Contemporary project coverage describes three townhouse plans, each three storeys and about five metres wide, starting from roughly 20 square wah of land and around 180 sqm of usable space. The standard programme was three bedrooms, three bathrooms, two parking spaces and two storage rooms. The layouts differed mainly in where the larger bedroom suites and family space sat across the second and third floors. That original plan is still useful when reading the estate, but it is no longer a complete description of what is for sale today.
Current resale stock shows the effect of time and owner modifications. Recent advertisements include homes around 160–180 sqm as well as substantially enlarged or heavily reworked properties above 250 sqm, and some are marketed with four or more bedrooms. These should not be treated as new developer-defined unit types. They are individual resale configurations. A larger advertised floor area may be valuable, but it also makes documentation and inspection more important: a buyer should establish what was changed, whether the work is structurally sound and how the registered building information compares with the physical house.
The estate sits in the Lat Phrao 84 / Pradit Manutham corridor of Wang Thonglang. Older access directions lead through Pradit Manutham 3, and OpenStreetMap identifies the residential estate in the same location. This is primarily a road-oriented urban location, with useful connections into the Pradit Manutham and expressway network. Bangkok's Yellow Line has improved rail access to the wider district, although published walking distances to Lat Phrao 71 and Lat Phrao 83 vary by source and by the route used. For a real purchase decision, it is better to test the trip from the actual house rather than rely on a single portal's straight-line distance.
Verified communal features are straightforward: a swimming pool, fitness facilities, landscaped common space, CCTV and 24-hour security, with older project material also referring to a clubhouse. Some modern property databases attach much longer amenity lists to the development, including services that are difficult to corroborate independently. Those extras are not treated as project facts here. For an estate completed in 2012, the practical question is not how many amenity icons can be collected but how well the shared infrastructure is being maintained today and what owners are paying for it.
Pricing is secondary-market pricing. Fresh September 2026 search results show a three-bedroom home of about 180 sqm refreshed at THB 6.0M, while other homes are advertised materially higher depending on renovation, corner position, plot size and alterations. DDproperty's project page still displays a lower range starting at THB 5.9M, tied to an August listing, but THB 6.0M is the more recent verified lower anchor used in this dossier. Price per square metre is a weak shortcut for this type of property because listings do not always measure altered space consistently and the value of land, frontage and corner position is not captured cleanly by an internal-floor-area ratio.
Foreign-buyer ownership needs to be handled with more care than the portal label 'freehold' suggests. A Thai townhouse transaction normally combines a building with an underlying land interest. Foreign nationals are generally not permitted to own Thai land directly in their own name, so a listing marked freehold does not by itself solve the ownership question. The land title, registered owner, encumbrances and the legal status of the building need to be reviewed for the specific house. Any structure proposed for a non-Thai buyer should be assessed on its actual legality and documents rather than on a marketing label or nominee arrangement.
For owner-occupiers, the project can make sense when the priority is multi-level living space, parking at the house and an established Bangkok neighbourhood rather than a condominium tower. For investors, it is a more hands-on proposition. Rental evidence in 2026 places many homes broadly in the THB 30,000–40,000-plus monthly bracket, but achievable rent depends heavily on fit-out, furniture, bedroom configuration, pet policy and renovation quality. The sensible underwriting exercise is therefore property-specific: purchase price, renovation budget, recurring charges, vacancy, taxes and realistic rent should be tested for the exact house rather than inferred from the estate name alone.
Ownership format
Project listings describe the tenure as freehold. For a foreign buyer, that does not mean the land can normally be registered directly in the buyer's name: title to the land and ownership of the building must be checked separately for the specific transaction.
