Only nine homes
The estate offers a more intimate setting than a conventional urban development. The same small owner base must fund security, pool and common works, so governance and budgets deserve document-level review.
Walkable BTS access
Chewathai states about 650 metres to Bang Chak station. That makes the house a plausible alternative to a large apartment for a Sukhumvit Line household, although the pedestrian route should be tested in heat, rain and peak traffic.
A lift at home
A private passenger lift connects the 3.5 levels and helps with children, older relatives and heavy items. Its convenience brings a permanent maintenance line: servicing, emergency support, electricity and eventual equipment replacement.
Rooms can adapt
Three or four bedrooms plus two flexible rooms can accommodate a study, family lounge or a separate zone for parents. Any existing alteration should be reconciled with the approved plan and building services.
Inspect the real house
The estate is complete, so a decision can follow a technical survey of the actual property rather than a render. Light, noise, parking, lift condition, leakage and management quality are all visible before purchase.

CHEWA HEART SUKHUMVIT 62/1 is a gated collection of nine urban townhomes set inside Soi Sukhumvit 62/1 in Bang Chak. The houses already exist. Chewathai's progress record shows structural, architectural, services and interior work at 100% by July 2020, while market directories date completion to 2019. That changes the buyer's task. Instead of underwriting a future build, they can inspect the exact property, measure its rooms, test the lift and systems, review defects and reconcile the house with its title before committing funds.
Chewa Heart Co., Ltd. developed the scheme within the Chewathai Public Company Limited group. CHEWA HEART SUKHUMVIT 36 belongs to the same line but is a separate, higher-priced address; its areas, images and pricing must not migrate into this record. The stable facts for Sukhumvit 62/1 are nine homes on a 0-3-18 rai site, a 3.5-storey arrangement, a private passenger lift in every house and a Bang Chak address. Portals that show one building and one or two units are counting live listings, not the size of the estate.

The proposition is a vertical city house rather than a condominium at a similar budget. The programme is published with three or four bedrooms, four bathrooms, two flexible rooms, living, kitchen and dining space, plus parking. A lift connects the levels, making the layout more workable for older parents, a home office or bedrooms distributed between generations. It does not remove the compromises of vertical living. Daily functions remain spread across floors, and lift servicing, stairs and multiple roof or terrace interfaces add maintenance that an apartment owner would not carry alone.
Published areas do not line up perfectly. Chewathai's current fact sheet states 210 sqm, a 5.25-metre frontage, four adaptable bedrooms and parking for two to three cars. The separate brand site and several active listings state 230 sqm, a 5.5-metre frontage and either two or three parking spaces. Older profiles give a 205–220 sqm range. Averaging those figures would hide the issue: they may describe different plots, revisions to the product sheet or alterations after handover. The registry uses an honest 210–230 sqm range, while the contract must identify the drawing and registered land area for the specific address.
Adaptability is the design idea behind the house. Everyday living, dining and kitchen functions occupy the lower part of the home, with bedrooms and flexible rooms above. The upper volume uses a high ceiling; the project review describes a height of up to 6.2 metres around the third floor and mezzanine. That space can support a study, family lounge or additional sleeping room, but any modification should be checked against the approved plan. Enclosing a mezzanine, relocating wet areas or dividing the property for separate occupation can affect approvals, safety, services and resale.
Specifications vary with the house and transaction. Project descriptions mention concealed air-conditioning, aluminium sliders, safety-film glazing, a digital lock, automatic watering for planting at the upper balcony and a retractable parking awning. These details help explain the original product; they do not establish condition in 2026. A survey should examine lift and air-conditioning service records, terrace waterproofing, signs of leakage around tall glazing, pumps, electrical load, irrigation and the awning mechanism. Furniture, appliances and display pieces belong in the sale only if they appear on a signed inventory.
Communal provision is appropriately small for nine households. The current developer fact sheet confirms a pool of approximately 20.6 sqm and Heart Hub, a compact resident-support space. It also lists 24-hour security and CCTV, while other profiles add electronic access, automated gates and an internal road of about six metres. This is not a resort clubhouse. The useful inspection is operational: who staffs security, whether the gates and cameras work, how the pool is maintained, how rainwater leaves the road and which entity controls the common budget.
The swimming-pool descriptions conflict. Current official material refers to the communal pool, while older project copy also describes a 3 × 12 metre private pool attached to the townhome. Live sale cards do not establish a private pool for every house. The facility block therefore includes only the shared pool. If the selected property has an individual pool, it should appear in the site inspection, plot plan and legal documents, with its approval, ownership and maintenance responsibility made explicit.
Price is now a unit-level market question. On 25 August 2026, Hipflat and a related directory show a lower listing at THB 18 million; DDproperty carries a 230 sqm home at THB 18.9 million, while a Chewathai listing asks THB 23 million for 210 sqm. Other offers reach THB 24–26.9 million. Internal position, land size, parking, renovation, furniture, lift condition and seller urgency can all explain part of the spread. A buyer should first build a de-duplicated list of actual homes, then compare title, land, condition and included assets rather than relying on portal price-per-square-metre figures.
A completed resale should not inherit an old developer payment schedule without review. One portal shows THB 500,000 on reservation, THB 1 million on contract signing and a final item labelled 100% at handover, which does not state the balance clearly. A current transaction needs the deposit tied to legal due diligence and technical inspection. The agreement should identify the seller, total price, asset inventory, common-charge arrears, vacant-possession date, refund conditions, defect responsibility and the exact amount released on registration day.
The address supports both rail and car travel. Chewathai gives approximately 650 metres to Bang Chak BTS on the Sukhumvit Line and about 700 metres to the expressway access. Specialist profiles place Punnawithi roughly 800–850 metres away. M Tower is quoted at about 500 metres and Anglo Singapore International School at about one kilometre, with True Digital Park in the neighbouring Sukhumvit 101 corridor. A station can be reached on foot, but heat, pavement continuity, road crossings and the final section through the soi should be tested on the route the household will actually use.
Soi Sukhumvit 62/1 is an urban connector, not a secluded suburban cul-de-sac. Traffic moves toward Sukhumvit Road and the expressway, with condominiums, small shops, schools and Ruamjairak Hospital in the wider pocket. That creates useful services and more than one transport option, while also bringing traffic, noise and limited street space. A sensible viewing includes the morning peak, evening peak and heavy rain, checking the exit queue, Sukhumvit U-turn, drainage, guest parking and sound from roads, neighbours and shared equipment.
Common costs are not yet reliable enough to calculate. KaiBaanThai and Hipflat display THB 86 per sqm per month and say the basis is plot size, whereas an independent 2023 overview still marked the fee as awaiting project information. The rate should not be multiplied by the 210–230 sqm built area. The buyer needs the current budget, the selected home's latest receipt, confirmation of no arrears, special-levy rules and a service list separating estate costs from private lift, pool and house maintenance.
For a foreign purchaser, this is more complicated than a condominium. Listings market freehold land and house, and one active offer expressly says Thai quota. A foreign individual normally cannot register the land in their own name. A possible registered land lease of up to 30 years and separate building ownership require the seller's agreement, proper registration and document review; no Chewa Heart specific to the project foreign leasehold programme was found. Nominee shareholders are not a substitute. Independent Thai counsel should review the title, encumbrances, registered owner, house book and transferability of the intended structure.
CHEWA HEART SUKHUMVIT 62/1 suits a household that wants BTS access without exchanging a multi-level private home for a condominium. Nine neighbours, an internal lift, adaptable rooms and strong city connectivity form a coherent lifestyle case. The trade-offs are equally concrete: stairs and whole-house systems, modest shared space, limited visitor parking, uneven resale condition and a difficult land structure for a foreign individual. This is not a hands-off investment. The decision belongs at the level of one house, its title, survey, realistic rent and full ownership budget.

Ownership format
The townhomes are marketed as freehold land-and-house properties, but a foreign individual cannot register the land directly in their own name except under narrow statutory exceptions. A current listing expressly identifies Thai quota. If a seller will transact with a foreign buyer, any registered land lease of up to 30 years and separate building ownership must be structured and reviewed by an independent Thai lawyer; the developer has not published a specific to the project foreign leasehold programme.
