BuGaan Rama 9-Meng Jai
BuGaan Rama 9-Meng Jai is an unusually small Sansiri compound in Wang Thong Lang: only eight detached, three-storey houses. That scale matters more than the usual luxury-language attached to the project.

Why this project is worth a look
Only eight homes
The low unit count creates genuine scarcity, not just a branding claim. It also makes the resale market thin. A buyer may wait for the right model or plot to appear, and one unusual transaction can distort any project-level price average. The meaningful comparison is therefore between actual houses: plot, model, condition and documentation.
Large-scale city living
Usable area starts at 522 sqm and rises to 793–812 sqm in the larger models. That is full family-house scale, including staff accommodation and multi-car parking, while the address remains within Bangkok. It suits buyers who want a pool and substantial private space without moving to the far suburbs, provided they are comfortable with car-based daily travel.
Three distinct models
BRILL, CREST and DIVINE are materially different products rather than cosmetic variants. Moving from 522 to 812 sqm changes bedroom count, service space, parking and the overall volume of the house. Resale advertisements do not always name the original model, so the model should be matched using plans, usable area and title documents rather than an agent label alone.
Amenities inside the home
Private pools are part of the original model descriptions, and current resale listings also show internal lifts in individual houses. The home itself carries much of the amenity value rather than relying on a large clubhouse. That also means more asset-specific maintenance: pool systems, lift servicing and building equipment should be inspected and costed for the actual property.
A resale-only decision
Sansiri marks the project sold out, so launch pricing is historical context rather than an available offer. A buyer is negotiating with an owner and needs to assess fit-out, furniture, alterations, equipment age, title position and transfer terms. In a compound of eight homes, those property-specific details can move value much more than a broad project average.
About the project
BuGaan Rama 9-Meng Jai is an unusually small Sansiri compound in Wang Thong Lang: only eight detached, three-storey houses. That scale matters more than the usual luxury-language attached to the project. This is not a large estate where dozens of near-identical homes compete with each other. Sansiri now marks the project as sold out, which means a buyer in 2026 is dealing with individual owners and resale stock rather than a developer release. The practical due-diligence focus therefore shifts to the particular house: its plot, fit-out, maintenance history, title documents and what is actually included in the transaction.
The site sits on Soi Sahakan Pramun off Pracha Uthit Road in Wang Thong Lang, positioned between the wider Rama 9, Ratchada, Lat Phrao and Ekkamai-Thong Lo urban catchments. It is central by detached-house standards, but it is not a rail-oriented address. Sansiri gives roughly 4.5 km to Thailand Cultural Centre MRT, about 3 km to the Chalong Rat Expressway and about 1.5 km to Pradit Manutham Road. For day-to-day use, the location makes the most sense for a household that expects to drive. The trade-off is clear: substantial private living space within Bangkok rather than a suburban commute, but with the traffic sensitivity that comes with inner-city road travel.

The original product line consisted of three house types. BRILL provides 522 sqm of usable area with four bedrooms, five bathrooms, four parking spaces, one staff room and a private pool. CREST increases usable area to 793 sqm with five bedrooms, six bathrooms, five parking spaces and two staff rooms. DIVINE reaches 812 sqm, again with five bedrooms, six bathrooms and five parking spaces. Project databases place plot sizes between 72.2 and 162 sq wah. These are not interchangeable floor plans in a tower: plot position, garden size, orientation and the specific house type can materially change both the way the property lives and how a resale asking price should be read.
Sansiri framed the architecture around softer curves, natural light, ventilation and stronger indoor-outdoor connections. A buyer does not need to accept the marketing language to see the practical programme behind it: three levels, large family areas, private pool space, staff accommodation and multi-car parking. Current resale marketing also shows internal lifts in individual homes. For a multi-generational household, that detail can be more meaningful than the visual concept because it affects how comfortably the three floors can be used over time.
Pricing also needs to be separated into launch history and today’s resale market. Contemporary project records show a launch entry point around THB 70M, with the top of the original range reaching roughly THB 180M. Developer stock is no longer available. At the time of this review, open resale listings include an asking price of THB 85M for a house of about 522 sqm, while other homes are marketed higher. With only eight properties, a simple project average would be misleading: the land plot, model, interior work, furnishing and condition of one house can differ materially from another. The more useful comparison is property-by-property, backed by title and condition checks.
Ownership format
Resale listings describe the homes as freehold, but the land is the decisive issue for a foreign buyer. As a general rule, a foreign individual cannot directly own land in Thailand except under narrow statutory exceptions. The title to the specific plot and house, and the lawful acquisition structure available to the buyer, must therefore be checked before reservation; nominee structures should not be treated as a solution.
Home types & sizes
The entry model is a three-storey house with four bedrooms, four parking spaces, one staff room and a private pool. Most current resale stock clusters around this size, although some listings show altered room counts after fit-out, so the original plan should be checked against the specific house.
A materially larger three-storey format with five bedrooms, five parking spaces, two staff rooms and a private pool. Its scale is substantially different from BRILL, so a CREST resale should not be benchmarked against a 522 sqm house simply because both sit in the same eight-home compound.
The largest original model: three storeys, five bedrooms, five parking spaces, two staff rooms and a private pool. For a DIVINE resale, the specific plot matters alongside the building size because the project’s recorded land plots vary widely.
Project databases record plot sizes from 72.2 to 162 sq wah. Resale homes may have been reconfigured by owners, so the room count in a current listing does not always match the original model specification exactly. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Sansiri places Pradit Manutham Road at about 1.5 km and the Chalong Rat Expressway at about 3 km, making the car the natural primary mode of daily transport.
- Thailand Cultural Centre MRT is listed by the developer at roughly 4.5 km. This should not be read as a station-adjacent project; a surface transfer is still required.
- Sansiri lists KIS International School at about 1.9 km, Regent’s at about 0.9 km, Lycée Français at about 2 km and Singapore International School of Bangkok at about 1.8 km.
- Central Rama 9 and The Street Ratchada are within the wider local catchment, while the developer gives roughly 5.5 km to Ekkamai-Thong Lo. The location is central in city terms, but real travel time is traffic-sensitive.

Price & purchase terms
- Current price: From THB 85M on the resale market based on a live PropertyHub listing checked on 13 September 2026. The developer inventory is sold out, so this is a lower asking-price anchor from the open resale market rather than a Sansiri price. The exact house, fit-out, land title, availability and transaction terms need unit-specific verification.
- Completed: 2024
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A family seeking a very large detached pool house within Bangkok rather than a far-suburban estate.; A household that genuinely needs 4–5 bedrooms, staff accommodation, multi-car parking and separation of family and service functions across three levels.; Families for whom access to several international schools matters more than walking distance to MRT.; A resale buyer comfortable underwriting the specific property rather than relying on project averages: title, plot, fit-out, lift, pool, building systems and actual running costs.; may not suit: It is not a straightforward fit for a foreign buyer who expects direct personal ownership of the underlying land without a separate legal analysis of the acquisition structure.; Buyers who want to organise daily life around walking to MRT are likely to find the address inconvenient; the developer places Thailand Cultural Centre MRT at roughly 4.5 km.; A yield-first buyer seeking low running costs should be cautious: a very large house with a private pool, lift and high entry price needs a property-specific rental and operating-cost model. The project brand does not create a guaranteed return..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion year conflicts across sources: PropertyHub, DDproperty, Tooktee and PropertyScout state 2024, while ZmyHome and Livinginsider carry 2026 in some records. The main field uses 2024 based on the stronger current-source consensus; the handover date for the chosen house should still be checked against its documents.
- Listings call the homes freehold, but that does not establish a foreign individual’s right to own the underlying land. The plot title and lawful acquisition structure must be verified for the specific property and buyer status.
- No reliable public source was found for the current estate fee or the complete set of recurring obligations. The selected house should be checked for estate-management charges and the maintenance history and running costs of its pool, lift and building systems.
