes with four bedrooms after alterations. In a normal apartment search that variation might suggest inaccurate data. In a home-office estate it may reflect years of genuine changes to the interior. Floor area, land size and bedroom count therefore need to be read together. Ask to see the layout as it stands, then compare it with the documents and with the way you would actually occupy the building. Reinstalling bedrooms or relocating office partitions has a cost that a simple price-per-square-metre ranking cannot show.
Shared amenities distinguish B-Square from a standalone commercial shophouse on a busy street. Descriptions consistently include a clubhouse, swimming pool, fitness area, garden or open space and security at the entrance. These are attractive features for someone spending most of the week at the property, although each serves a different purpose. A pool can improve the residential experience without helping an employee get to work. Controlled access offers a degree of organisation, but it may also shape visitor handling and delivery arrangements. The shared spaces should be inspected in their present condition. Their presence on a listing does not establish the quality of maintenance, the current operating budget or the householder’s future share of common costs.
Parking deserves a separate inspection, especially for an office-led purchase. The original standard specification refers to three spaces, with more capacity mentioned for the larger corner model. Resale agents sometimes advertise additional space outside the building or describe a different total. These numbers are not necessarily interchangeable. There is a difference between parking owned or assigned to a house, space where vehicles are simply tolerated, and places that visitors may use without obstructing neighbours. Staff cars, client appointments, deliveries and household vehicles can coincide at the same hour. An owner who is comfortable with the parking provision on a quiet Sunday may have a completely different experience on a weekday morning. Entry rules and actual traffic flow inside the estate can matter as much as the number written in an advertisement.
For residential use, the local schools and services are part of the appeal, but they need context. Project descriptions refer to KIS International School, Regent’s schools, hospitals and retail options across the surrounding districts. These are meaningful landmarks, not evidence that every trip is easy. School traffic can make a nearby campus inconvenient at precisely the time a family needs it most. The same issue affects an office: the owner may arrive easily by car while the team faces a complicated connection from public transport. Anyone planning to use the property as a family base should map the school day, grocery shopping and evenings out. A business buyer should repeat the exercise from the perspective of employees and regular visitors rather than relying on the owner’s own commute.
Pricing is firmly in the resale market. On the pages checked in October 2026, one agency advertises a house at THB 17.9 million, while other property catalogues show entry asking prices of THB 18.5 million or THB 19.5 million. These are advertised numbers attached to particular properties, not confirmed transactions or offers guaranteed to remain available. A low asking price may accompany a different land plot, a more heavily altered interior, deferred maintenance or simply a motivated seller. A higher price may reflect work already done or a larger, more usable configuration; neither conclusion can be reached without a viewing. The headline figure should be followed by the title details, floor plan, condition survey and a careful look at what furniture and fixtures actually transfer with the property.
Foreign buyers face a particularly important distinction. Portals often mark these properties as freehold, but that label describes the form of ownership available to an eligible purchaser; it does not override Thailand’s restrictions on foreign ownership of land. The familiar 49% foreign quota applies to registered condominium units. A multi-storey townhouse with its land plot is not that product. In ordinary circumstances a foreign individual cannot simply receive the land title in their own name. A registered land lease combined with appropriate rights over a building may be a legal avenue in some situations, subject to documentation and professional review. The sources examined do not establish a standard, ready-to-buy foreign ownership package at B-Square. That uncertainty belongs near the beginning of a serious purchase discussion, not in the small print at the end.
Commercial occupation needs a second layer of scrutiny beyond ownership. A prospective buyer might want a studio, design practice, company headquarters or client-facing service rooms. An agent’s description cannot by itself settle zoning, building permissions, management rules, business licensing, staff access or signage rights. Nor does a renovated interior guarantee that altered rooms and any roof-level additions were properly documented. A purchase file should include the land title, building records, approved plans where relevant, evidence of any alterations, encumbrance checks and current information from the estate’s management. These documents are not exotic formalities; they define what can be bought, insured, occupied and sold on. Without them, even an attractive renovated property remains difficult to price intelligently.
The sensible conclusion is not that B-Square is right for every buyer who wants space in Bangkok. It offers an unusual mix: a gated, already occupied estate; multi-storey houses originally designed around working life; communal amenities; and several different resale configurations. It also demands more inspection than a straightforward condominium purchase. Building condition, vertical circulation, parking pressure, costs and title structure can all decide whether a particular house is useful or burdensome. For a buyer whose day genuinely combines home and professional activity, those trade-offs may be worthwhile. For someone seeking an uncomplicated foreign-freehold investment, easy MRT access or a small rental apartment, the same features point towards a different type of property altogether.
Ownership format
Townhouses on land plots: advertised freehold does not make direct Thai land ownership available to a foreign individual in the ordinary case. Any long-term land lease and separate building rights need project- and unit-specific documentary confirmation. The condominium foreign quota does not apply.
Home types & sizes
The original description sets out five bedrooms, a frontage of roughly 7.4 metres and three parking spaces. These are design-era specifications, not a guarantee that any particular resale house remains unchanged.
A project-level description mentions a five-bedroom corner configuration with a wider frontage and four car spaces. Current availability is unverified, and a buyer should reconcile the stated floor area with the specific plot and title.
One 2026 resale advertisement describes just one designated bedroom, five bathrooms and 400 sqm of floor area on a 48-square-wah plot. It illustrates how a working layout can differ substantially from the original family-oriented room count.
Another resale house is marketed with four bedrooms and a 50.9-square-wah plot. It remains part of the same development, rather than a separate phase, and its larger floor area does not make it directly comparable with the 400-sqm offering.
Original layout specifications and current resale descriptions should not be merged into a single model list. A 400-sqm home advertised as one bedroom is not necessarily a smaller original product than the five-bedroom design concept; it may simply have been reconfigured for office use. Advertised plot areas expressed in square wah refer to land, while floor areas are listed in square metres. One rental advertisement calls a property five storeys because a roof-level working space was incorporated, although the estate’s regular house format is consistently described as four storeys. Any additional level, structural alteration or business-specific fit-out needs to be reconciled against the particular building’s approvals. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: An owner-operated business seeking a permanent base where staff rooms, meetings and the owner’s home can occupy different floors.; A household that needs substantial indoor space, has regular access to a car and is comfortable with the demands of four-storey living.; A buyer who prefers an existing property that can be inspected carefully rather than a construction-stage promise.; A hands-on landlord who understands the narrower tenant market for large home-office buildings and has allowed for fit-out, repairs and void periods.; may not suit: A foreign individual expecting condominium-style freehold registration of land in their own name; the condominium foreign quota is not relevant to these townhouses.; Someone seeking a compact, inexpensive or genuinely walk-to-MRT Bangkok home.; An investor who wants effortless passive rental income without specialist tenants, upkeep or scrutiny of commercial use permissions..

- Most major project databases state 2014 completion, while Zmyhome states 2012. The selected building’s registration and construction records should determine the relevant dates.
- Published site area is inconsistent: FazWaz gives 25,236 sqm; DDproperty gives 16 rai, 3 ngan and 9 square wah; historical project material provides another figure. No composite figure has been adopted.
- A project-specific legal structure for a foreign buyer’s rights over the townhouse and land has not been evidenced. 'Freehold' on a listing is not proof of eligibility to own Thai land.
