Why this project is worth a look
A resale estate now
The original sales programme is closed, so today's inventory comes from individual owners rather than one developer price list. Condition, land size, renovation history, furnishings and estate charges can vary from house to house. Each listing therefore needs its own inspection and document review instead of being treated as a standard unit in a new launch.
Multiple house generations
Historical records preserve different groups of house types from different releases. That is why current resale stock can span from roughly 170–220 sqm family homes to much larger properties above 280 sqm. The original model name is useful context, but the actual built area and any owner alterations should be checked against plans and legal documents.
Designed around driving
The practical advantage here is road access across eastern Bangkok, not a station at the gate. Kanchanaphisek links into Bangna-Trat, Burapha Withi and the motorway network toward Rama 9, but everyday errands are less convenient on foot. Buyers who already expect a car-based lifestyle will read the location very differently from someone prioritising rail and walkability.
Land structure comes first
Q House is a long-established Thai property brand, yet the resale purchase still turns on the selected plot's title and the buyer's legal ability to hold the relevant rights. A landed house is not governed like a foreign-quota condominium. For an overseas buyer, the ownership or lease structure should be understood before price, rental returns or renovation potential are treated as decision points.
About the project
Casa Grand Onnuch-Wongwhaen is an established gated estate of two-storey detached houses in Dok Mai, Prawet, on Bangkok's eastern side. The community sits by the Kanchanaphisek / Eastern Outer Ring Road frontage and also connects toward Sukhaphiban 2. It should now be viewed as a resale estate rather than a developer launch: Home.co.th marks the original project sales as closed, while current portals continue to show houses for sale and rent. That shifts the buyer's job from choosing a brochure package to comparing individual homes, plots, renovations, title documents and ongoing estate costs.
The project evolved through more than one sales release, which is why historical sources show different house-name line-ups. Detailed 2017 material covers Aosta, Veneto, Urbino, Verona and the much larger New Euro, while later project databases show Gemma, Jumina, Veneto, Sardinia and Arezzo. The evidence points to one estate rather than several separately branded developments, but it also shows why the project name alone is not enough to describe a resale house. Stock can range from relatively compact family houses around the 170–220 sqm mark to substantially larger layouts above 350 sqm, and owners may have altered or extended properties after handover.

The location works best for a car-based eastern Bangkok routine. Kanchanaphisek gives access toward Bangna-Trat, Burapha Withi and the motorway corridor toward Rama 9, while Suvarnabhumi Airport is on the same side of the city. The trade-off is that this is not a walkable, rail-led neighbourhood. Older on-the-ground reviews specifically noted the limited amount of everyday retail reachable on foot from the estate frontage and the practical need for a private car. For residents commuting across the eastern road network, that may be acceptable; for someone expecting to step outside and walk to trains, cafés and supermarkets, the location will feel much less convenient.
Common facilities repeatedly confirmed across project sources include a clubhouse, swimming pool, gym, landscaped areas, children's space and controlled access. A detailed site review described a long central green strip, two-stage gate control and a wide internal main road. Those features help explain the original planning of the estate, but a resale buyer should not treat a 2017 description as proof of current maintenance quality. The relevant 2026 questions are whether the common areas remain well kept, what security arrangements are actually operating, what the current community fee covers and whether owners face any special maintenance contributions.
Current pricing is shaped by individual resale listings rather than a developer price list. FazWaz showed asking stock from THB 10.2 million when checked on 3 October 2026, while PropertyHub carried other active listings above that level. Those figures are useful as a market anchor, not as a project-wide valuation. Plot size, original house type, extension work, furniture and condition can vary materially. A lower-priced house may need substantial renovation; a higher-priced one may sit on a larger plot or include significant upgrades. The safest comparison therefore starts with title and plot documentation, verified built area and a physical inspection before moving to a price-per-square-metre discussion.
There is also a data-quality issue worth keeping visible. Large property sources disagree on the estate's total unit count, reporting 196, 201, 205 and 226 homes, and they also give different completion years ranging from 2013 to 2020. Rather than convert that disagreement into false precision, this dossier leaves both the total-unit field and a single completion year out of the core record. The estate is clearly completed and occupied, which is what matters most for the present resale decision. If an exact legal project count or completion date is needed for financing or due diligence, it should come from the land-allocation documents, estate records or the seller's legal file rather than an aggregator profile.
Ownership format
These are landed houses, so a foreign buyer's central legal issue is the land rather than the project brand. As a general rule, foreigners cannot hold Thai land in their own name except under narrow statutory exceptions; a registered land lease of up to 30 years, together with separately documented rights to the building where legally available, can be an alternative structure. The title and transaction structure must be checked for the specific resale house.
Home types & sizes
A four-bedroom, two-car format and one of the more compact house types associated with the estate; any resale property's actual built area and post-handover alterations should be verified separately.
A four-bedroom house with two parking spaces. It sits in the middle of the estate's family-size range, although resale homes may have extensions or internal changes not captured by the original type sheet.
A three-bedroom, two-car layout from a later sales phase. The model name is useful for orientation, but a present-day resale house should be checked against its actual condition and legal plan rather than assumed to match the historical sheet exactly.
A three-bedroom layout with three parking spaces. Archived project records round the area to either 253 or 254 sqm, a minor discrepancy that illustrates why the selected house's documents and measured area matter more than a portal's archived type card.
A four-bedroom, three-car family layout from a later sales phase. Resale examples should be checked for changes to service rooms, common areas and extensions because the original plan may no longer describe the house exactly.
A four-bedroom, three-car type at 280 sqm. It is materially larger than the entry layouts, and the value of a resale example will depend heavily on plot size, finishing condition and any owner modifications.
A three-bedroom, three-car large-format house at 353 sqm. It should not be compared directly with a 220–250 sqm house on headline price alone; plot size, condition and improvements can materially change the value proposition.
A four-bedroom, three-car layout at 411 sqm, positioned as an unusually large special format. Any resale example should be assessed as a distinct large house rather than priced by analogy with the estate's more common mid-size types.
The house-type list combines project material from different years because the estate was sold in stages and the product line changed over time. It is a historical map of layouts, not a statement that every type is currently available. Resale floor areas can also differ because of extensions, alterations or portal errors, so the land title, building documents and physical inspection take priority in a transaction. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The clearest physical reference is the Eastern Outer Ring Road / Kanchanaphisek frontage in Dok Mai, Prawet. The estate also has a second connection toward Sukhaphiban 2, giving it two road approaches rather than a single dead-end access route.
- The location's practical strength is its connection to Kanchanaphisek, Bangna-Trat, Burapha Withi and the motorway corridor toward Rama 9. That can work well for households travelling to Suvarnabhumi, Bangna or other eastern districts, although journey times remain highly traffic-dependent.
- Sirindhorn Hospital and the major Bangna retail cluster are within driving range. Sirindhorn is roughly 3–4 km away and Mega Bangna roughly 8.6–8.8 km away. Those figures are useful orientation points, not guaranteed travel times.
- Walkability is the weak side of the address. Day-to-day retail at the estate frontage is limited, and there is little public transport directly at the gate. Buyers who do not expect to drive regularly should test their actual routine from the project before committing.

Price & purchase terms
- Current price: From THB 10.2M on the current FazWaz project inventory checked on 3 October 2026. This is a lower resale-market anchor rather than a developer price; availability, house condition, plot size, furnishings, encumbrances and transfer terms need to be checked for the specific property.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families looking for a detached two-storey home with three or four bedrooms, a private plot and shared estate facilities, without requiring a rail station within walking distance.; Buyers whose daily geography is centred on eastern Bangkok, Bangna, Suvarnabhumi, Kanchanaphisek or motorway travel, and who are comfortable treating a private car as part of normal daily life.; People who prefer an established, occupied community with visible resale stock over buying an unfinished project from renderings. The neighbourhood, common areas and individual house can all be inspected before the decision.; Buyers willing to compare houses on plot, condition, layout and legal documentation rather than headline asking price alone. The range of original house types and later owner modifications makes property-by-property selection more useful than a single project average.; may not suit: Buyers seeking the straightforward foreign freehold structure available in a condominium. This is landed housing, so the land and legal structure require separate review.; People who want to live without a car and expect rail, cafés, supermarkets and daily services immediately outside the gate.; Anyone specifically looking for a new developer-delivered house with one specification, warranty package and construction payment schedule. Casa Grand is now an established resale estate where each property's condition is individual..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Major sources disagree on the estate size: PropertyHub reports 196 homes, Think of Living and the FazWaz project description say 201, Estopolis and Homenayoo say 205, while the FazWaz header shows 226. No total-unit figure is placed in the core record until project documents resolve the discrepancy.
- Completion timing is also inconsistent: FazWaz shows December 2013, Home.co.th and Estopolis show 2016, Tooktee shows 2018, and PropertyHub shows 2020. The only point treated as confirmed here is that the estate is long completed and occupied.
- Sources variously attribute the development to Quality Houses PCL and to Casa Ville Co., Ltd. within the Q House group. A specific resale transaction should establish which entity appears in the original project documents and who currently holds title to the selected land plot and house.
