About the project
Chuan Chuen Park Onnut-Wongwaen is an established residential community on Bangkok's eastern side, fronting the Kanchanaphisek outer ring road in Prawet. It is no longer a developer launch: M.K. Real Estate Development PCL marks the project as sold out, so a 2026 buyer is dealing with individual resales rather than uniform new-build stock. That distinction matters. Each house now has its own maintenance history, plot, extensions, renovation quality, furnishing, parking arrangement and title documents. The project gives buyers a recognisable managed environment, but the name alone should not be treated as proof that two resale houses are equivalent.
M.K.'s current project page describes a two-storey semi-detached housing estate on roughly 19 rai, originally built around two 140 sqm layouts. D-Space was designed with three bedrooms, three bathrooms and parking for two cars; P-Space used the same stated internal area with four bedrooms, three bathrooms and two parking spaces. Those original plans are a useful benchmark for due diligence, not a guarantee of what a resale looks like today. Current advertisements show houses described at 120, 140, 150, 156, 165 and even more than 200 sqm, with different bedroom and bathroom counts. Some may have been extended or altered; some of the variation may simply come from inconsistent agent measurement. A buyer should therefore compare the actual building against approved plans rather than rely on the listing headline.

There is a small but persistent discrepancy in the estate's unit count. The developer's live project page states 125 units. M.K.'s 2017 annual-report data and a broad set of property databases use 126. We retain 125 in the main record because it is the figure on the current first-party project page, while keeping 126 as an unresolved secondary figure. The numerical difference is minor for day-to-day living, yet it illustrates a broader point: portal metadata is not a substitute for the registered estate plan, the land documentation or the records held by the current management entity. If the exact legal composition of the estate becomes material to a transaction, primary documents should settle it.
Completion dates also split into two clusters. DDproperty, PropertyHub and ThinkOfLiving use 2019, and current DDproperty resale records generally describe the houses as completed in that year. FazWaz, Thailand-Property, Hipflat and syndicated databases often say December 2017. M.K.'s annual report confirms that the project was launched and already selling in 2017, but that does not by itself establish when the entire estate was physically finished. We therefore use 2019 as the working completion year and preserve the 2017 date as a conflict. For a resale buyer, the practical issue is less about choosing one database date and more about establishing the real age and maintenance condition of the particular roof, drainage, electrical system, air-conditioning and extensions being purchased.
The resale market is active in September 2026. DDproperty shows current asking prices from roughly THB 4.4M into the low-THB 6M range, with a fresh 11 September listing at THB 4.4M for a three-bedroom house advertised at 140 sqm on about 38 sq wah of land. Other current listings sit around THB 4.75M to THB 5.2M, while substantially enlarged or differently configured houses can ask more. Rental listings are commonly around THB 25,000 to THB 30,000 per month. These figures are useful as market anchors, not as a ready-made yield calculation. The net result for an owner will depend on the negotiated purchase price, vacancy, furnishing, repairs, common charges, taxes and the condition of the specific house.
The location is fundamentally car-oriented. Chuan Chuen Park sits by the eastern Kanchanaphisek ring road with practical road connections toward On Nut, Lat Krabang, Chalerm Phrakiat Rama IX, Bang Na and the expressway network. The developer's own location material sells the project on this road access rather than on walking-distance rail. DDproperty places the Yellow Line at Si Nut and the Airport Rail Link at Lat Krabang at roughly eight kilometres from the estate. Buyers should therefore be careful with the word 'Onnut' in the project name: this is not the dense urban BTS On Nut lifestyle. It is a suburban eastern-Bangkok address that can work well for households commuting by car, travelling toward Suvarnabhumi or moving between outer eastern districts, but it is less convincing for someone who wants to organise daily life around rail and walking.
The shared amenities are consistent with a managed family housing estate. M.K. directly confirms a clubhouse and swimming pool. DDproperty, FazWaz and long-running Thai project reviews also describe a fitness room, landscaped common areas, children's space, CCTV and 24-hour security, with controlled access at the entrance. That can make the estate more comfortable than an isolated house on a public street, especially for families who value a pool and common green space. It also creates recurring management obligations. Public sources do not give a fully consistent current common-fee figure, so buyers should obtain the latest management invoice, estate rules and any outstanding-balance confirmation for the exact property rather than copy an old portal number into their budget.
Foreign purchasers need to treat land ownership as a separate legal workstream. This is a landed housing project, not a condominium, so the condominium foreign-quota framework does not apply. Thailand's government information and Department of Lands materials describe direct foreign land ownership as a restricted exception subject to specific statutory conditions. A normal foreign buyer should not assume that a house advertised as freehold can simply be transferred together with the land into their personal name. Before paying a deposit, the transaction should be checked against the land title, seller identity, ownership of the building, registered encumbrances and the lawful structure proposed for that particular purchase. Nominee ownership should not be treated as a routine workaround.
For most buyers in 2026, Chuan Chuen Park Onnut-Wongwaen is best understood as a mature family estate rather than a speculative development launch. The advantages are tangible: established roads and landscaping, two clearly documented original house plans, shared leisure facilities and a live resale market that can be inspected and compared. The trade-off is that the houses have had years to diverge from the original specification. Extensions, kitchens, bathrooms, roofs, gardens, air-conditioning, parking covers and internal layouts may all vary. The strongest purchase case will therefore come from one house with a clean title, sensible modifications, sound physical condition and a price that compares well with current alternatives inside the same estate—not from a generic project-level price or marketing description.
Ownership format
The project consists of landed houses. A 'freehold' label in listings describes the property tenure but does not remove Thailand's restrictions on foreign land ownership. A foreign buyer needs to verify the land title, ownership of the building and the lawful transaction structure for the selected house; ordinary direct foreign ownership of the underlying land should not be assumed.
