Why this project is worth a look
An address with a front door
A townhouse offers a street-level entrance, private parking and a more layered domestic layout than a typical apartment, without a suburban relocation. Shared walls, a smaller private plot and Bangkok traffic are part of the exchange.
Three genuinely different layouts
The split-level main bedroom of DEMI 6, the lift and tall living room of DEMI+, and the wider rooftop-oriented DEMI 8 each solve a different household problem. The design name in a resale ad is not enough; match it to an actual plan.
A limited residential scale
With 72 homes, this feels different from a high-density condominium estate. Privacy still varies by row, road position and neighbouring buildings, and the clubhouse is more accessible from some houses than others.
Shared leisure, shared upkeep
The original facilities include a saltwater pool, exercise rooms and a planted communal area. They can be a genuine convenience, provided the present condition and maintenance budget justify the ongoing contributions.
A building you can inspect
Buying from an existing owner means the physical house and much of its operating history can be examined before committing. It also shifts the transaction focus to title, alterations, arrears, furnishings and the seller's capacity to transfer what is advertised.
About the project
A townhouse in Bangkok solves a different problem from a condominium. DEMI Sathu 49 is a gated enclave of 72 multi-level homes in Bang Phong Phang, Yan Nawa, close to the Rama III corridor. Residents have a street-level entrance and parking at the house, while a clubhouse, pool and fitness facilities are shared. You gain separation between living, working and sleeping areas without moving far into the suburbs. You do not gain the privacy of a detached villa: the homes form rows, some walls are shared, and everyday life unfolds across several floors. Buyers who have been comparing three-bedroom condos should start with that trade-off rather than with the headline floor area.
Sansiri developed the scheme and named it among its townhouse projects in corporate reporting. Its own sales directory now labels DEMI Sathu 49 sold out, which explains why contemporary offers are primarily resale listings rather than a fresh launch. Market profiles give December 2022 as the completion date. There is a wrinkle in the historical record: Sansiri's report dated 31 December 2023 showed construction progress at 93%. That does not outweigh the evidence of an occupied, trading development in 2026, but it does mean we should not pretend that every source uses the same definition of completion. For a resale purchase, the handover record and condition of the particular property matter much more than the date printed on an estate portal.

The address is Soi Sathu Pradit 49 in Bang Phong Phang, Yan Nawa. Road access links the neighbourhood to Sathu Pradit Road, Yannawa Road and the wider Rama III network, with routes onward towards Sathorn and Silom. That is useful geography for someone who travels by car, but a promising road map is not a peak-hour journey-time guarantee. The surrounding fabric is mixed: residential streets sit alongside local businesses and warehouse uses. Older location reviews describe different approaches to the project, including narrower community streets on one route. It is worth approaching the property from both directions on a working day, ideally around the times when the household would actually leave and return.
The original offering is not one interchangeable house design. DEMI 6, with a six-metre frontage, was planned around three bedrooms, four bathrooms, two parking spaces and roughly 212–215 sq m of usable area. Its signature feature is a split-level principal bedroom that gives part of the house a second use, such as a study or retreat. The earlier DEMI 8 plan was materially larger: an eight-metre frontage, approximately 300 sq m, three bedrooms, five bathrooms, parking for three cars and a rooftop level. A later official brochure also sets out DEMI+, a 215 sq m layout with an in-home lift and a double-height living space. These names describe different home layouts within the same development, not automatically separate buildings or phases.
That range of plans makes the word 'three-bedroom' a poor shortcut. A home designed around the dramatic bedroom mezzanine will behave differently from one centred on a tall open-plan living room. The private lift promoted for DEMI+ and mentioned for the early DEMI 8 format must not be assumed to exist in every DEMI 6 house. Nor does a resale advert necessarily use the developer's original floor area. Some ads quote renovated internal space; others combine plot measurements with built area in confusing ways. Ask for the original approved plans and compare them with what you can walk through today. This matters to anyone planning a ground-floor guest room, accessible circulation, a large kitchen or a home office that can close off from family life.
The shared amenities are more substantial than a simple guardhouse. Sansiri's project material describes a saltwater swimming pool, gym, yoga room, garden seating and a community growing area. An independent review of the initial scheme also records a children's pool section and places the leisure facilities close to the main entrance. That location benefits houses near the front, while residents farther inside the enclave have a longer trip to reach them. It is sensible to see the facilities in person rather than treating a launch brochure as evidence of how the pool, landscaping and gym are maintained in 2026. A modest, properly managed garden is more useful than an elaborate feature that no longer functions well.
Access control was a prominent part of the development concept. The original specification describes two successive entrance gates, a visitor-management process, cameras, round-the-clock security and Sansiri's LIV-24 monitoring system. The detailed review also noted underground utility cables and provision for electric-vehicle charging at individual homes. These are useful specification clues, not an independent service audit. In a completed estate, the decisive questions are practical: which systems are currently operational, who pays to maintain them, how guests enter, and whether the equipment included with a resale property is owned outright or subject to an ongoing contract. A private lift adds its own service history to the inspection list.
Rama III has the everyday infrastructure that makes an inner-city house workable. Central Rama 3 is one of the key shopping references, and the developer's brochure places it approximately 3.2 km from the development. The same document points to schools including King's College International School Bangkok and New Sathorn International School. Those are location markers rather than promises about journey times or admissions. A parent deciding between schools should test the actual school run from the estate entrance. Someone commuting to an office in central Bangkok should do the same. Much of this address's value lies in what it lets a household reach consistently, rather than in the prestige of a nearby name.
Transport needs a careful reading. DDproperty lists Wat Pariwat BRT at roughly 1.8 km from the estate; that is a bus rapid transit stop, not an MRT or BTS station beside the home. Older promotional descriptions also referred to a future Grey Line monorail. In 2026, the relevant rail proposals were not an operating service, so they should not be priced into a purchase as if they were already built. For most households this is primarily a car-and-taxi location, with bus connections available if they fit the route. A buyer who wants to walk to urban rail every day will probably find easier options in Bangkok's condominium market.
Pricing reflects the resale market rather than the original launch. A verified DDproperty offer carried an asking figure of THB 19.9 million in the August–September 2026 listings reviewed on 10 October. Other homes were advertised for more, including approximately 300 sq m houses listed at substantially higher prices. This is a lower observable asking-price reference, not a guaranteed available home, a valuation of every unit, or a concluded transaction. Listings move, duplicate across websites and occasionally contain implausible plot or floor-area figures. A useful price comparison therefore starts with each house's original type, plot size, actual floor area, parking, condition, furnishing and legal position; only then should the quoted baht amount carry weight.
Foreign ownership is the threshold question for many international buyers. Estate portals describe some houses as 'freehold', but that term refers to a property being offered for outright ownership in the domestic market; it does not, by itself, make Thai land legally transferable to an overseas individual. The condominium rule allowing foreign ownership within a 49% building quota does not apply to a townhouse land plot. Foreign land ownership is generally restricted, subject to narrow statutory exceptions. A registered lease of the plot combined with separately documented rights in the building may be possible in principle, yet no published source establishes an approved foreign-buyer structure for a particular DEMI Sathu 49 resale. Using nominee shareholders as a shortcut would not remove the legal risk.
Running costs deserve as much attention as the purchase cheque. There is management of the shared gates, pool, landscaping and security, and there is maintenance of the individual property, including air conditioning, roofs, plumbing and any private lift. A 2022 independent project review quoted a common-area charge of THB 139 per square wah of land per month. That is a historical reference, not a current estate invoice. Taxes and transfer expenses must also be allocated under the actual resale contract rather than an obsolete developer promotion. Owners' payment records, the estate management budget and maintenance histories are better sources for a 2026 decision than a brochure launched four years earlier.
DEMI Sathu 49 is therefore a lifestyle-led purchase with an investment dimension, not a ready-made yield product. One family's ideal unit may be a narrower, easier-to-maintain home with a useful study; another may want the wider parking arrangement, rooftop space and lift of a different type. Orientation, neighbours, noise, alterations and the quality of past upkeep can all change the experience. The most telling viewing is not the clubhouse tour. It is spending time inside a specific house, checking how the rooms work together, looking at the surrounding row and understanding exactly what the seller has the legal right to transfer.
Ownership format
Domestic resale listings describe freehold ownership of the townhouse and plot; this does not establish a foreign national's eligibility to own Thai land. The condominium 49% quota is irrelevant here. Any registered land lease and separate building rights must be documented for the individual home; no specific foreign-buyer arrangement is verified.
Home types & sizes
A six-metre frontage, three-and-a-half-storey design, two parking spaces and a split-level principal bedroom. The original A and B plans do not establish how an individual resale house has been fitted out or altered.
The later official brochure specifies a double-height living room, a private lift, six-metre frontage and parking for two cars. A lift is a notable feature, but its service history and condition belong to the particular home rather than to the project name.
Sansiri's early project announcement and a detailed 2022 review describe an eight-metre-wide home with three-car parking, a lift and rooftop space. Because the later brochure highlights other variants, the original plan is essential to confirm that a resale listing is actually this type.
These are design families, not separate development phases. The later developer brochure focuses on DEMI 6 and DEMI+, while early launch material also describes DEMI 8. Market listings often use only 'three-bedroom townhouse', and their floor-area figures are not always consistent. A square wah is a land-area measure, not a square metre of internal floor space. The figures above describe original designs; for an offered house, obtain the plot details, approved floor plan, records of alterations and an inventory of fittings before making a like-for-like comparison. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The development sits inside Soi Sathu Pradit 49, so the property should be evaluated as a road-access address, not a rail-station walk.
- Access routes connect towards Sathu Pradit and Yannawa roads. Some neighbourhood approaches are narrower and pass a mixture of homes and commercial premises.
- Central Rama 3 and the shopping corridor around Rama III are useful day-to-day destinations. Sansiri's original map placed Central Rama 3 around 3.2 km away.
- King's College International School Bangkok and New Sathorn International School appear among the area's school references. The school-run journey is a better test than map proximity alone.
- Wat Pariwat BRT is shown at roughly 1.8 km on property listings. The long-discussed Grey Line should not be treated as operational transport serving the estate.

Price & purchase terms
- Current price: From THB 19.9 million in a DDproperty listing published in August and renewed in September 2026; reviewed 10 October 2026. This is a lower asking-price reference, not a completed sale. Availability, title and final terms require a property-specific check with an adviser.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. Best for: A family whose weekly routine centres on Bangkok rather than the distant suburbs, and which values a room for working from home alongside three actual bedrooms. The separated floors can give household members some breathing space.; Drivers who want parking at their own front door. The smaller design allows for two cars in the original specification, while a wider legacy layout was planned with three; vehicle sizes and actual clearances still need a viewing.; Buyers prepared to choose a layout for how it works. A split-level main bedroom may appeal to one household, while another will get much more value from the lift and high-ceilinged reception area of DEMI+.; Owner-occupiers who will use the shared pool, gym or garden regularly and accept an ongoing management contribution alongside the cost of maintaining their individual house.; A purchaser who has a legally workable route to acquire rights in the land and building, or who can obtain independent legal advice before making an offer. This is especially important for non-Thai buyers.; may not suit: An overseas individual expecting the same simple foreign-freehold process as for an eligible condominium unit. A townhouse plot is land, and its legal treatment is materially different.; A rail-first commuter who needs a station within easy walking distance. The location is much more convincing for a household comfortable with cars, taxis and a possible bus connection.; Someone seeking step-free living throughout the home, a substantial private garden or no shared party walls. Even a lift-equipped design does not turn a multi-storey row house into a detached, single-level residence..

- FazWaz and DDproperty date completion to December 2022, while Sansiri's report as at 31 December 2023 still recorded 93% construction progress. The exact date all works were complete is not reconciled by these public sources.
- The early DEMI 8 design and the later DEMI+ plan both appear in primary material, but no current official schedule maps every resale home to an original type. Individual floor plans must settle the identification.
- Freehold appears in domestic resale listings, but no publicly verified foreign-buyer land tenure package is established for a particular DEMI Sathu 49 house. The plot and building documents require property-specific review.
