The development dates back to a 2006 launch, so buyers can judge an existing neighbourhood rather than a brochure promise. Roads, landscaping, gate management and the physical condition of the houses can all be inspected as they operate today. The trade-off is age: roof condition, water ingress, wiring, plumbing, drainage and owner-built extensions deserve more attention here than the original specification sheet.
Family-scale layouts
The documented original plans are predominantly three-bedroom homes of roughly 152–181 sqm, with one or two parking spaces depending on the model. That is a practical suburban family format rather than compact investment stock. Current resale houses may no longer match those original plans, so a larger advertised area should trigger a check of approved extensions and the registered building record rather than being treated automatically as an upgrade.
Ring-road access
The estate’s strongest location feature is road connectivity around Bangkok’s eastern ring. On Nut, Udom Suk, Bangna-Trat, Lat Krabang and Srinakarin all feature in project access material. That can work well for households whose daily travel is concentrated in eastern Bangkok or around the airport-side employment corridor, but it is less compelling for buyers who want a rail-led lifestyle with shops and transit immediately outside the gate.
Real resale choice
Several active listings are visible at the same time, with asking prices spread across a broad range. That gives a buyer genuine comparables, but it also means there is no meaningful single 'project price'. A low-priced house may need significant work, while a higher-priced one may include a larger plot, major renovation or a better internal position. Comparing total acquisition and repair cost is more useful than comparing headline asking prices alone.
Land is the key legal issue
This is landed housing, not a condominium with a straightforward foreign-quota route. The original project disclosure refers to a Chanote title deed for the development land, but a foreign individual cannot normally register the house plot directly in their own name. The land-and-building structure therefore needs to be agreed and checked early in the process, before a buyer treats the house like an ordinary freehold condo purchase.

It is fundamentally a car-oriented location. Project material points toward On Nut, Udom Suk, Bangna-Trat, Lat Krabang, Srinakarin and the Rama 9 motorway network. The original product was designed as family housing. Five documented house types run roughly from 152 to 181 sqm, all with three bedrooms and either two or three bathrooms. The larger plans provide two parking spaces, while the smaller concepts list one. Current project material still shows 171 sqm and 181 sqm three-bedroom designs and also presents a 140 sqm plan. Resale advertisements quote a much wider range, including 130 sqm, 140 sqm, 181 sqm, 185 sqm and larger figures. That is plausible in a mature estate where owners may have extended, enclosed or remodelled houses and agents may use different measurement conventions. The original catalogue is therefore useful background, but the exact built area, approved extensions and present floor plan need to be verified house by house.
The public timeline needs explanation rather than a single unqualified date. The launch and start of construction are supported in 2006, and an old consumer disclosure expected partial completion in December of that year. Current project databases, however, use 2016 as the estate completion year, with one source specifying October 2016. Using 2016 as the registry completion year is the most practical treatment, while retaining 2006 as the confirmed launch year. It should not be read as proof that every one of the 166 houses was built in 2016. For a resale, the individual building record, renovation history and any later additions are more important than the estate-level headline date.
Shared amenities are conventional for a gated suburban estate: a clubhouse, swimming pool, fitness room, landscaped common areas, 24-hour security and CCTV are consistently reported. In a project of this age, however, the list itself is not enough. Buyers should inspect the internal roads, drainage, lighting, gate operation, clubhouse, pool and landscaping as they function today, and obtain the current common-fee rules. A swimming pool shown in an original project profile and a swimming pool that is properly maintained two decades after launch are different facts. The same is true of security staffing and common-area upkeep, both of which can influence everyday comfort, maintenance costs and resale appeal.
The market is now clearly a resale market rather than a single developer price list. The lowest fresh asking price located during this review was THB 4.397 million for a two-storey, three-bedroom, two-bathroom house advertised at 130 sqm and refreshed on 9 September 2026. Other houses in the same estate are being marketed around the mid-THB 6 million range and above THB 8 million, with additional stock around THB 5–6 million. That spread is not surprising. Plot size, usable area, corner position, renovation standard, roof and systems condition, furnishings, extensions, internal estate position and the quality of the title file can make two houses with the same project name very different purchases. The low listing is best used as an entry-level market anchor, not as a fair-value conclusion for the estate.
A sensible resale review separates three layers. First comes the land: title, seller authority, encumbrances, boundaries and whether the way the plot is actually used matches the legal record. Second comes the building: registration, approved extensions, structural condition, wiring, plumbing and drainage. Only after those points are understood does the asking price become meaningful, because the buyer can compare like with like and estimate any repair or regularisation cost. This order matters even more for a foreign buyer. A landed house does not offer the same ownership route as a qualifying condominium unit, so the land-and-building structure has to be settled before a substantial deposit is treated as routine.
