Why this project is worth a look
A genuinely small compound
Seventeen homes is a very different proposition from a 200- or 500-unit suburban estate. There should be less internal traffic, fewer neighbours and a simpler physical environment to manage. That privacy is a real advantage for a buyer deliberately seeking a low-density address. The trade-off is financial: a clubhouse, pools, security and common roads still have to be maintained, and the public sources do not state the current common-area fee. The operating budget therefore deserves the same attention as the house itself.
House-scale floor area
The smallest verified layout is already close to 295 sqm, while Type L exceeds 410 sqm. That gives a family enough space for a proper office, guest room or media room without repurposing the three main bedrooms. Large vertical houses also bring practical costs: more air-conditioning, more surfaces to maintain and a lot of daily stair use. Type L addresses the mobility issue with a private lift; buyers considering the M formats should think carefully about whether three and a half levels will still work for the household in five or ten years.
Quiet lane, not transit frontage
The project sits at the end of Soi Lat Phrao 91, roughly one kilometre from Lat Phrao Road. That position removes much of the through-traffic found on a main road and helps explain the project's privacy pitch. It also means the Yellow Line is nearby rather than at the gate: Sammakorn quotes about 1.8 km to Mahat Thai station. For a multi-car household the balance can work well, especially with access toward Pradit Manutham Road and the expressway network. A buyer planning a fully car-free Bangkok routine may see the same location differently.
More than a private lane
The project includes a three-storey clubhouse, adult and children's pools, a lounge and a fitness room, with underground utilities and controlled entry. That creates a stronger residential environment than buying an expensive standalone shophouse-style townhouse on an ordinary soi. The facilities are still deliberately compact. There is no large park or resort-scale recreation programme, so the value proposition is primarily the house, low density and an orderly private setting rather than a long list of shared amenities.
Foreign buyers face a land issue
The legal constraint is structural: these are landed homes, not condominium units. Foreign condominium freehold rules therefore do not solve the land question. A foreign individual will normally need a legally documented arrangement that separates or otherwise addresses rights to the land and the building, and the project does not publish one standard foreign-buyer solution. Any lease term, building ownership arrangement and transfer mechanics need to be visible in the actual transaction documents before the commercial offer can be assessed sensibly.
About the project
91 KINTON is unusually small for a new Bangkok housing scheme: only 17 townhomes at the far end of Soi Lat Phrao 91. Sammakorn's investor-relations material identifies the operating entity as Sammakorn Plus Co., Ltd., a joint venture in which Sammakorn Public Company Limited holds 51%. That distinction matters to a buyer because the brand on the sales material and the company attached to the development are not merely assumed to be the same legal entity. The official project page gives a total site area of 2 rai, 0 ngan and 4 square wah, with individual plots broadly in the 28–46 square-wah range. In practical terms, this is a compact private compound rather than a master-planned estate built around hundreds of homes.
The houses are arranged over three and a half levels and are large by Bangkok townhome standards. Verified usable areas run from 294.62 sqm to 410.66 sqm. The core programme is consistent — three bedrooms, one flexible room, five bathrooms and parking for two or three cars — but the four plot formats are meaningfully different. Standard mid-row and end-row Type M homes are six metres wide; M+ keeps the same frontage while adding land and a third parking space; Type L widens to 8.5 metres and includes a private passenger lift. That makes the choice less about chasing the largest floor area and more about how the household will actually move through the property, park multiple cars and use the home over time.

The interior planning is closer to a vertical family house than a conventional narrow townhouse. The completed show-home review documents a double-height zone of roughly 6.35 metres, a full-floor master suite, a bathtub and skylight in the master bathroom, a cast reinforced-concrete stair, and double party walls between neighbouring homes. Security and automation features include magnetic sensors on the lower levels, video door communication and controls for lighting and selected security functions. These details are most relevant because of the sheer size of the houses: at around 300–410 sqm, a well-zoned plan can let parents, children, guests and staff use different parts of the house without every activity collapsing into one shared floor.
The common area is modest in scale but more complete than a simple gated lane. A detailed on-site review records a three-storey clubhouse, a saltwater swimming pool of about 9.9 by 4 metres, a separate children's pool, an open lounge on the second floor and a fitness room above it. The entrance uses licence-plate recognition, with 24-hour security, six CCTV points and a substantial perimeter wall also reported. Utilities are placed underground and the internal road is about nine metres wide including pedestrian space. For a 17-home scheme, that gives residents a genuine shared amenity layer without turning the project into a high-traffic estate.
As of 4 October 2026, Sammakorn's main project page still advertises an entry price of THB 17 million. The Thai-language version also carries a THB 14.9 million special-unit message, but the offer is explicitly tied to a 19–20 September event, so it is not reliable as a current price without fresh confirmation. The same promotion describes selected front-zone homes as ready to move in. That shows that at least part of the scheme had reached handover-ready condition, but it does not by itself establish that every home and all project works are fully completed. For that reason the registry does not force a project-wide construction status where the public evidence is still mixed.
Ownership format
This is a landed townhouse, so the condominium foreign-freehold regime does not apply. A foreign individual generally cannot register the underlying land in their own name; any purchase structure therefore needs to deal separately with rights to the land and rights to the building. The project does not publish a standard foreign-buyer structure, so it should not be assumed in advance.
Home types & sizes
Six-metre frontage, land from 28.40 square wah, three bedrooms plus a separate flexible room and parking for two cars. This is the most compact format and the clearest entry point in the range; the detailed July 2026 review also attached the THB 17 million starting figure specifically to this configuration.
The frontage remains six metres, but land starts at about 29.10 square wah and usable area rises to 302.58 sqm. It keeps three bedrooms, one flexible room and two-car parking. Being an end-row home changes the amount of exposed wall and can materially affect light, side space and privacy, so the individual plot matters more than the modest floor-area increase suggests.
Only two homes use this format. The frontage stays at six metres, while the plot starts at about 41.30 square wah and parking increases to three cars. It is the middle ground for a household that values more land and parking capacity but does not need the widest Type L layout.
The two largest homes have an 8.5-metre frontage, land from 40.50 square wah and three-car parking. A private passenger lift is confirmed for this type, unlike the M layouts. The extra value is therefore not simply another 100 sqm of floor area; it can materially improve day-to-day accessibility in a three-and-a-half-storey house.
The layouts and exact areas are supported by a detailed post-launch project review. Sammakorn's own page confirms the broader 294–410 sqm usable-area range and 28–46 square-wah land range, but it does not publish a complete price list by house type. We therefore do not assign prices to M+, L or end-row homes without a source.

Location
- The scheme sits at the end of Soi Lat Phrao 91 in Khlong Chaokhun Sing, Wang Thonglang. The dead-end position should reduce through-traffic at the gate, but Lat Phrao Road itself is roughly one kilometre away rather than immediately outside the project.
- Sammakorn quotes approximately 1.8 km to Mahat Thai station on the Yellow Line and about 2 km to Lat Phrao 83 station. That is useful transit access, but it is not a station-front development; buyers should assess the actual walking route and how often the household will still rely on a car.
- Pradit Manutham Road is quoted at about 2.6 km and the Chalong Rat Expressway at roughly 3.8–4 km. For a household driving across Bangkok, that road access is one of the location's more practical strengths.
- Lat Phrao Hospital is about 1.5 km away, Vejthani Hospital around 3 km and Ramkhamhaeng Hospital about 5.7 km. These are meaningful everyday anchors, particularly for a multi-generation household, rather than generic claims about being in an established neighbourhood.
- The Mall Lifestore Bangkapi is around 4.6 km from the project and Central Eastville about 6.6 km. Foodland and Makro are also within a short drive, so routine shopping can be handled locally even though the project itself is tucked inside a residential soi.
